Those who drive through Jalan Maarof or Jalan Damansara or who live in Bukit Bandaraya and its vicinity would by now be aware of construction work going on at the back of Bangsar Shopping Centre (BSC).
What most people may not know is that there are two projects coming up at the same time behind the shopping mall, both of them by Bandar Raya Developments Bhd, a developer synonymous with the upmarket Bukit Bandaraya neighbourhood.
A two-acre site at the rear of BSC is being developed as an extension to the shopping complex and when completed at end-2008, this would add another 250,000 sq ft of office and retail space to it.
Further behind is another parcel — nine acres on elevated land — that is being touted by Bandar Raya as the last substantial piece of freehold residential land in Bangsar.
On this, Bandar Raya has embarked on what it conceptualises as a "green enclave in the heart of bustling Bangsar". Called One Menerung, the RM600-million development comprises three high-rise condo towers and three blocks of low-rise units. Two acres of the land have been dedicated to developing the green lung, which includes tattoo gardens as one of its landscaping features.
One Menerung, soft-launched in mid-November and officially opened for sale on Dec 1, had at press time seen an overall take-up rate of 60%. The cheapest buy is RM2.59 million while the most expensive unit is tagged at RM10.29 million, putting the price per sq ft at RM750 psf to RM820 psf.
The developer says that, to its knowledge, units of similar size in the Bukit Bandaraya neighbourhood are being transacted at RM650 psf to well over RM700 psf.
Zerin Properties' head of agency Bryan Kumar says that in the general Bangsar area, properties that are similar in size are changing hands at RM500 psf to RM750 psf, based on density and location.
He says a Bali-inspired Bangsar Palmyra unit (also developed by Bandar Raya), with a built-up of 3,898 sq ft and four bedrooms (with en suite bathrooms) and a maid's room-cum-bathroom, powder room and three parking bays, has an asking price of RM2.8 million or RM700 psf.
"One Menerung's pricing psf is due to its elevated land. As with the other properties in the neighbourhood, location and view will determine the pricing," Kumar adds.

Prime land and the BSC factor
"When we were planning this, we knew that this was one of the last substantial plots of prime residential land left in Bangsar… that this was going to be something special," Rohan Cavaliero, Bandar Raya's senior general manager for marketing, tells City & Country.
Only 229 units are spread over the nine acres and all of them are large, starting from over 3,200 sq ft, he says. One of the condo towers has seen brisk sales, with over 75% of the units sold since the soft launch, he adds. Units in this tower have built-ups of over 4,300 sq ft.
"We were always fairly confident that in the suburbs, there's demand for units with larger built-ups in a low-density environment in which the developer provides good landscaping and quality," Cavaliero says.
He admits that the units are at a premium but says there have been secondary market sales of similar-size units in the area where the pricing psf was "in excess of One Menerung's".
"That's why we believe there's still an upside potential to One Menerung's pricing, which is an attractive proposition to many of our purchasers," he adds.
Cavaliero attributes the good response to One Menerung to "Bandar Raya's loyal customers", who keep coming back because of its reputation and branding.
"It's really a combination of factors — the location, the branding, the amenities, ample parking space and landscaping. But most of all, there's the BSC factor," he says.
BSC's F&B outlets are thriving and they're just a minute's stroll away, he points out.
"We're also upgrading BSC with more offices and retail space in the parcel just behind the present building, and that's an additional pull," Cavaliero says.

Putrajaya Perdana gets RM279m job from Bandar Raya Developments

KUALA LUMPUR: Putra Perdana Construction Sdn Bhd has accepted a letter of award from Bandar Raya Developments Bhd to develop a luxury condominium in Taman Bukit Bandaraya, Kuala Lumpur, for RM279 million.

In a statement yesterday, Putra Perdana Construction’s parent Putrajaya Perdana Bhd said the project was to be completed on July 3, 2009, and the group expects it to positively impact its earnings and net assets for the financial years ending March 31, 2008 to 2010.

The project involves the construction of 229 condominium units, a five-level basement parking lot and amenities, one three-storey clubhouse and three three-storey houses outfitted with swimming pools on Jalan Menerung in Taman Bukit Bandaraya.

Profit boost for Bandar Raya, SunCity

PETALING JAYA: Bandar Raya Development Bhd and Sunway City Bhd (SunCity) yesterday reported healthy profit growth in their last financial quarters, lifted by strong demand for high-end projects.

The two property development companies, together with smaller-sized OSK Property Holdings Bhd, also expect better results, going forward, despite market concerns of tougher times ahead.

“The group looks forward to a (financial) year (ending Dec 31) of strong growth, driven by the positive momentum in its property division,'' Bandar Raya told Bursa Malaysia yesterday.

Bandar Raya is the developer of The Troika and One Menerung in Kuala Lumpur. It has unbilled sales in excess of RM1bil, with some RM2bil of new projects to be launched.

The company made a net profit of RM69.6mil, or 14.6 sen per share, for the financial year ended Dec 31 (FY07) against RM1.18mil, or 0.25 sen per share, in FY06.

“Accounting for almost the entire group profit, the property division enjoyed a good year with robust demand for its premium properties in good locations,'' it said.

Bandar Raya owns a 56.8% stake in Mieco Chipboard Bhd, which reported a net profit of RM2.3mil, or 1.1 sen per share, for the year just ended.

Shares in Bandar Raya fell 6 sen yesterday to RM2.06 – the lowest level since March last year.

Meanwhile, SunCity, said performance for its second quarter ended Dec 31 was lifted by the revaluation of Sunway Pyramid shopping mall.

Excluding the fair value gain of RM315.7mil, the company said its second-quarter pre-tax profit of RM101mil was 33% better than the RM63.7mil achieved in the previous corresponding period.

SunCity's six-month net profit stood at RM214.7mil, or 46 sen per share, versus RM62.1mil, or 15 sen per share, in the previous corresponding period.

“The board maintains its positive outlook for the year ending June 30, backed by record unbilled sales of RM964mil as at end-December and RM219mil for the en bloc sales of Palazzio Condominium signed last month,'' it told Bursa yesterday.

The stock fell 8 sen yesterday to RM3.56, its lowest since March 2007.

Shares in both SunCity and Bandar Raya are down by more than 30% from their recent peaks in October last year.

OSK Property also sees a better financial year ending Dec 31 (FY08). The company reported a big improvement in profits in the last quarter ended Dec 31, boosted by sales of “higher margin products''.

“The group will continue to improve sales launching and marketing efforts for its ongoing and upcoming projects in the Klang Valley,'' it said yesterday.

OSK Property posted a net profit of RM4.44mil, or 3.66 sen per share, for FY07 against RM3.06mil, or 3.28 sen per share, in FY06.

Penang-based Hunza Properties Bhd is expected to release its second-quarter results today.
