You have scored again, upwards. AGAIN!

I'm taking it 'Heron Lane' is the name of the project at 106-116 Epsom Road. We'll find out when the DA goes on exhibition. In the video the flyover of the Aquatic Centre & Gunyama Park are the from the winning design so the video is relatively recent.

Title says 'Stage 3', so what are where are stages 1 & 2?

Next Big Question: why "Heron Lane"? There are herons around here, probably searching for the swamp lands their tribal memory is telling them should be on the site!!! None of the surrounding streets/lanes are called 'Heron'.
Just guessing.

EPSOM PARK'

HERON LANE???

106-116 Epsom Road
Zetland

Blurb from the a+ website.

"106-116 Epsom Road, Zetland

Site area: 21,560m2
Number of apartments: 489
Retail: 2,400m2
The Epsom Road development encompasses the master planning of residential mixed use apartment blocks, created to meet the environmental, functional and visual needs of the site.
The apartments are arranged around a central open courtyard, which contributes strongly to the amenity and wellbeing of residents. This enables maximum solar access to all internal facades of the development and also encourages courtyard views for residents to enjoy.
The fašade design integrates various green initiatives to deliver a vibrant and dynamic gateway presence into Rosebery Avenue and Epsom Road. Vertical blades on the podium facade act as a shading system, whilst also providing a sense of lightness. The green wall above provides softening to the built form, also contributing to better air quality of the building.
a+ design group are proud to present a new and strong identity for Zetland and raise the bar in residential mixed use development."

Modest.
Awaiting further info...

Heron Lane/Park @ 106-116 Epsom Road
Zetland

The 2013 plan for the layout of buildings plus DCP approved heights:

Be interesting to see how these blocks have been distributed between 3 different architects.

Must be a new CoS requirement that when a site is divided by streets or such, a different architect must be used for each block. First time I noticed this was with Vista Grande aka Vista 881, corner of O'Dea Avenue & Sth Dowling Street, Waterloo, in which the northern building, separated from the main site by Wulaba Park, was awarded to a different architect. Then, just last month, it was revealed that the adjoining JQZ site at 54 O'Dea Avenue, Waterloo, now known as Emblem, which is divided by Hatbox Place and Archibald Avenue, has 3 different architects, one for each block.
CoS planning has a horror of similar designs in any large, multi-building project despite citing in some of its documents inspirational architecture of Paris & London. The fear comes, I suspect, from the depressing 'cookie-cutter' designs of Modernism post WWII in the 1950s to 1970s. CoS perhaps overreacts in some cases.

Anyway! Looking forward to see what Heron Park/Lane has in store for us.

AFTERTHOUGHT: The street layout of Epsom Park in which 106 Epsom is located, was changed in 2014 to adjust to the insertion of a large culvert/drain from Link Road to the Alexandra Canal, to deal with the local flooding which has been an on-going problem particularly around Joynton Avenue near Elizabeth Street and O'Dea Avenue as was pretty dramatically demonstrated during those storms in April. Not sure if the new street pattern has affected the layout shown above. Two changes that occurred were that Rose Valley Way became a bigger/wider street and Peters Street was halved in length and made less important.

Does anyone have details about 890-898 Bourke Street, Zetland?

I can see from the models at CoS, that there is something planned, but, can't find any details.

890-898 BOURKE STREET
ZETLAND

The area is in a zone with a broad 6 storey/22m ? height limit so a project that exceeds or varies in some way this limit must apply for a variation & has to go through all the legal, bureaucratic hoops and tangles required.

Wondrous, strange & byzantine are the ways of bureaucracy & council writ.

Note the recently lodged Stage 1 DA for the adjoining site at 890-898 Bourke Street appears to have opted for a large rectangular building of...6 storeys!!
Exact details will be revealed once the DA goes on exhibition which should be soon.

890-898 Bourke is the white block with the hole in the middle.
904 Bourke site is the flat white expanse in front of it.

Still waiting for further news re design competition or any other signs of progress.

Cul, did you paint 810 Elizabeth Street, cnr. McEvoy red as I noticed recently it's still unpainted, and it is rising above street level now?
Also, the Infrastructure Centre former Admin Bldg on the Royal Sth Syd Hospital site, the long bldg across the middle of the site has been under reconstruction for a long time.

The red building in the pic above is Meriton's Zeta in Rosebery.

Heron Lane?

No idea where Heron Lane came from as a name, or if it will be continued but.....

The A+ masterplan for 106-116 Epsom Road was more recently the subject of 3 separate but simultaneous C.O.S Design Excellence Competitions.

Selected architects now forming part of the latest DA submission are:
Buildings A - MHN Design Union in association with Neeson Murcutt
Buildings B & C - Architectus
Buildings D - BVN

Approved masterplan has some logic, but also some strange decisions at the perimeters due to early "fat pen" work by city planners becoming hard and fast rules...

[QUOTE=Brizer;125036964]2015 WORLD ARCHITECTURE FESTIVAL

Two buildings from Green Square have been shortlisted from hundreds of entries worldwide.

CASBA
Danks & Phillip streets
Waterloo
Category: Mixed Use
Architect: Billard Leece & Partners + SJB Architects

Love the Casba project, very different. I've wandered into the internal courtyard several times after a weekend breakfast at Danks St. I wish I live there!
