Their pace hasn't slowed one bit. Also, it looks like there is the base of a third tower crane on the site. I don't think I've ever seen any one project in the bay area w/ three tower cranes. (Does TIA have that many now?)

This is just pure speculation, but I bet condo towers get built faster than similarly sized apartment towers. Condo towers (especially this one) usually have pre-sales lined up before construction because they are required for construction loans. Once, those sales come in then they have the pressure of building for actual residents. If the pace of construction slows, then potential buyers won't buy.

Apartments don't usually start pre-leasing until 2-3 months before construction completion and some don't do it at all.

There is another crane #3 that is going up at towards the middle on the north side of the project. I believe that will be for the parking deck.

I think TIA only has 2 or 3 tower cranes though and a bunch of smaller ones.

Yeah could be...I took this last weekend. I see at least 3 tower cranes at the rental car facility and I think there's a 4th out of view to the left on the terminal site.

If Bohemian and/or Priatek II start within the next year it would add some cranes and make it a cool construction area, on top of the result of the finished product.

Isn't the Grand Bohemian dead? The lot was sold to another developer.

TPA has 4 tower cranes on their propery, 3 at the CONRAC.

Confusing naming convention. Yes, the Grand Bohemian Hotel is dead. However, the company who bought the property plans on putting up a 35 story apartment tower that everyone is called the "Grand Bohemian" Apartments until they announce a name for the project.

It's been quite a while since I've heard anything about this project though. Does anyone have any info on whether its still happening? I know Priatek II is definitely still happening (they are actively working out details now).

Grand Bohemian Apartments is very much alive. It was mentioned around the time ONE broke ground they were waiting approval.

Priatek II is unknown. Still don't know what the project will consist of. The last I heard from Kucera was that the whole tower will receive a modern facelift when complete.

The old version of the project is dead but earlier this year a new project on that lot was announced.

If they want to keep their deposits potential buyers will buy regardless of the pace of construction.

In short, ONE has sold around 60% of units with an average sale price of $1 million and Kolter is interested in doing another project, they see promise in the future of Downtown St. Pete.
