I agree with Tampa Fan about the variation in facade and in Height makes the building much more desirable and as part of the board of the downtown neighborhood association I don't think it would have any problem getting support

Denholtz is getting some parking stuff squared away with the City. Within the document is the following (my notes are in brackets):

The new owner of folio #192605-0100 [parking lot next to the Barrymore Hotel] will construct a multistory parking garage which will include 311 parking spaces dedicated solely for the use of the Office Building [Times building] during business hours which are defined as 8:00am - 6:00pm Monday-Friday and 8:00am - 12:00 noon on Saturday.
So, this explains why this project has been proposed with over 800 parking spaces. It will allow the Times building to utilize the apartments' parking and free up the existing lot, possibly so that the Straz Center can construct the garage they've been discussing for a while.

That's the more likely case. The Times, just like the Tribune, is on a selling spree to help with costs and selling the parking lot to Straz PAC would help out some.

At least it sounds like they're no longer intending to build a standalone garage next to the TBPAC.

What does it look like they are trying to do with the parking lot? I hope it is not a stand alone but I am not holding my breath. That area may literally transform in a short 3 year period (these apartments, AER, Water Works Park, Riverwalk, addition to Straz/Parking Structure).

No clue, but if they're paying for 300 spots in an adjacent garage, my guess is they're not planning on using the adjacent surface lot for parking anymore, shortly after the garage is complete.

Where are these documents? The only thing on the portal for the project is a certification letter saying the lot is already zoned for the project.

Advisory opinion was issued on the parking arrangement. Seems as though the city says they need 398 parking spaces for the Times Building, not 310 that Aspire was proposing to have.

Believe the Times buildings will still have enough when you factor in the 202 surface parking spots on the adjacent lot. 202+311=513.

I think they want to build on those lots though, I guess without replacing the parking on site.

Their Parkside at One Bayshore (across from the Publix on Platt Street) has retail spaces on the first floor, but they've had a real hard time leasing it all out over the years. Might be why they don't include retail in their Tampa projects any more.

This is going to be just fine, its not an area I see people drifting over to check out a nail salon. This is essentially downtown and this will bring a solid 500 plus new permanent residents to this area.

Based on its proximity to the interstate, I don't see a real need for any retail here and leaving it out makes for a much easier non commercial access needed. At best, it would be insignificant anyways.

Residents won't have to contend with patrons to commercial on the premises taking parking and the additional issues that come with retail.

I would not complain if they did bring some retail but I 'get it' and its not a big deal considering there is plenty of walking distance attractions already with much more coming soon.

This is a huge plus for that location, it will not just fill a gap and bring in more density of residents, it will also create a nice border to the cultural district.

Sure, it won't do much for 'you' who may be visiting over there...
