Sirosa and Sir Philip Green’s Arcadia group have lodged plans for a major redevelopment of the 300,000 sq ft Plaza Shopping Centre and offices on Oxford Street, including a 73,500 sq ft flagship store, as the east end of London’s famous retail pitch continues to benefit from major rejuvenation.
Sirosa and Arcadia’s plans for the reconfiguration and refurbishment of the Oxford Street Plaza Centre at Colegrave House, 70 Berners Street, include the creation of a new 73,500 sq ft flagship retail store, an enlarged double height office reception and a range of retail and gym extensions as well as enlarged offices for the Arcadia Group, which occupies around 125,000 sq ft of offices above the mall.

The plans envisage reconfiguring and enlarging the shops in the Plaza at ground and first floor to create a large destination store.

Additional offices of around 20,000 sq ft would be provided by the partial infilling of the existing lightwells and the conversion of former medical space and retail space at second floor.

The office reception on Berners Street would be enlarged and there will be an extension to the Virgin gym at second floor.

The entire food mall would be converted to retail use under the plans.

The applicants are currently negotiating outstanding leases at the centre with a view to being able to deliver the reconfigured retail within five years.

The building was completed in the 1920s as a department store for Bourne and Hollingsworth. The department store closed and was converted to a shopping centre in 1987. Arcadia Group employs around 600 staff in the circa 125,000 sq ft of offices on the upper floors.

A planning officer’s report ahead of a 14 May Westminster council meeting to decide on the proposals says that the proposals would not have an adverse impact upon the amenities of neighbouring residential properties and would improve the appearance of the building.

It also says the loss of a retail unit on the primary shopping frontage would normally be contrary to UDP and Core Strategy policies but the reconfiguration of the existing mall to create a large destination store offsets this loss.

However, the report finds that the applicant’s "refusal" to make a payment to mitigate the impact of development on the public realm or towards the affordable housing fund is "unacceptable".

DP9 is providing planning advice to Arcadia and Sirosa; the architect is Coleman Architects.

The Arcadia Group owns many of the UK’s best known retailers including BHS, Burton, Topman, Topshop, Dorothy Perkins and Miss Selfridge.
Hope it all comes through a new flagship store. Who to though? Please be someone exciting! Just what the eastern end needs.

Always going to be difficult with Ally Pally, it's huge and hardly in a prominent location. Also, despite being quite near to Wood Green station it's not the easiest place to get to in London (the walk from the tube seems to take ages for the distance involved).

Probably would be best suited to a museum, or something similar.

From skyscrapernews.com: Allies and Morrison are penning a redevelopment of the West Hendon Estate in the London Borough of Barnet. The proposal features 1,642 new residential units.

A huge planning application has been filed that revises proposals for the West Hendon Estate in the London Borough of Barnet.

The project features up to 1,642 residential units in the place of those that will be demolished, a new school, plus commercial and retail space with the tallest building of 29 stories which should be around 115 metres in height. To put the plans into context compared to what presently stands on the site, there are currently only 597 residential units in the area of which a mere 12 are more than 2 bedrooms in size.

Accompanying the planning application are detailed proposals for phase 3 that consists of six buildings designed by Allies and Morrison, G1, G2 and E1, E2, E3 and E4 with the scale ranging from 5 to 26 stories, or 86.41 metres above ground making it the second tallest part of the development after the future phase of Block D. The space will be almost entirely residential with 358 new homes, plus 131 square metres of commercial space.

Whilst work on phase three should start sooner than later assuming it wins approval from the necessary authorities, it's anticipated that to construct the entire project in all its phases from start finish will take no less than 17 years, a time period that guarantees that the scheme will change radically from start to finish.

Shell Centre revamp gets approval from planners
Final decision will be made by Lambeth council’s planning committee next week

Lambeth Council planners have given their thumbs up to the Squire & Partners’ masterplanned renovation of the Shell Centre in south London.

The plans, which include buildings by KPF, Patel Taylor, Stanton Williams, Squire & Partners and Grid, feature six towers reaching 37 storeys in height alongside a new series of public spaces between the Southbank Centre and Waterloo station.

As well as office space it features residential accommodation including both on and off-site affordable housing.

The planners report said: “It would result in a true ‘mixed use’ development whilst facilitating the retention of Shell Petroleum who would act as an anchor.

“This secures certainty to the delivery of the scheme and in turn offers impetus for development objectives of the wider Waterloo Area by their continued commitment to be located here.”

Last month a Cabe design review panel gave its backing to the proposals.

An extraordinary meeting of Lambeth council’s planning committee is due to take place next week to make a final decision on the application.

There were some reports last year that the largest artificial beach in Europe would open in North Greenwich. Are there any updates to this?

Should open again in June to visitors according to this:

Quote:
An amazing attraction will open this year in Greenwich, London – one of the longest artificial city beaches in Europe. It is located not far from the O2 Arena on the Greenwich peninsula and it was expected to imitate the Paris – style “pop – up plage”. Opening times for the London beach will be every summer from June to September over the next five years.

As with any other similar projects expect to experience live entertainment, restaurants as well as beach sports at the 1.47 hectare site. London 2012 will even include an Olympic – size volleyball court with a venue’s capacity up to 500 people due to safety restrictions.

This new attraction will also have areas for sleeper chairs, longue seats and of course foot showers. It can hold up to 5,000 visitors at any one time.

From 25th July to 13th August 2012 Greenwich beach will hold the Peninsula Festival.

“The Beach is part of our legacy from the Games” says Frank Dekker, Spokesperson for the Festival company. “We are really passionate about this part of London and believe that the site, with view over the Canary Wharf skyline and the O2, will deliver huge benefits for Greenwich, Greenwich Peninsula and the wider area”.

Will this "beach" actually have a proper meeting of sand and water ala yknow a normal beach, for those daring enough to take a dip? Or is it just a beach-like promenade type thing.

Collado Collins gets OK for Ford garage transformation
Grade II listed garage will be converted into offices

Collado Collins has won planning consent for the redevelopment of a grade II listed former Ford garage and showroom in Hammersmith, London.

The existing building dates back to 1915-16 and was designed by Charles Heathcote and Sons of Manchester.

The scheme includes office space across six floors, three of which will be housed in a new glass dome on top of the existing building.

Plans also include a conservatory at the back of the building for breakout space and a new ground floor reception area.

Haringey Council has revealed its plans for the regeneration of north-west Tottenham and has begun a period of public consultation.
The plans for the High Road West area of Tottenham also include the space around the upcoming Spurs stadium, which will be built next to the current White Hart Lane venue.

Arup has worked with the London Borough of Haringey, the Greater London Authority and local residents over the last year to develop three options for potential change for the High Road West area in north Tottenham.

The proposed plans include ideas for a new public space that links the station, the High Road and the new stadium. This is intended to form a vibrant focal point for the area with new homes, businesses and leisure facilities surrounding the new public space – benefiting the community and making the most of increased footfall on match days, when up to 56,000 fans will flock to the area.

“From upgrading transport systems to reinvigorating currently abandoned open spaces and delivering new homes, the opportunities are considerable and the residents of Tottenham deserve a thriving and flourishing community,” said Arup director Jerome Frost.

Arup was appointed in 2012 and led a team – which includes S333, Landolt+Brown, Jones Lang LaSalle, UsefulSimple and Space Syntax – to prepare the Tottenham investment framework and regeneration strategy. The work included development of the investment framework across the greater Tottenham area as well as detailed masterplan studies around key sites like the new Spurs football stadium, the High Street and housing estates renewal.

Local views and feedback will be used to develop a final masterplan, which will be released for public consulatation later in the year.

Matthew Lloyd gets planning for Camden estate - Scheme to finish in 2017

Matthew Lloyd Architects has won planning for the £14 million regeneration of a Grade-II listed housing estate in Camden.

The scheme for Camden council was developed with Tibbalds Planning and Urban Design, and provides 75 new homes in two blocks.

The new homes are designed to meet Code for Sustainable Homes Level 4.

The estate was designed by LCC architects and built in 1901 to 1903.

Matthew Lloyd said: “Completing the Bourne Estate is a considerable architectural challenge within a revered historic context. Our new brick and tiled buildings seek to emulate the qualities and longevity of their 1901 forebears, forming new courtyards to complete what was always the unfinished southern half of the estate.”

The project is due to finish in 2017.

Met Police to get new HQ on Victoria Embankment

The Metropolitan Police is selling its New Scotland Yard headquarters and moving to Victoria Embankment.

A competition has now been launched in association with the Royal Institute of British Architects to design the new headquarters on the site of the former Whitehall police station by the River Thames.

The move is part of a major move by the Met to update its estate and reinvest the savings in frontline policing.

Police chiefs estimate £50m would be needed to revamp the existing new Scotland Yard site.

The new Whitehall site – known as The Curtis Green building – has been empty for two years.

The competition with RIBA will invite architects from around the world to produce a design which will help transform the building into a modern, well equipped and efficient new police headquarters.

The Met also plans to exit around 300,000 square metres (one third) of its estate over the next three years.

This will save £85m per year on running costs by 2015/16 and £60m will be reinvested in the estate and infrastructure to support the frontline and help keep officer numbers high.

The plan will also provide up to 950 modern cells to help reduce the time it takes to process people in custody and the sale of up to 200 buildings – the vast majority of which have no public access.

Deputy Mayor for Policing and Crime, Stephen Greenhalgh said: “Selling off underutilised and unoccupied buildings will cut the running costs of the Met’s estate by £60 million, which will pay for 1200 extra police officers across London’s boroughs over the next three years.

‘This strategy should generate at least £300 million, which will be ploughed back into the remaining buildings so that a run down, largely Victorian police estate is fit for the 21st century.”

Further details about how to register for the Curtis Green Building design competition are available here

The deadline for receipt of expressions of interest is 2pm on Thursday 27 June 2013

Fantastic news. Surely the New Scotland Yard buildings on and off Victoria St will be replaced. If so, I think it's safe to predict the replacements will be an improvement...

Ahhhhh the revolving sign is moving too. In a clear indication that I must strive to get out more, I actually panicked about that then.
