LBS BINA's offers first highrise development in Bansar Saujana Putra

BANTING (Jan 9): Property developer, LBS Bina Group Bhd, targets its newly launched BSP Skypark residential units to be fully booked within one year.

BSP Skypark, comprising 689 serviced residences and 32 shoplots, is the first highrise development by LBS in the up-and-coming township of Bandar Saujana Putra. Its Managing Director Datuk Lim Hock San said the target was based on increasing demand for houses and past good record of its previous housing projects.

"For this project, we have an early bird package for our customers which is an eight per cent rebate for every unit purchased in addition to a seven per cent discount for Bumiputera buyers.

"This package will last until Chinese New Year before we decide whether to extend the package or end it," he told reporters after launching the project.Targeted for completion by 2016, BSP Skypark has a total gross development value of RM320 million.

It comes with a price starting from RM399,900 service residence, with a gross built-up area from 1,004 square feet with a comfortable layout of three bedrooms and two bathrooms.The shoplots, which have a gross built-up area from 1,030 square feet, are priced from RM618,000.

Lim said the focus of the property sector has shifted to affordable homes which LBS would continue to support the government initiative to increase home ownership among Malaysians.

"We're happy to be moving into highrise development in the Bandar Saujana Putra township and are confident that the BSP Skypark will receive positive response from potential buyers due to our affordable pricing.

"BSP Skypark's vision of a lifestyle of connected possibilities embodies the connectivity buyers can expect among families, friends and investors seeking business opportunities here," he added.-- Bernama

PETALING JAYA: Developer LBS Bina Group Bhd is targeting the middle market segment with its first high-rise property project – BSP Skypark – in Bandar Saujana Putra (BSP), Jenjarom.

The BSP Skypark serviced apartments, with a gross development value of RM320mil, was launched yesterday and is targeted for completion by 2016.

“We started piling works (for this project) last month. We will be able to complete the project within three years.

“The company is also looking at upgrading certain stretches of (main) roads to three lanes and improving the facilities of this area such as landscaping,” LBS managing director Datuk Lim Hock San told journalists after the launch.

Lim said there were now about 6,600 completed landed properties in Bandar Saujana Putra, adding that he expected sales for the BSP Skypark to be favourable.

“We are moving into high-rise developments in BSP and are confident that BSP Skypark will receive a positive response due to its affordable pricing.

“The focus of the property sector has shifted to affordable homes and with experience in this segment LBS will continue to support the Government’s initiatives to increase home ownership among Malaysians,” Lim said.

LBS Bina sells China golf club and property development biz to improve balance sheet

Property developer LBS Bina Group Bhd has officially completed the sale of its China assets valued at HKD$1.65 billion.

The Group successfully fulfilled all terms and conditions of the Sale and Purchase Agreement signed with Zhuhai Holdings Investment Group Limited, a public company listed on the Hong Kong Stock Exchange (Zhuhai Holdings 0908HK).

The SPA listed the Group’s wholly-owned indirect subsidiary, Dragon Hill Corporation Limited’s disposal of the entire issued and fully paid-up share capital of its two subsidiaries, Lamdeal Golf & Country Club Limited and Lamdeal Consolidated Development Limited.


The subsidiaries are engaged in golf club operations and proposed property development projects respectively.

“I am pleased to announce that the disposal of two of our China assets has been successfully concluded. The disposal enables us to retain a healthy balance sheet which the pro forma shows an improvement on Earnings Per Share (EPS), Net Asset (NA) value, NA per share and Gearing Ratio based on the latest audited consolidated financial statements of LBS Group as at 31 December 2012.” said LBS Managing Director, Dato’ Lim Hock San.

LBS obtained the approval of its shareholders for the proposed disposal of its China assets at the Extraordinary General Meeting held recently. In accordance to the mode of settlement stated in the SPA, LBS has received HKD500 million cash, 225,563,909 new Zhuhai Holdings listed shares issued at HKD1.33 per share, worth HKD 300 million and Promissory Notes for the sum of HKD 850 million. As a substantial shareholder of Zhuhai Holdings, the Group also appointed Dato’ Joey Lim Hock Guan as a non-executive director on the Zhuhai Holdings Board.

Puchong was very ulu 20 years ago.... same as what u mentioned now... land is getting lesser n population is getting more... development will come to BSP sooner or later ... its just located within 10KM of Subang / Puchong / Putra Height / Cyberjaya / Putrajaya.
