9. As per Melbourne CC MSS - (railyards and citlink decks)
10. Reservoir (like Richmond mainly government owned land aroudn the station that is currently used for at grade parking, a bus depot and nothing much else!)
11. The rest of Laverton Airbase next to Williams Landing... (do we really think the airforce needs 20 hectares of land 20km from the city now that it doesn't actually have an airbase here? the 9 hole golf course and 2 footy ovals seem particularly indulgent!)
12. Essendon Airpot (maybe, eventually, if all the stars align and someone decides its finished)

Areas of large Private landholdings that may be appropriate
1. Fishermans Bend (given Minister Guy mentioned it already - not sure what his boundary is though - not sure if this land is private or long term federal government leases)
2. Sunshine. (look at an aerial photo and tell me it isn't ripe for further development)
3. Southbank (despite all the current proposals in southbank there are still probably 50 sites with no plans that could be high density developments)
4. Any ex-industrial land in the inner 10km of Melbourne pretty much is suitable for redevelopment (think Cremorne, parts of Brunswick (Tip Top), North Melbourne as noted above, areas around Northcote/Preston/Coburg (Amcor site, Panch, Kodak, Pentridge)
Great list there.

I think the issue with many potential projects is significant NIMBY forces, particularly around higher density/high rise developments. There are many stations that are ripe for redevelopment, which could support signicant aerial and at grade developments, with major benefits to the cause of densification. They could also be done by Private developers, with inclusion of station infrastructure redevelopments as part of that strategy.

As for the Laverton airbase, I would love to know their long term plans for that site. It does seem strange that they are keeping it going, while Point Cook Airbase, which has the facilities to handle aircraft, is being left to decay in most areas. Mind you, I have alway found it strange that there were 2 airbases so close to each other all along. One stronger base, not just in name (RAAF Williams), would have been a wiser and more viable option in keeping significant operations here.

yes good point re: the ability to shift any actually necessary operations at Laverton to Point Cook - not much use in having both given the fact no military aircraft will probably ever be based in Melbourne again (Sale still has some I think but probably not long until they are shifted to hte northern states as well).

if we ever were in a war and needed somewhere to station war planes we'd pretty quickly make it so that one of Avalon/Melborune/Essendon/Moorabin would provide for such services.


The Nimby's will be outflanked on many of the above issues. The Liberals were clear they saw redevelopment of specific significant sites (generally public land) as the way forward for urban development. We voted that policy in as better than Labors 'anywhere goes' policy so the Nimby's can either support development of the 16 sites I listed taht are somewhat 'remote' from existing residences OR they can go back to a Labor government they thought were attacking them on all fronts.

(btw. paraphrasing the electorates view of things not actual policy)

If managed/developed appropriately, those infill zones (the Docklands west of CityLink, Essendon Airport, etc..) could house 300k, at least.

Unfortunately I think many will never get off the drawing board, mainly due to planning issues, finance or possible oversupply at one time.

Unfortunately I agree! Worst still I think some of the best proposals on there may not see the light of day. I have a sense of dread, given the noises coming out of Grocon/Grollo's etc, that the CUB towers will not go ahead or will do so in some dramatically different - i.e. not so spectacular - form.
