Apartments near Oxford Exchange face one last hurdle before construction can begin
Quote:
A change in the design — using actual bricks instead of brick veneer — has increased the size of the building. Altman has increased the commercial space in the building to 10,180 square feet from 9,748 square feet — an increase of 4.4 percent or 432 square feet.

They'll get the request, and both of the changes seem like upgrades.

If the city gives them shit, they're idiots. The developer worked with the community and improved their project. Now help make sure they get it built!

So the only thing that is holding this back is a review of an architectural change, then it shall begin. That is exciting!

I'm sure the change doesn't affect the project's status, or they wouldn't have closed, so I say the only thing truly in the way now is closing on financing.

After an obnoxiously long substantial change request process, the city signed off on the changes yesterday. This one is now fully approved (again) and should be starting construction soon.

Finally:

Quote:
Altis Grand Central is slated to begin construction Monday. The development will include 314 residential units and 9,750 square feet of retail space on a 2.5-acre site bound by Grand Central Avenue to the north and Cleveland Street to the south, Cedar Avenue to the east and Magnolia Street to the west.

That land includes Lot C, where Oxford Exchange leased around 60 parking spots. Once Altis wraps up construction on its parking garage, Oxford Exchange will lease 40 spots there.

BTW, we missed this a week or two ago, but they got some extra financing and that's probably what got them to groundbreaking:

Altman gets $6.5 million of mezzanine financing for Tampa project
Maryland-based Federal Capital Partners, which recently opened a Miami office, provided the financing
October 07, 2017 11:00AM

Boca Raton-based Altman Companies obtained $6.5 million of mezzanine financing for construction of an eight-story residential building in Tampa.

Maryland-based Federal Capital Partners provided the mezzanine financing. PNC Bank provided senior financing for the development.
