Wala ako nabalitaan na baha area ng Asteria. Ang alam ko lang na binaha is Sucat road going there, yun malapit sa SM Sucat. Dun madalas ang baha.

Hmm baka hindi naman. In house ba agent mo? Yung sales office nila is located at sucat road corner Lopez Ave. Check mo, andun yung mga sample Ng tiles, paints, floorings etc. na gagamitin for the finishes. Upgraded na yung tiles sa cr in fairness. D na plain Lang.

Any news when will be the ground breaking? I noticed they are still selling the 2 initial buildings offered on the launch. Is this a sign of slow sales which in turn will cause project turn over?

If Rhapsody is anything to go by DMCI are prepared to let the market (buyers) come to them, construction began at Rhapsody in 2011 and finished late 2014 and the whole project is now only approximately 57% sold, i imagine it will take another 2 or 3 years to completely sell out...demand for cookie cutter condos with woefully insufficient amenity's and open areas is waning.

The construction time table doesn't seem to be dependent on sales...its like build it and they will come, all be it slowly.

I doubt at 57%.

from my recent request for available units, i think it is 80% sold already. Carillon and Lyre are completely sold out.

all units at viola facing amenities are also completely sold out.

Actually you may be correct, i was at the Residents meeting in Sept where the Property manger said that 57% (approximately) of the Condos have been turned over, i simply equated that to sales.

Fact is that construction has been finished for some months and there are A LOT of empty Condos.

Asteria have construction update at last! Though its kinda weird... It says on their website that their doing structural work for vinca. Mas nauna pa kay Nerine?

Asteria Residences 2.7 hectares = 27 000 Square Meters - 5 buildings of 131 condos and 2 buildings of 119 condos = 893 condos.

Lets assume that each condo will accommodate 2 people on average = 1789 people over an area of 27000 SQM's gives us about 15 SQM per person for the whole project, now lets take away land area dedicated to roads, buildings and parking and see what's left.

My best guesstimate would be about 6000 SQM of recreational space...around 3.3 meters per person while cars and roads would get twice as much space per car assuming about 500 parking spaces.
