I didn't realize Brookfield had filled up so quickly. That's great.

But when you think about it.. The leasing efforts at WTC imo, is pretty successful as well considering how much space they have to fill. I know.. the WTC project has gone for ages, but really towers started rising withing the last couple of years. That was when potential tenants could feel they could commit because they were finally seeing that this is becoming a reality.

Leaving out 3WTC out of this for just a sec, since it has just started going vertical... Between towers 1, 4 & 7 WTC, they are 70% leased!!

7 WTC is 100% occupied and 1 WTC is 63% and 4 WTC is 50% leased considering those towers had just been completed. Not bad at all imo.

Now that 1 & 4 WTC towers are basically completed, lately we are hearing more news of securing tenants for the towers as expected. Once 7 WTC was completed, they fully filled up space quickly & expect the same thing to happen here for 1 & 4 WTC.

As Tower 3 completes, i expect to see the same. All this new leasing news for the WTC really bodes well for 2 WTC imo. Maybe a tenant or 2 signs up for 3 WTC, then Silverstein really focuses in getting 2 WTC secured with an anchor.
Silverstein's main focus is all 2 WTC now that 3 WTC has full financing, according to one of my sources.

As it should be. 3 will fill up quickly. Larry knows that. He's been through this before with 7 WTC.

While I like this building and have absolutely no objection to it being built I can't help but find it a little awkward looking on the skyline. Am I the only one who thinks this?

Oh well, I'm sure it'll be great once completed. Any news on when it should start?

I agree with you, Jay. Such a skinny tower looks weird with the big, fat WTC towers next to it. Nordstrom proves that with limited space you can still make a great looking tower.

I disagree. More slim towers will be built in the future simply because of price of plots.

I heard on the 111 West 57th Street thread this may not even have a big chance of being built.

Well...it's an opinion! Same thing about Manhattan West towers with some saying those towers will not start construction in to the 2020's.

It really depends on the market for this kind of product after all the Billionaire Towers are ready to go online. 125 Greenwich is a bit late in the game to introduce another Billionaire tower, but this is NYC and never bet against it.

Shvo could always call an audible and decide to follow Silverstein's planned affordable supertall model, but the kind of money Shvo forked over for this site, I seriously doubt that would be the case.

I think Shvo has no choice but to market this tower to the 1%.

Shvo is a little late to the game, but Shvo's building will be the only new residential supertall rising downtown. This building will have insanely awesome views of the harbor, Bridges, downtown NYC, WTC, lady Liberty, Staten Island Wheel

Think WTC observation views.. but in your super luxury Condo...SHVOWOW!!!

I agree Tony! I think being in close proximity to the WTC site & the harbor is the major allure.

While I'm definitely not anti progress, rather someone who can be proven better
(432 park: I didn't like it for a long time but now that is finished I'm astonished about how well it fits: already quite a classic barely 2 months after topping out) I still think that the design is a joke - basically 432 park all over again, a bit lower this time. Idk how much money Viñoly will be cashing in for this one but it's definitely going to be too much. This has to be the pinnacle of laziness, if he really wants to copy and paste midtown towers into downtown then there would be a good dozen before 432 park that would fit way better. As we all know that this is not possible for design patent reasons, I still wish he'd had some more fantasy about his own tower, maybe add on or two setbacks to the top along with a spire to pick up 70 pine streets design, a really classic beauty in the vicinity that however will get lost within all the new skyscrapers and supertalls going up
