ST. PETE | First North Lofts | 11 stories | 214 units | APR

St. Pete Rising broke some exciting news earlier today on a new apartment complex called First North Lofts that'll be constructed in between the EDGE District and Grand Central District on the corner of 16th St. and 1st Ave N.

Will include over 18,000 sqft of retail.

Teaser render:

Cool! Great potential at 16th Street and Central/1st Avenues for a dense neighborhood. This is a good start.

This is a really great project, not only does it expand retail off of Central but it really activates both 1st Ave N and 16th St. Also a big fan of making revamping that portion of Booker Creek.

We went down last Friday night, ate at Hawkers and walked over to the market up that way...was really interesting to see how far St Pete has come. We walked at least 8 blocks to an ATM and there was all sorts of activity going on. Live music, outdoor dining, small niche places....but not crazy....

This is heading for approval on October 19, 2017.

Drawings start on page 129

Awesome project. I think they reduced the retail some, but honestly, that is fine. 18,000 SF of retail is a lot on a normal project let alone the first project in the area. Cool pedestrian boardwalk near Booker Creek. Parking is only 1.25/unit, which is awesome in my opinion. Tampa has a minimum of 1.75.

Hopefully St. Pete hires some more permitting staff (it is ridiculous at this point) because this area is prime to explode.

Great project and density for that area. The improvements to Booker Creek will be a really nice addition as well. Excited to see this move along and ditto on increasing the permitting staff.

I tweeted Mayor Krisemen kinda tongue-in-cheek the other day when he was bragging about the construction values increasing since he has been in office. I said "Then maybe you should hire more permitting staff."

I really don't understand it. Related at 801 Central has been in permitting for a long long time.

and the number 1 thing that kills deals is time. I'm not sure if cities understand that.
