Dear SSC forumers, Welcome u all to the Prestigious Perundurai Road, The Pride of Erode

This is a new thread dedicated to "The Perundurai Road" of our City...

Post all the data related to the projects, infrastructural developments, Updates and the development activities happening along the stretch of Perundurai Road, over here.......

Being maintained under the State Highways Department of TN (Part of SH-96), it is the major arterial road of our City.......

Starting from PS Park Central Clock Tower, it runs upto Perundurai four roads for about 18kms in length.

Between Clock Tower and GH MGR Statue Jn., the Road is locally called as Brough Road

It acts as the Western Gateway to our City, connecting the TN cities of Coimbatore and Tiruppur and also to Kerala...

Excellent Senthil. Thanks for your efforts.
I remember I used to ask my Grandpa when Bhavani grows bigger than Erode will erode be called as Bhavani now they both merged and became Erode. Cool.

I wish Erode UA spans from perundurai - Erode- Bhavani-KPL-Sangagiri-Tiruchengodu.
Definitely it will be more than one million and 7th biggest in TN.

If you get a chance to visit this Perundurai Road during Peak Hours, iam sure, you will get definitely Exhausted with an awesome experience.....

During 8am to 9.30am in the morning and during 4.30pm to 5.30pm in the evening this road will be having an Continuous Yellow Line, while seeing in an aerial view....

i.e., the entire stretch will be completely occupied with a sequence of "Yellow Painted" College Buses exceeding 100s kmph, on all the lanes of this Highway, like the ant's stretch......

You can have chance to see almost all the college buses of this region. Especially, the major partners will be of Kongu Institutions (having about 150 buses) and Nandha Institutions (having about 75 Buses) and Next comes KSR, Sasurie, Vellalar, Vidyaa Vikaas, Surya, EBET, Erode Sengunthar, and others...

The College guys of this area will definitely enjoy it.

Perundurai Road Traffic Signals

In Coimbatore, Avinashi Road is spanning a stretch of about 17kms till Neelambur.....
The entire stretch is converted into a 4/6-laned Road, maintained by State Highways.......

It seems the 11th traffic signal is implemented a few days back.....

It already has 8 Traffic signals and 5 more signals are going to be implemented soon...

And once Ring Road project completed, we can expect the count to increase. And the junctions like Perundurai Police Station, 4 Roads and Daily market are demanded for traffic signals for a long time. So, there is a possibility that the number of signals may increase further from 13 to 18.....

High Rise of Erode on and along Perundurai Road


RAPID HIGH-RISES IN THE CITY: Work on a building in progress on Perundurai Road.

ERODE: Where is Erode headed? And, where does this town's growth curve point? If your answer is north you may well be right in the conventional sense, for the growing curve always heads north.

The reality is different, though. Erode heads westwards with growth concentrated mostly on and around Perundurai Road. The road at present houses: well, almost anything and everything.

From petty shops to departmental stores to hardware shops to automobile dealers to big industries, Perundurai Road is fast becoming Erode's The Road.

Apart from shops and industrial establishments, The Road is the place where new residential areas are coming up and also flats.

Industrialists and flat promoters say the westward growth has to do mostly with geography. On the town's north and east, with the waters of River Cauvery flow the possibilities of expansion. The area is thickly populated, houses a number of small dyeing, processing and screen-printing industries and there is hardly any vacant land.

On the south passes railway track, which connects Erode with Tirupur and Coimbatore westwards and Salem eastwards. Beneath a railway track, which runs almost parallel to Chennaimalai Road, there are a lot of narrow bridges affecting movement of goods. The fate of Arachalur Road is no different.

Towards Kodumudi on the Karur Road land again is the problem as almost all are under cultivation. This leaves Erode with only one option - Perundurai Road.

Besides geography, what is also propelling Erode grow westwards is the presence of a large number of educational institutions, Perundurai SIPCOT and the National Highways 47, a part of North-South Corridor.

"With a large number of schools and colleges on the Perundurai Road, families want to move to residential localities on and around The Road to enable their children get good education," says M. Jaganathan of Sree Kumaran Promoters. The Road houses about half-a-dozen schools and an equal number of colleges.

For R. Mylsami, vice-president, Erode District Small Scale Industries Association, it is Perundurai SIPCOT Industrial Complex and proximity to the Manchester of south, Coimbatore and Tiruppur.

Transport is another reason the people cite. He sees Perundurai, Bhavani and Erode to be one township in a few years' time.

With such advancements on Perundurai Road, the land price is headed where else, north!

Not exactly 100kmph. May be between 85kmph-100kmph.....

Note that about 6kms of this stretch don't have the dividers seperating the to and fro lanes....

Just now the highways dept. released the tender for constructing divider in this portion under PPP.......

Violation of Road Rules causes fatalities in the city



The practice of stopping buses on the middle of the road poses danger to other vehicle-users and leads to traffic snarls in the City.

ERODE: On the congested roads of Erode during peak hours, it has become very common to see the public transport and private buses violating the traffic rules, posing danger to hundreds of other vehicle-users.

The most common violation is the practice of stopping of the buses on the middle of the road.

A majority of the drivers resort to this practice, holding the entire traffic behind them and causing inconvenience to the other vehicle-users.

Other violations include jumping signals, violating stop lines and speeding. What causes concern is that most of these violations go unrecorded.

“The traffic police in the city are yet to initiate concrete efforts to check the violations.

A majority of the drivers continue violate the traffic rules right under the nose of police personnel,” R. Selvamoorthy, a vehicle-user here points out.

The maximum speed limit allowed in the city is 30 km/hour. But no one seems to stick to it.

“The drivers of private buses were often found plying at a speed of more than 85 km/hour. We book them for speeding and rash driving. But they don't bother about being booked for traffic violations,” a traffic personnel told The Hindu.

The traffic violations had already led to a number of fatal accidents, particularly on the Perundurai main road. More than 12 persons, including three school children, died in the road accidents reported on the Perundurai road during the last eight months.

People in the city want authorities concerned to mete out stringent punishment to the road rule violators.

Apartment culture is catching on in Erode. KARTHIK MADHAVAN finds out what steers the public



THE CHOICE: With land price escalating by the day, there are many takers for flats these days. Flats also give a sense of security.

THE HOUSING construction industry has risen like a phoenix — overcoming a couple of years of mistrust and anti-apartment sentiment among the public.

Flat promoters say the mistrust had to with the bitter experiences a section of the public suffered in the hands of a few apartment builders — accused of dishonest practices and not handing over property in time. However, the public, flat promoters say, have risen above the lumber of the past.

Perception


As for the anti-flat perception, M. Jaganathan of Sree Kumaran Promoters says: "People prefer individual houses to flats — which has more to do with the region being an agricultural area. With this textile town retaining its umbilical cord with agriculture, most of those wanting to invest in houses are in some way or the other, landholders. The pride of owning a land is, they say, not quite there when they go in for a flat. In individual houses, though, the customers enjoy owning a land, plus house."

However, this could be an expensive proposition, say builders, pointing to escalating land cost. "Erode has limited land availability, in the sense, that most of them are agricultural lands, whose owners are reluctant to part with their traditional property and give up agriculture. This leaves flat buyers with little option but to buy land at a premium price and construct a house — shouldering the burden of high land price and a house. In a flat, though, the land cost is slightly lower, as it is shared among the flat occupants," points out K.P. Duraisamy of D.R. Apartments.

A couple of other reasons for people to go in for flats are proximity to their children's education institutions and appreciation of property value.

R. Mohanraj, president, Erode District Civil Engineers Association, says people want to reside close to their child's school or college. This includes those from towns around Erode as well.



"With a good number of education institutions in Erode, particularly on and abutting Perundurai Road, flats are coming up on Teachers' Colony, Thindal stretch of the Perundurai Road," he says adding that those who work in those institutions also prefer to have their houses nearby.

Investment option


There is also another reason for the mushrooming flat culture, promoters say. "Young engineers from Erode who work for a handsome salary in IT companies, look for a safe investment option back home — the first of which is a flat," say Mr. Jaganathan and Mr. Duraisamy. "You can find parents of well-placed engineers buying flats," adds Mr. Mohanraj.

The promoters also point to value appreciation of flats, which for almost all middle class families is the biggest investment in the earning period. "Prior to buying a house, a customer also thinks about the appreciation of flat value, which in Erode's case is happening on Perundurai Road," says Mr. Jaganathan. Says Mr. Duraisamy, a square foot of flat in Thindal costs around Rs. 1,000 as against Rs. 700 a year ago.

Further, as against just two or three enquiries a few years ago, promoters say they get around 10 to 15 a month, and around 70 per cent of them translate into successful deals.



What does the customer say? R. Selvamani, with Tamil Nadu Electricity Board, has a flat on Perundurai Road near Erode. He has rented this out, and stays in a rented apartment at Thindal, where his son's school is.

He says: "It is a safe investment, especially on Perundurai Road. With the flat value appreciating by the year, I might sell it when I require a good sum. Besides, flats are safe to live in and comfortable as well." The future, promoters say, will only be bright as Erode is growing and more companies are setting shop in Perundurai SIPCOT — near Erode. And they add, as land prices escalate, people will turn to flats!
