huge land area....i think they can built 2 or 3 condos here.....but they decided to build a 30storey single block condo??? y they wanna waste that area????

... if you going to ask boatloads of money for that premium space? with the amount of money it's asking, it'd better be flawless.

2-3 condos is not practical for that area, why? the buyers of those luxury condos around KLCC are all demanding. they will never compromise with a residence that looks like the 'perumahan rakyat' - cramp.

well they shud learn from so many projects in KL....Troika, SetiaSKy,Oval, Acadia,E&O,Binjai,Park7,The WingTai/DNP projects,Naza & others....the land area is so big....rugi je!!!

Twelve Kia Peng, KLCC (New Launch - Introduction)

Another new condominium block at Jalan Kia Peng, very much within walking distance to the Petronas Twin Towers. This is a 30 storey building, with only 54 units in total. Judging from the relatively massive plot, with the developer's decision to just build a single block condominium, I suppose we can expect impressive landscaping, second-to-none quality of finishes in all units and hefty price tags needless to say. There is not much information on this project at this point in time, but since a fellow forumner has posted on this development just recently, I will introduce it to this blog for the time being. I won't be surprised if units here will ask for some RM2000-2500 persf when it is officially launched, perhaps even more. Built-ups will no doubt exceed 3000sf at least, perhaps more towards 4000-5000 sf. They did after all indicate that there will only be 54 units over a 30 storey building. I suppose you can expect most floors to have single units with panoramic views of the KL city. Location is good, very much a sought after area extremely close to Suria KLCC. With such demand, comes heavy traffic congestion, but what else is new with our KLCC region anyway? KLCC is fast becoming a concrete jungle, but it is the lure of these skyscrapers that makes KLCC unique. Whimsical, historical, quaint, these are not adjectives you would think of when it comes to KLCC. Everything in this vicinity is clamouring to be the highest built, the most modern of designs, the most expensive and luxurious to-date. It has its downsides though, expecially with the recent torn down Bok House, which could have been a tourist attraction with its history behind the aged mansion. If you can note from the location map below, you will see a restaurant in Twelve Kia Peng's plot. I won't be too surprised again if that will be gone just to make way for this new development yet again. Anyhow, all that aside, will Twelve Kia Peng make an excellent investment or own stay option? For own stay, I would have to say that you probably can get just as good options at other KLCC developments for half or two thirds of Twelve Kia Peng's price. There are affordable others like Idaman Residence and Marc Residences, or the more expensive ones at One KL and Park 7, perhaps the just as pricey but already completed units at The Binjai KLCC. For investment, I would hold off for the moment if Twelve Kia Peng is indeed to be launched at bench mark pricing. Room for appreciation will be tough for the time being, and rental yields will never be able to chase up with price tags, not for a while the way I see it. Will update more as and when there is more on this project though. Stay tuned.
