Kuching property

Im looking forward to buy a small house or walkup/normal apartment about 800sq ft & less for my own stay, it will not be for investment purposes.
As im not very familiar with Kuching property scene, can anyone help me about the availability & average prices of these properties there?

Malaysia has launched an ambitious project aimed at transforming the idyllic southern Johor state into a metropolis similar to Hong Kong or Shenzhen.

The 17.7 billion ringgit (4.8 billion dollars) project, called the South Johor Economic Zone.

t is designed to woo foreign investment and compete with neighbouring Singapore for manufacturing and logistics businesses to spur growth and employment.

Prime Minister Abdullah Ahmad Badawi who unveiled the mammoth project described it as one of Malaysia's "most important and ambitious initiatives."

"The project aims to be a model of economic development in the extremely competitive era," he told some 2,000 people including business leaders and senior ministers.

"The South Johor Economic Zone is blessed with elements that make for a dynamic international metropolis," he added.

The project will cover an area of 2,217 square kilometers (853 square miles) -- making it one of the single largest integrated developments in the country.

Abdullah said the government will inject 4.3 billion ringgit while Khazanah Nasional, the state investment agency, will pump in 3.4 billion. The private sector will provide an additional 10 billion in the early phase of the plan.

RM200mil for public housing project


JOHOR BARU: A total of RM200mil has been allocated to build about 1,500 apartment units under the Iskandar Malaysia public housing project.

The project, located on a 24.2ha site within Nusajaya, is expected to start next year.

In a press release, Iskandar Regional Development Authority (IRDA) said the housing project would include crime prevention through environmental design (CPTED) and would also be eco-friendly.

The homes, comprising three-and-a half-storey and four-storey walk up apartments would have a built-up area of 900 sq feet each.

The project’s progress was discussed at the fifth Iskandar Malaysia meeting chaired by Prime Minister Datuk Seri Abdullah Ahmad Badawi and Johor Mentri Besar Datuk Abdul Ghani Othman on Saturday.

The statement stated that all members were informed about the Iskandar investment momentum despite the slowing global economic climate.

To date, the project has been able to attract RM40.25bil, which was 85.6% of the targeted RM47bil investment expected to be achieved by 2010.

The meeting also included briefings on the recent achievements, including the signings with Newcastle University Medicine Malaysia (NuMed Malaysia) and Cempaka International School in Iskandar Malaysia.

The NuMed campus is expected to be ready by 2011 and can accommodate 900 medical students from Malaysia and the region.

On the infrastructure projects, IRDA has awarded projects worth RM452.79mil within the last six months.

The projects involve roads along Jalan Yahya Awal to Abu Bakar Interchange, the Skudai to Senai Highway and the Jalan Kolam Air.

Four projects relate to river cleaning.

On human capital, the board members were also informed on the progress of the Human Capital Blueprint, which was mainly to help IRDA to know the workforce needed in the nine economic clusters.

The first batch of participants from the Iskandar Malaysia and Construction and Industry Development Board (CIBD) Collaboration programme graduated on Nov 15 and the second intake will be held on Jan 1.

The Iskandar Malaysia Green Programme helps fresh graduate and assists them to gain work experience.

Among those present at the meeting were Treasury secretary general Tan Sri Dr Wan Abdul Aziz Wan Abdullah, Economic Planning Unit director general Tan Sri Dr Sulaiman Mahbob and Johor state secretary Datuk Abdul Latiff Yusof.

Also present were the members of the advisory council and other IRDA and Iskandar Investment Bhd heads.

Abdullah later witnessed the agreement-signing ceremony for the new RM750mil Legoland Malaysia theme park, which would be located in Iskandar.

Paradise Realty banks on strategic growth area

PARADISE Realty Sdn Bhd is banking on the location of its two property projects in the main growth nodes of Iskandar Malaysia to attract buyers.

Managing director Ch’ng Chee Lam said the projects were strategically located within the Tebrau-Plentong river basin development area.

He said the area which were less than 5km away from the city centre and the new Johor Baru Customs, Immigration and Quarantine (CIQ) complex and the Causeway was an added advantage

“This is among the few remaining last piece of land left for development in the eastern part of Johor Baru with river frontage,’’ Chng told StarBiz.

He was speaking at the launch of the Puteri Paradise Serviced Residency at Taman Bayu Puteri near Kampung Bakar Batu on Sunday.

The 22-storey Puteri Paradise is the first “condotel” in Johor with built up area ranging from 56.577 sq metre to 135.638 sq metre and a price tag from RM262, 000.


It is offering guaranteed rental return (GPR) for the purchasers of the condotel where they would be entitled to 7% rental return annually on the purchase price for the next 10 years.

Under the GPR package, three years rental return of 21% in advance would be paid to the purchasers, who have to pay a RM5,000 deposit for a fully-furnished GPR unit.

Apart from the condotel, the company is also developing Bayu Puteri Marina comprising 34 units of semi-detached units and 24 units of superlink terrace houses.

Early next year, it would be launching 68 units of bungalows, semi-detached houses and superlink terraces fronting Sungai Tebrau. The bungalows are priced from RM1.5mil each, semi-detached units from RM1mil and superlinks from RM700,000.

“The two projects will keep us busy until 2011 with RM100mil gross development value (GDV) from Puteri Paradise and RM280mil GDV from Bayu Puteri Marina,’’ said Ch’ng.

He said apart from the location, the area would get a further boost with the Permas Second Bridge and Eastern Dispersal Link (EDL) highway in 2010 and 2011.

KSL to sell latest project overseas

JOHOR BARU: KSL Holdings Bhd is targeting the foreign market for its latest project, D’Esplanade Residence @ KSL City.

Executive director Ku Hwa Seng said for a start it would appoint an international property agent based in Singapore to attract residents and expatriates in the republic.

“We are also targeting Malaysian professionals working and residing in Singapore,” Ku told journalists yesterday during a sneak preview of the project which will be officially launched this weekend.


D’Esplanade Residence will comprise a four-storey retail podium block, two 20-storey hotel blocks with 1,000 rooms, and two 33-storey apartment towers with 346 units when fully completed in about three years.

The 33-storey Glass Tower I apartment block will comprise 242 units with built-up areas of 1,000 to 10,000 sq ft.

The price ranges from RM500,000 to RM10mil for a penthouse unit.

“Pricing for the Glass Tower I units should be attractive to Singaporeans as a similar unit there could easily cost S$1mil to S$3mil,” said Ku.

The RM500mil KSL City is located within the matured Century Gardens, opposite the Holiday Plaza shopping complex and near Jalan Datuk Suleiman.

It is about 2km from the Johor Baru central business district and the new Johor Baru Customs, Immigration and Quarantine complex.

Glass Tower II, with 104 units, would be launched in six months and the price of each unit would start from RM1mil, Ku said, adding that after Singapore, the company would promote the project to investors in Dubai and Hong Kong.

RM10mil ECER Gold Coast Development In Pahang

KUALA LUMPUR, Jan 22 (Bernama) -- Gold Coast Kuantan Resort Sdn Bhd, a subsidiary of the STG Group, is investing RM10 million in its first property development in the East Coast Economic Region (ECER).

In a statement today, the company said the development consisting 99 apartment suites, has a view of the South China Sea and provides full hotel services.

STG group chairman Datuk Dr Alex Tan Siong Seng said Gold Coast Kuantan not only offers a beautiful view but also a good return on investment.

The project is expected to be completed by 2010.

Tan said owners can expect a capital appreciation of 40 percent, five years from the date of purchase.

The STG group is targeting to be listed by 2012.

Firm to build apartment suites in Kuantan


KUANTAN: Gold Coast Kuantan Resort Sdn Bhd, a subsidiary of STG Group, will invest RM10mil on its first property development in the East Coast Economic Region.

The development will comprise 99 apartment suites with a view of the South China Sea and full hotel services. The project is expected to be completed by 2010.

According to STG Group chairman Datuk Dr Alex Tan Siong Seng, Gold Coast Kuantan would emulate the company’s Gold Coast Morib Resort project, which would be completed by December.

“The group has plans for properties of different characteristics, from those with views of seas and lakes to that with islands and hills.

“In Kuantan, the property offers leisure and a quality lifestyle. It will be done with high standards in mind, and the furnishings will be like in a hotel,” he said in a press release issued here recently.

He said the Kuantan project would offer a beautiful view of the South China Sea provide good returns in investment.

Tan said the purchasers could opt to have their properties managed and rented out on a nightly basis by a professional company.

“They can get 8% returns on the investment for up to 15 years, without sacrificing their need to use the property or any other Gold Coast property for up to 60 days,” he added.

He also said the owners could expect capital appreciation of 40% after five years, adding that over 60% of the freehold Kuantan Gold Coast apartment suites had been sold.

Half of the buyers were foreigners and 80% of them had signed up for the investment plan, he added.

The rest would be owner-occupied, Tan said.

Among the facilities were a clubhouse, healthcare centre, karaoke, bar, cafes, seafood restaurants and water sports.

The project also boasts a 24-hour security and hotel management services.

Other Gold Coast properties in the pipeline are Nottingham International Apartments near Nottingham University in the Klang Valley and Gold Coast Pulau Pangkor.

The STG Group of companies is involved in property development, construction and advertising.

Its businesses include property development, investment proper*ty sales management, construction and one-stop advertising.

It is expected to be listed on the KLSE by 2012.
