Application by Genivar Incorporated on behalf of PFK Properties Limited to amend the Halifax Peninsula Land Use By-law (LUB) to include 5534-5558 Bilby Street and 2819-2827 Isleville Street within Schedule Q, and to allow a 56-unit multiple unit residential building by development agreement.

Proposal - Information Sheet
The four subject properties are located on the corner of Bilby Street and Isleville Street. The lands are designated Major Commercial in the Peninsula North Area under the Halifax Municipal Planning Strategy (MPS), and are zoned C-2 (General Business) under the Halifax Peninsula LUB.

The applicant proposes that HRM apply a zoning schedule, Schedule Q, upon the property, which then would allow Peninsula Community Council (PCC) to consider a development agreement for the residential building. Both the application of the proposed schedule and the development agreement are to be considered simultaneously.
The proposal is to be comprised of a 56-unit residential building (8 townhouse-style units at the base of the building and 48 units on the upper floors). Access to the site is proposed from Bilby Street. Side-by-side driveways are provided for access to an internal grade level parking area and a ramp to the one level of underground parking.
Process
This application is being considered under the land use by-law amendment and development agreement process.
Status
A Public Information Meeting (PIM) was held March 7, 2012at Highland Park Junior High School, Halifax.

Following the PIM, a staff report will be drafted to make a recommendation on whether Council should consider approving the application. In this case, PCC will consider the staff recommendation. Should PCC wish to consider adopting the proposed LUB amendments and development agreement, a public hearing will need to be held.
Documents Submitted for Evaluation
The applicant has submitted plans required by HRM staff to properly evaluate the application. These materials are available for review at the Planning Services office in Halifax.

A lot of these are approved and some are still up for approval. These total over $4.71 Billion. In addition to this major renovations are planned for both bridges as well as for the Port of Halifax. I think cranes are definately making a comeback in Halifax!!!!!
