I'm really hoping this thing gets built.

I'm gaining confidence in this. Just kinda strange there is no renders yet.

I sent an email asking for a render. On October 1st they told me "check back in a few months" so it's been a few months.

They're actively marketing for tenants. If Gensler doesn't have some conceptuals to show off by now, then they've got problems.

I believe this project has the most promise out of anything proposed for DT Tampa. He's a legitimate developer with deep pockets. He's not going to risk his reputation and is probably just pushing the architect with designing something "iconic" for Tampa since he's already put that out there. He's moving at a decent pace when you look at their progress compared to others in the immediate area (think Vinikville or Hillsborough River Tower, etc...).

It's highly unusual to sink money into marketing a project of this scale, without at least some conceptual renders.

Think of it this way... When's the last time Tampa had a new tallest building proposed and approved by the city, but with no rendering?

I thought they had circulated renderings, albeit ground-level renderings ?

All I'm saying is that they probably do have conceptual drawings they are not yet willing to share. It could be that they're weighing what the final design will look like to back back Feldman's bold statement on what he intends to deliver to the market. He's probably asking prospective tenants what would it take for them to make a commitment for a major presence in the building.
He's from New York and most likely has many connections in the region from his previous development deals possibly considering a move or expansion south.
I'm not rushing to conclusion on this one as I foresee them making some big announcement on landing a major office tenant. That will create a buzz about the building while allowing him more time to fine tune his vision for the site. He will most likely release drawings then and go to construction shortly thereafter to help build momentum for the residential units. Just my opinion.

They were just of view corridors between the road and the river. Didn't really show the actual building.

Hi Jordan – We’re still a couple of months away from be able to release something. When we’re ready, we’ll invite you to see our “unveiling”. I have been admiring your work and would welcome your feedback.

Is that from October or is it recent? I sent an email to Mr. F. earlier today asking about renders and possible height issues.

I had this gut feeling that renderings would be released shortly after the first.

Let's see if I'm right.

Oh the suspense is killing me softly. When Mr. F. says he admires your work does he mean SSC & UTB?

I imagine URBN but maybe here too. Back in October I only mentioned URBN. I mentioned SSC when I responded to him today though.

I was going to get a list together of little things we would like in the project and send it over. No major stuff but small things that would be cheap for them and actually feasible to implement at this stage:

1. Stairs up from the Riverwalk to the Brorein Street Bridge.

2. Retail in the CapTrust Building. Move CapTrust parking to the main tower or the lot they're using by the Baptist tower.

The stairs would be a drop in the bucket cost-wise and the retail in CapTrust would probably pay for itself.

Lot of activity on the site this week. There has been a crew boring holes testing ground in preparation for footings.

^They'll test the hell out of that site. It's a real mess. Swiss cheese limestone bedrock.

I'm really eager to see the design, knowing the Gensler is working on it.

They must have stopped for the holidays. I walked around on it today and took some pics. Really not much evidence that any work has been done. Also, didn't realize how big this property is. It could fit twins there.

So for this and other nearby projects, it would be good to see if there are construction webcams being used.

Thinking of the Grant Block and the other Related site across the river.

Anyone already contacting the developer for info should also inquire about this.
