Orco Property Group – Top secret, 200 million euro project planned by Orco Property Group. Chief architect for this project is world renowned Daniel Libeskind. Expected to be a major landmark in Zagreb once completed.
Bank of Zagreb Tower (ZaBa) – 30 levels project rumoured to be worked on by Daniel Libeskind, world famous architect of the New York WTC Tower.

Hippodrome – Relocation to outer Zagreb in order to free up south bank of the Sava for new housing estate.
Martinovka – Complete redevelopment of this inner city location (110,000 sqm) on the south side of main east-west rail line. Extension of Zagreb CBD to include new office towers, retail and apartments. (See also Gredelj Redevelopment)

Being developed by Konstrukto, IGH and ZaBa at a cost of 80-100 million euros over 32,000 sqm. 7 levels above ground with below parking levels. Site is presently a carpark which will be turned into the most expensive apartments in Zagreb.
Ciglane Redevelopment – Former Zagreb Brickworks in Črnomerec covering a 270,000 sqm site. A new central public park with 2 lakes is planned to be surrounded by highrise apartments (30,500 sqm). Includes a small shopping mall. Located on Kustošijanska & Bračunova Streets.
Česarčeva Street – New apartment-retail block planned off Ban Jelačić Square. 5 levels at a cost of 70 million euros. A new 700 parking station planned underneath. Total 14,400 sqm projected by ZaBa, Konstrukto & IGH.
Hvarska-Vukovarska Apartment Complex – Highrise apartment towers primarily on Vukovarska Street.
Old Trnje Redevelopment – Block bound by Slavonska Avenue-Hrvatska Bratska Zajednica-Sava River to see the demolition of old neighbourhood replaced by new 9 level multiple building housing project with 3100 apartments. 43.5 hectare site.
HUP Project at Bundek Lakes – Location beside Museum of Contemporary Arts. 21.4 hectare site for multiple 9 levels buildings. To house 6400 new residents.

Zagrebački Kristali – Major redevelopment of former Kino Zagreb site including the large parts of adjacent areas within the block off Cvjetni Square. 100 million euros to be spent by HOTO Group in providing an elite retail arcade and residential complex off one of Zagreb’s main squares. Well known European architect Boris Podrecca design the stunning new complex known as the “Zagreb Crystals”. The 51,000 sqm complex will have 14 levels consisting of 5 parking levels, 2 retail and an further 7 residential, thereby 9 levels above ground.
GTC Centre – New shopping centre and commercial project by Polish firm GTC to be built on Slavonska Avenue in Žitnjak. GTC are currently building Avenue Mall in Novi Zagreb. To be 24,000 sqms in size at a cost of 42 million euros.
Zagreb City Centre – New 100,000 sqm shopping complex beside new Zagreb Arena in Blato-Lanište district. To be built by Hungarian firm TriGranit. To be built in 3 stages which will eventually house over 200 shops. Possible twin towers over 18+ levels.
Mercator Podbrežje – 32,000 sqm shopping complex for new housing estate, large supermarket and 65 shops.
Tkalčevićeva Street - Cluster of old houses to be replaced by new retail and residential project by 'Stijena Grad'.
Leclerc Redevelopment – Unfinished Leclerc Shopping Centre to be completed after site was purchase by firms Urba Zapad & Factum, located in Špansko on Ljubljanska Avenue. 25 million euros will be spent to complete the 60,000 sqm complex.
Dubrava Shopping Centre – Transformation of Dom Kulture into a retail complex by firm Alu-Kon.
Ibler Passage – New luxury retail arcade in the heart of Zagreb city centre linking Vlaska & Marticeva Streets, 50 boutiques over 4300 sqm.25 million euros being spent by firm Braxae.
Buzin Shopping Centre – Huge new 140,000 sqm shopping complex located adjacent to new Zagreb – Sisak motorway (see Buzin CBD project above). To be built by Immorent in conjunction with Hidrocommerce who own the location. Consortium will be known as Immokor. It will include one parking level underground with 2 large retail levels above.
Kings Cross Lanište – New 65,000 sqm multi-level shopping centre in the suburb of Lanište
Zagreb Fair – Huge shopping and entertainment complex next to Zagreb Exhibition Complex. 250 million euro project will see reconstruction of existing buildings and new ones built. Completion by late 2009. Planned are 15,000 sqm congress facilities, 34,400 sqms of hotel, 65,000 sqm of parking, 13,500 addition exhibition space, 12,000 sqm retail and 10,000 sqm of commercial office space. In final planning phase.

Kino Zagreb Site – City centre site redevelopment into retail podium with luxury apartments above
Vrbani Shopping Centre – 42,000 sqm shopping centre in new Vrbani suburb. Being built by former Croatian tennis star Bruno Orešar. 10 levels, 6 of which are above ground.
IKEA Store - International Swedish home products store opening store in Zagreb. Possible location in Zagreb Shopping City.

Most Mladosti – Bridge widening.
Zagreb Northern Bypass – Northern half of ring road; will greatly relieve traffic in the Pod-Sljeme region of Zagreb and provide quicker connections to the motorway network. Projected at 340 million euros. To be built in stages between 2009-2015. 27 kms long from Zapresic interchange to Popovec. 60 percent will be on viaducts and tunnels.
Sljemenska Cable Car – Redevelopment of existing service with new cars and an extension towards current tram terminus. 5kms in length once finished.
Medvednica Tunnel – New northern motorway that passes beneath Medvednice Mountains behind Zagreb. Approximately 380 million euros.
Vukovarska Avenue – extension towards Sesvete.
Zagreb na Savi – Huge Sava River re-development to regulate river flow and hence allow new residential and commercial development right up on the riverfront on both banks. A new exciting project that will change the look of Zagreb for ever

Nesuđeni trgovački centar Leclerc na Zagrebačkoj aveniji pokraj City Centera One nakon osam bi se godina konačno trebao završiti, a umjesto francuskog Leclerca koji je iz projekta izašao još 2002. godine glavni najmoprimac novog trgovačkog centra Špansko bit će Agrokor.

Takozvana “mrtvačka kutija”, kako su je prozvali građani, trebala bi prema najnovijem projektu biti proširena, rekonstruirana i dograđena, a u Ministarstvu graditeljstva kažu da je stručna komisija danas prihvatila Studiju utjecaja na okoliš, čime su stvoreni uvjeti za izdavanje nove lokacijske i građevinske dozvole.

Novi projekt predviđa, umjesto crne fasade, šareno pročelje s mnoštvom staklenih stijena, a osim trgovačkog dijela imat će i wellness, sportske terene s mnoštvom sportskih sadržaja, pa će dosadašnje ruglo postati prvi lifestyle centar za kupnju, ali i odmor te relaksaciju.

U Agrokoru su potvrdili svoj interes za najam u shopping centru, a glasnogovornica Anja Linić napomenula je da je glavni uvjet za ulazak u posao da svi papiri budu riješeni i čisti. Prema neslužbenim informacijama, obližnji Super Konzum s lokacije na Zagrebačkoj trebao bi se preseliti u novi shopping centar, a javna rasprava o studiji o utjecaju na okoliš za rekonstrukciju trgovačkog centra održana je u vijeću Stenjevec.

Predsjednik vijeća gradske četvrti Stenjevec Mario Jelić kaže da su stanovnici oduševljeni idejom gradnje novog shopping centra na čak sedam etaža, posebice jer će se “mrtvačka kutija” pretvoriti u moderni trgovačko-sportsko-rekreacijski centar.

- Građani pozdravljaju ovu inicijativu, posebice s obzirom na to što će centar imati čak 3000 parkirnih mjesta u garažama, a na krovu će biti sportski tereni s umjetnom travom.

Novi centar trebao bi biti znatno veći od City Centera One, a građani pozdravljaju i gradnju dva nova rotora, i to jednog kod Super Konzuma na Zagrebačkoj, drugog manjeg rotora kod Rešetarove ulice i proširenje postojećeg rotora kod City Centera One - rekao je vijećnik Mario Jelić. Dodao je da su građani posebno zadovoljni time što će se depresivna crna fasada zamijeniti šarenim raznobojnim panelima, ali ih zabrinjava blizina trafostanice.

U studiji stoji da je investitor shopping centra još Urba Zapad i Ante Neno Barada do kojeg unatoč brojnim pozivima nismo uspjeli doći. Arhitekt novog projekta Anton Diklić iz Studija X nije želio komentirati projekt rekonstrukcije i dogradnje, nego je kratko rekao da traje ishođenje dozvola i projektne dokumentacije, te da o tome ovisi kada će radovi početi.

LOL ovo je za odvaliti se od smijeha... "Zabrinjava ih blizina trafostanice"... A mene zabrinjava blizina podzemnih vooda...

Inače, konačno da se to zdanje dovrši, ovako iugleda prestrašno. I oživit će malo tu rupu između City Centera One i Španskog... A ako se Konzum misli seliti iz one zgrade gdje je sad, onda ne bih imao ništa protiv da se ta očajna zgradurina (u početku je tamo bila Euroviba) sruši...

@antenor: Bilo je nekih imovinsko-pravnih problema oko neke cestice uz centar (kao što to obično biva u Hrvatskoj ) pa su se temperamentni Francuzi naljutili i otišli... I ostavili ovo ruglo

Za 'Zagreb Campus 2010.' treba 1,1 milijarda kuna

Najesen u bivšu vojarnu na Borongaju sele Hrvatski studiji, Edukacijsko-rehabilitacijski i Prometni fakultet

Projekt "Zagreb Campus 2010." koji će metropolu pretvoriti u pravi sveučilišni grad javnosti će biti predstavljen danas. Prema njemu, za tri godine na prostoru bivše borongajske vojarne izgradit će se čak 12 novih fakultetskih zgrada za što je potebno 1,1 milijarda kuna. Kako kaže Slobodan Uzelac, državni tajnik za visoko obrazovanje, do prvog listopada tamo će se preseliti Hrvatski studiji, Edukacijsko-rehabilitacijski te Prometni fakultet. No, Milko Mejovšek, dekan Edukacijsko-rehabilitacijskog fakulteta, skeptičan je prema toj najavi jer kaže kako se od preuzimanja vojarne u nju još nije ništa ulagalo. Inače, samo u adaptaciju tri objekta država, odnosno Ministarstvo obrazovanja, uložit će 20 milijuna kuna.

Nakon prvog dijela realizacije "Zagreb Campusa", na Borongaju će se urediti još pet zgrada, i to za Fakultet političkih znanosti, Fakultet kemijskog inženjerstva, Prehrambeno-biotehnički fakultet, Akademiju dramske umjetnosti te Učiteljski fakultet. Međutim, zanimljivo je i to da osim Borongaja, Zagreb dobiva još dvije kampus-zone, Sjevernu na Šalati te drugu na potezu od Trga maršala Tita do Save. Također će se ostvariti sveučilišna ideja koja će se protezati od zgrade Sveučilišta na Trgu maršala Tita do Save (SRCA), zbog čega na Sveučištu smatraju da će taj prostor imati odličnu perspektivu za razvoj.

Srednja kampus-zona Sveučilište povezuje sa Savom i kreće se od Pravnog fakulteta, Akademije dramske umjetnosti, Studentskog centra, Kemijsko-inžinjerskog fakulteta, Botaničkog vrta, Fakulteta elektrotehnike i računarstva, Otvorenog učilišta, Filozofskog fakulteta, Fakulteta strojarstva i brodogradnje, sve do SRCA. Sjevernu kampus-zonu činit će prostor Šalate na koji će se prema planovima Ministarstva i Sveučilišta smjestiti Katolički-bogoslovni i Medicinski fakultet, Institut "Ruđer Bošković", Institut za fiziku, Botanički vrt Farmaceutskog fakulteta te Prirodoslovno-matematički fakultet. Zbog toga još ove godine pedijatrija i otorinolaringologija bolnice Šalata sele u nove prostore KBC-a "Zagreb", a taj će prostor pripasti Medicinskom fakultetu. Stomatološki fakultet također će se seliti u novu zgradu u okviru KB-a "Sestre milosrdnice". "Očekujemo da ćemo prodajom te iznimno skupe zgrade u samom središtu grada namaknuti velika sredstva", tvrdi Uzelac.

Da tocno sjecam se toga, francuzi su nasoj agenciji dali posao otkupa zemljista i sredjivanja papira. Doticni nisu mogli nagovoriti jednog vlasnika manjeg dijela čestice da proda, rekli su francuzima da je sve ok i da mogu poceti graditi jer su namjeravali za to vrijeme udobrovoljiti doticnog raznim "hrvatskim" metodama. No naisli su na tvrd orah i tip ih je sve tuzio, dao sve u novine i francuzi su tek tada saznali da su poceli graditi na zemljistu za koje jos nisu svi papiri cisti. Popizdili i otisli, napravili veliku buku u FR, a kao sto vidite bas i nema nekih ulagaca njihovih kod nas....

BTW danas sam prošao kroz Selsku pa sam zavirio na TKZ. Ništa se nije promijenilo. Koliko sam čuo čekaju da se cijeli kombinat odseli negdje, pa će tek onda srušiti sve i početi graditi.

U Zagrebu 3 kampusa i hostel za profesore

ZAGREB - Gostujući profesori na zagrebačkom sveučilištu u bliskoj će budućnosti smještaj i noćište moći pronaći u hostelu u sklopu Studentskog centra u Savskoj 25, dok će studenti Katoličko-bogoslovnog fakulteta nastavu imati u zgradi sjemeništa u Voćarskoj ulici, umjesto na sadašnjoj lokaciji u Vlaškoj.

U sklopu kampusa Borongaj, na području poligona, počet će gradnja objekata za studente Učiteljske akademije, Akademije dramskih umjetnosti, Prehrambeno-biotehnološkog fakulteta te Fakulteta kemijskog inženjerstva i tehnologije, a vlakom će studenti za samo osam minuta moći doći do Glavnog kolodvora, odnosno za 15 do Studentskog doma Stjepan Radić.

U sklopu kampusa Borongaj, na području poligona, počet će gradnja objekata za studente Učiteljske akademije, Akademije dramskih umjetnosti, Prehrambeno - biotehnološkog fakulteta te Fakulteta kemijskog inženjerstva i tehnologije, a vlakom će studenti za samo osam minuta moći doći do Glavnog kolodvora, odnosno za 15 do Studentskog doma Stjepan Radić
To su, naime, samo neki od planova za budućnost zagrebačkog sveučilišta koji bi se trebali realizirati do 2010. godine, a koje će sutra predstaviti rektor Sveučilišta Aleksa Bjeliš. Za te planove, u prvoj godini, doznajemo, Vlada planira osigurati približno oko 360 milijuna kuna kredita, dok će se iznos potreban za dovršenje čitavog projekta popesti na vrtoglavih milijardu i 500 milijuna kuna što je najveće ulaganje do sada u sektor visokog školstva.

Novom preraspodjelom pojedinih sastavnica, Sveučilište će kroz tri godine biti podijeljeno u tri zasebna kampusa: središnji koji će se popularno zvati sveučilišna os, sjeverni te južni kampus.

Sveučilišna os obuhvatit će tako najveći broj studentske populacije, točnije oko 25 tisuća studenata, a preseljenjem FKIT-a, u zgradi na području Marulićeva trga 19 koju Sveučilište planira u potpunosti preuzeti od MZOŠ-a, organizirat će se novo središte poslijediplomskih studija koje se trenutno nalazi u Zvonimirovoj ulici.

Sjeverni kampus brojit će ukupno devet tisuća studenata, a za potrebe Farmaceutsko-biokemijskog fakulteta sagradit će se nova zgrada u Alagovićevoj ulici čime će se kampus proširiti prema zapadu.

Preseljenjem Katoličko-bogoslovnog fakulteta u Voćarsku ulicu, sjeverni će se kampus prostirati sve od Medicinskog fakulteta na jugu do Instituta Ruđer Bošković na Bijeničkoj cesti.

Istočni će kampus obuhvaćati zgrade Agronomskog i Šumarskog fakulteta te prostor bivše vojarne na Borongaju, a za usmjeravanje studenata prema sportskom životu prostor Borongaja će se obogatiti nogometnim terenom, atletskom stazom i tribinama kapaciteta do tri tisuće gledatelja. U planu su i zatvoreni bazen, polivalentna dvorana te vanjski sportski tereni.

Sveučilište će za sanaciju, adaptaciju i dogradnju objekata sastavnica Sveučilišta od kojih je većina starija od 50 godina, do planiranog roka izdvojiti oko 202 milijuna kuna, dok će troškovi izrade urbanističkog rješenja i projektne dokumentacije kampusa Borongaj iznositi oko 22 milijuna kuna.

Primorac: Najveći projekt u ovom dijelu Europe
Ministar Dragan Primorac izrazio je iznimno zadovoljstvo planovima za razvoj Sveučilišta, te ih ocijenio kao jedan od najvećih projekata općenito u ovom dijelu Europe. Kako je napomenuo, posebno je ponosan na kampus Borongaj koji će se, objašnjava, financirati na tri načina: kreditnim zaduženjem Sveučilišta, prodajom nekretnina i modelom javno-privatnog partnerstva.

Samo tri kuće ostale na starim Vrbanima

Najviše novca za svoju prizemnicu na parceli od 400 kvadrata, gdje bi se trebao graditi novi trgovački centar s multipleksom, traži Josip Horvat i to oko 1,5 milijuna eura

Više od 20 obiteljskih kuća na starim Vrbanima uz Horvaćansku cestu u posljednjih je desetak dana srušeno, a u ruševinama naselja s nekadašnjim obiteljskim kućama ostale su živjeti tri obitelji.

Te tri obitelji još nisu riješile svoje stambeno pitanje, za razliku od susjeda koji su od Zagrebgradnje dobili zamjenske stanove, a na čijim su parcelama počele nicati četiri nove zgrade. Na zemljištu obitelji Horvat, Poznić i Matić trebao bi se sagraditi novi trgovački centar s četiri kinodvorane, a iako je lokacijska dozvola za centar dobivena, sva zemljišta još nisu otkupljena.

Najviše novca za svoju prizemnicu na parceli od 400 kvadrata traži Josip Horvat i to oko 1,5 milijuna eura. - Zvao sam tri stručnjaka koji su procijenili da moja kuća s okućnicom vrijedi 1,5 milijuna eura, posebice zbog toga što bi ovdje trebao niknuti profitabilni shopping centar.



Kada sam ponudu rekao Dubravku Šimanoviću koji je od susjeda otkupljivao zemljište, rekao je da im je to previše, te da će se javiti sa svojom ponudom. Od tada mi se nitko nije javio, iako sam svjestan da ću kuću kad-tad morati prodati - rekao je Horvat. Istu priču ponovio je i susjed Rafo Matić koji za svoju kuću i okućnicu traži 450.000 eura.

Kod NSK se gradi moderna dvorana na četiri etaže

Iz prostora NSK preselit će se gruntovnica koja je samo privremeno smještena na toj lokaciji

Uređenjem pet i pol tisuća četvornih metara praznog prostora u sklopu Nacionalne sveučilišne knjižnice, Zagreb će uskoro dobiti veliku Sveučilišnu kongresnu dvoranu.

Tim pothvatom koji je, u sklopu planova za razvoj zagrebačkog Sveučilišta do 2010. godine predstavio ravnatelj NSK Tihomil Maštrović, u potpunosti će se zaokružiti prostor najveće hrvatske knjižnice u kojoj jedan golemi dio trenutačno “zjapi” prazan.

Sveučilišna će se kongresna dvorana prostirati na ukupno četiri etaže, a kako bi prostor u potpunosti postao namijenjen studentskoj populaciji, predsjednik RH Stjepan Mesić, najavio je i preseljenje gruntovnice na novu lokaciju jer je ona privremeno smještena u objektu NSK.

- Kongresni centar sastojat će se od velike dvorane, foajea i garderoba, a u galerijskom prostoru postavit će se i kabine za prevoditelje. Za projekt očekujemo širu društvenu potporu jer je riječ o “rohbau” prostoru koji se ne upotrebljava, a u koji bi trebalo uložiti okvirno 20 milijuna kuna kako bi ga se moglo osposobiti - rekao je Maštrović.

Ulaz u dvoranu, najavljeno je, nalazit će se kod sjevernog pročelja zgrade, a u djelu kongresnog centra smjestit će se i administrativna služba knjižnice, jednako kao i elektronička čitaonica.

Prorektor za razvoj zagrebačkog sveučilišta, Bojan Baletić, u utorak je predstavio i budućnost tog sveučilišta koje će u sljedeće tri godine biti podijeljeno u tri kampusa: središnji, sjeverni te istočni kampus.

U tom periodu sveučilište će pokušati razriješiti i pitanja povratka nekih objekata crkvi ili, pak, njihova preuzimanja u vlasništvo sveučilišta, a prodajom pojedinih objekata doprinijet će se i financiranju gradnje kampusa Borongaj.

Javni natječaj za kampus
Javni natječaj za izvođače radova budućeg kampusa Borongaj, najavio je Baletić, bit će objavljen 18. lipnja, nakon čega bi trebali početi radovi u tom objektu kako bi u njega do početka nove akademske godine mogla preseliti tri fakulteta.

Pojedini profesori zagrebačkog sveučilišta izrazili su bojazan kako samo tri mjeseca neće biti dostatni za uređenje tog golemog prostora. - To je uistinu jedan tijesan rok, ali mi se nadamo kako ćemo sve stići napraviti - rekao je Baletić.

Od 2001. godine u sklopu programa za obnovu pročelja obnovljeno samo 80 od ukupno 1050 zgrada

Suvlasnicima zgrada koji ne žele sudjelovati u njihovu obnavljanju, Grad Zagreb iduće bi godine mogao stati na kraj, i to uvođenjem novog propisa prema kojem bi se, nakon plaćanja radova, knjižio u vlasničke listove stanara zgrada.

Tako bi oni koji žele izbjeći zakonsku obvezu održavanja svog vlasništva, u slučaju prodaje svog stana, morali prethodno vratiti svoj dug Gradu. U Gradskom uredu za izgradnju grada i komunalne poslove ističu kako se trenutno ispituju mogućnosti uvođenja takvog zakonskog okvira, koji se prakticira primjerice u Parizu i Beču.

- U slučaju suvlasnika koji ne žele sudjelovati u održavanju svoje zgrade, a dužni su prema zakonu održavati svoju imovinu, uvela bi se praksa da se Grad, nakon radova na obnovi pročelja, uknjiži u gruntovnicu na zgradi, odnosno da o tome napravi zabilježbu. Tada nitko od njih ne bi mogao prodati svoj stan a da prije toga ne podmiri svoje obaveze. Ovo je dano kao ideja da se suprotstavimo onima koji ne žele sudjelovati u održavanju svojih zgrada i treba je ispitati da na taj način napravimo iskorak iz mrtvila i neučinkovitosti - ustvrdio je Davor Jelavić, pročelnik Ureda.

Naime, 2001. godine, kada je i pokrenut gradski program obnove pročelja, na popisu onih koje trebaju obnovu našlo se 1050 zgrada, koje su pod upravljanjem GSKG-a. Do sada ih je obnovljeno samo 80. - Predložena mogućnost zabilježbe u gruntovnicu odlična je stvar i dobra varijanta koja bi ubrzala odluke i vjerojatno olakšala dogovaranje poslova.

Na primjer, zgrada narušava sigurnost stanara i prolaznika jer padaju crijepovi ili slično i vi je morate obnoviti, a 70 posto suvlasnika želi obnovu pročelja, a ostalih 30 posto ne. Osobe koje su suvlasnici zgrada imaju zakonsku obvezu da sudjeluju u njihovu održavanju. Smatram da bi se ta inicijativa mogla primjenjivati tamo gdje je ugrožena sigurnost ili na spomenicima kulture - rekla je Renata Maračić, glasnogovornica GSKG-a.

Obnova pročelja na Kvatriću u studenom

Iako je gradonačelnik Milan Bandić tijekom nedavnog obilaska gradilišta na Kvaternikovu trgu zapovijedio kako u roku od 14 dana želi vidjeti skele na fasadama okolnih zgrada, sudeći prema svemu takav prizor neće se moći vidjeti sve do završne faze radova na rekonstrukciji trga, koja bi trebala biti završena do 1. studenoga.

- Skele bi na te zgrade mogle biti postavljene tek pri kraju radova na trgu. Ove srijede istječe nam rok za izradu detaljnih troškovnika obnove pročelja i imat ćemo sastanak s predstavnicima svake zgrade, od kojih su one u Šubićevoj u najlošijem stanju - najavila je Maračić te izrazila nadu da će suvlasnici prihvatiti inicijativu grada, i to ako ne već potpune obnove pročelja, onda barem njegova uređenja.

I was thinking about this months ago as probably the best option in which those that cannot or dont want to pay their share of facade renewals should pay for it when they go to sell their apartment. Its only fair as they gain profit from something they didn't contribute to financially in the first place. Hopefully when put into practice it will speed up the renewal process in Zagreb.

Tony, to ti je U knjižnici, dakle prostor je već izgrađen, ali je još uvijek u roh-bau fazi. Samo će se urediti.
