Former Trump Site.

Currently on the portal.

52 stories, 627' tall, 203 residential units.


576,500 total sqft
205,684 sq. ft. of office
320,523 sq. ft. of residential
10,000 sq. ft. of retail
40,293 sq. ft. of lobby/public

630 total parking spaces, including 110 dedicated to the riverwalk.



They've apparently only done a mass study at this point. The interesting thing to note is that the tower is up against the north end of the property, away from the noise of the Brorien St bridge.

The elevations don't show us much of anything, other than a large and long base, below a slimmer tower.

They just hyping the site so someone buys it? Because this is a bit much for a site that proved difficult the first time.

I can't imagine there is any zoning change to make it more valuable.

What's the chances of this actually being a real proposal?

One issue already is the vehicle drop off. I don't understand the need for these drop off lanes for residential developments. Hotels yes, because obvious reasons. And maybe for assisted living residential projects. But this is neither.

I think it makes sense on a true mixed-use tower like this. Especially with the site constraints. You can't drive to the restaurant side along the riverwalk, and you don't want to have to go up into the 2nd-3rd floor or whatever in the parking garage to drop people off who then have to take an elevator down. This lets them walk through, and be weather protected. I'm sure this will be a classy place. Like wedding receptions. And plus residents and office tenants can be expected to generate some traffic via carshare/rideshare, so this gives a safe and comfortable pickup/drop off point for that as well.

On like the Altis project, it's ridiculous to have a porte cochere where it's proposed, because the project is on a road clearly meant to be walked along, and it has lots of space to put such a thing on the side, out of the way of traffic coming onto Grand Central from Kennedy.

The fact that no developer has asked for whiting and they aren't either is weird to me. If you want retail facing the park, Why not get rid of seven spaces?
