SoHo Capital LLC on Wednesday revealed its plans for The Heights, a storied property that sits on the bend of the Hillsborough River overlooking downtown Tampa.

A vintage water tower that the SoHo partners scored from a Ben Hill Griffin Inc. citrus grove will be erected on the site, with a pavilion area underneath.

The Pearl — named for Portland's Pearl District — will be a 314-unit apartment complex wrapped around a parking deck and include 28,500 square feet of retail space on the ground floor. It's unusual for a mixed-use building to sign retail tenants at this stage of development, but Bruck says SoHo has commitments for about 11,000 square feet of the retail space.

The Pearl is slated to cost $67 million. Its apartments will include a mix of efficiency and one- and two-bedroom units. There are also some three-bedroom units that are more of a townhouse-style, up to 1,450 square feet, with street-level access. SoHo is projecting average asking rents of $1.80 per square foot, which is at the lower end of rental rates in downtown Tampa.

First Housing is providing the construction loan, Harden said, and the permanent debt will be a Ginnie Mae loan. The Pearl is slated to break ground in August, with a 13.5-month construction period.

Ok, here's some info Jason and I have been sitting on. Here's The Pearl, what's set to break ground in August:









It's 7 stories and 317 units.

the colors are just so drab, bland, dull and anonymous-
"anyplace, USA"
doesn't look like it belongs in florida at all-

^Ok based off that, here is the building list:

Residential:

It seems from looking at the site plan, they use duplexes (walk-ups) in a lot of places where there is no retail at ground level. Similar to the last rendering in the 3rd post. That is good as opposed to be just being dead space. For example, block 9a/9b/9c/ has that loop road, it seems as though lining that loop road is all walk-ups. The 10 story towers on those blocks are the thicker rectangles.

I like the roundabouts on Palm. That whole area has been screaming to be developed for so long too. I can't wait to see that void filled in.

Honestly the only reason why there's a homeless population there now is because there isn't enough activity. As this project gets built the homeless will get pushed North and East.

The buildings to look a little plain but I must say I am glad they aren't the modern 'cruise ship' look of Channelside.

Not that its a bad thing it is just this area should have a somewhat classic look, maybe a little historic flavor.

Older buildings that were simple and brick have something good about them, although these aren't exactly historic looking.

These look like something that could be happening in St Pete.

Which building is 14 floors? I'll bet they will build all the cheap squatty buildings first and then the taller ones won't happen (typical for Tampa mega projects)
