I have to agree that it seems premature to invest in Arca South unless its prices are considerably lower than BGC.

But even if BGC becomes much more dense in the next 10 years, if given a choice, I think most condo-dwellers will still want to live in a more central location like BGC.

FWIW, this sounds a bit like what some folks said about BGC in relation to the Makati and Pasig CBDs, once upon a time.

If NAIA eventually moves elsewhere, people might wish Ayala waited longer to develop ARCA South, then built higher and differently. As a prospective buyer I'd hold off getting here as it indeed may be premature. Today there are more appealing choices for the same money.

Nice analysis. I was about to post a similar comment but was stopped when I read this. I have been away from SSC for sometime now and was surprised to read a lot of progress happening regarding projects around the metro.

If I may add, Ayala Land should not let their guard down regarding Arca South and its environs. There are still around a dozen hectares of land within FTI that has yet to be privatized. Also, crucial to the Arca Skuth development is the ITS project of the DOTC. Ayala must win the bidding in October in order for them to gain maximum leverage on the area. Another potential area for future development is the Veterans Federation Industrial Park (around 50 hectares) adjacent to FTI. The Veterans area has the advantage of having direct access to C5.

Yes, you are correct. But looking back, I guess the situation was very different during the early 2000' and today. Plus obtaining information was not as easy due to the Internet's infancy.

BGC was not as attractive because luxury landed properties were still within reach. For example, 20M was enough for a Bel-Air or San Lorenzo house. And much less for Valle Verde, Ayala Alabang, Ayala Heights, etc. Today, 20M can only get you a 2-3 bedroom luxury condo. In fact, landed buyers 10 years ago are probably the ones who made the most money even compared to BGC buyers at that time.

Arca South might be hard sell at this point because there's still an abundance of choices in BGC which has proven to be the most modern and walkable district in Metro Manila. But in another 10 years, who knows...

Just passed by tenement in Taguig yesterday since I often ride a tricycle there from the FTI station of PNR going home and the wet and dry market near the place was being demolished and I think it's for giving way to the Arca south development.
