DEVELOPER MTM Millenium Holdings Sdn Bhd expects its Casa Dal-Hanaa project in Cherating, Pahang, to record sales worth more than RM100 million as it attracts high net worth individuals from both Malaysia and abroad.

Loosely translated as the "Palace of Tranquility" in Arabic, the gated community and low-density development project comprises 20 units of Mediterranean-styled villas and 49 units of apartment suites with tropical landscaping.

Its executive chairman Mohamad T.Al-Ozeir said the project is 43 per cent completed, with Phase 1 comprising five villas and seven apartments already up for sale.

"We started selling the units recently and so far, the response we received have been encouraging," he told Business Times in Kuala Lumpur recently.


Mohamad said besides Malaysians, enquiries are coming from Europe, the Middle East, Hong Kong, Japan, Korea, Singapore and other countries in the Southeast Asian region.

"We expect to fully complete the 1.62ha beach-front project facing the South China Sea before end-2011," he said, noting that Phase 1 will be ready by year-end.

The villas, with barbeque pits on the rooftop, are priced between RM450 and RM750 per sq ft. The apartment suites, from single to four rooms, are from RM400 to RM650 per sq ft.

Mohamad refused to disclose the amount of investment pumped into the project which started in 2008, but noted that it was fully financed through internal funds.

"It took us two years before deciding on the concept. We wanted to build something different than those already available in Malaysia, while at the same time attract more foreigners in making the country, and Pahang especially, as their second home," he said.

MTM is wholly owned by Mohamad and his wife, Tengku Meriam Sultan Ahmad Shah.

Mohamad said the company hopes to turn the project into an international community with 60 per cent of its residents comprising locals while the rest are foreigners.

Other facilities at Casa Dal-Hanaa include swimming pools, restaurants, spa, a clubhouse and 24-hour security. It also plans to build a marina.

Pulau Ular, a small uninhabited island located just 1km across the project, is expected to add value.

"We have requested the Pahang state government to preserve the island as it is and not allow any development activities there," he said.

The project, situated on a 5.54-acre leasehold tract will consist of a hotel, serviced apartments and commercial units. The first phase will comprise one block housing 214 units of one-bedroom serviced apartments with built-ups from 509 sq ft and tagged from RM200,000 to RM350,000. There will also be 78 commercial units on the ground floor. The gross development value of the first phase is estimated at RM94 million.
Signature Landmark Property sales & marketing executive Eddie Aw tells theedgeproperty.com that the second phase will consist of two blocks of 3-bedroom apartments with a total of 229 units priced from RM208,000 and another 78 commercial units, while the final phase will be the hotel of which plans have not been finalised.

The developer has completed projects in Ipoh, Perak including commercial developments such as Greentown Nova and Bercham Nova.

KUALA LUMPUR: Ipoh-based developer Signature Landmark Property Sdn Bhd will officially launch its mixed development project, Aranda Nova in Cameron Highlands, on Sept 16.

According to its sales & marketing executive Eddie Aw, the first phase, which comprises 214 units of one-bedroom fully furnished serviced apartments with built-ups from 509 sq ft, has already seen a 80% take-up rate since its soft launch in September last year.

Buyers, he said, were mainly locals as well as those from Ipoh, Penang and Kuala Lumpur.

The studio units are priced at an average of RM218,000. It was earlier reported that the gross development value of the first phase is estimated at RM94 million.

Aranda Nova, situated on a 5.54-acre leasehold tract will consist of a hotel, serviced apartments and commercial units. There will be a total of 79 commercial units in the development.

The project is situated in Kea Farm, next to the Equatorial Hotel in Cameron Highlands, Pahang.

“Currently, construction works are 20% completed and we expect the first phase to be completed in December 2012. After that, we may launch our second phase but we are undecided if it will be our hotel or 3-bedroom apartments,” he told theedgeproperty.com.

However, he was unable to reveal indicative prices for the 3-bedroom apartments (unfurnished) but said that it would follow market rates, which are above RM350,000. There will be a total of 229 3-bedroom apartments available.

On the company's hotel, Aw said it would likely be a 120-room three-star hotel, which the developer plans to manage in its first foray into hotel management.

The developer has completed projects in Ipoh, Perak including commercial developments such as Greentown Nova and Bercham Nova.

Suria Bistari expects RM80m GDV for Johor Baru project

SURIA Bistari Development Sdn Bhd, a wholly-owned subsidiary of IJM Land Bhd, expects to record RM80 million in gross development value (GDV) for its two blocks of SuriaMas suites project in Larkin, Johor Baru.

General manager (Southern region) Tham Huen Cheong on Saturday launched the 16-storey SuriaMas Block C comprising 152 units.

Tham said 70 per cent of the units, pegged from RM220,000 to RM320,000 had been snapped up even before the launch.

Tham said he expects the take-up rate to hit 90 per cent by year-end and the GDV for Block C is expected to be RM35 million.





The company is set to launch the 13-storey Block D which will have 119 units by the end of the year, with GDV targetted at RM40 million.

The launch of Block D will mark the last of its four blocks of SuriaMas suites in Larkin.

Block A and Block B, comprising a total of 600 units, were fully sold out since last year.

"Johor Baru's economy is always linked to Singapore. A majority of the flat dwellers are locals working in Singapore. Security is one of the reasons why buyers are snapping up the apartments," Tham said.

Meanwhile, the company is set to launch the third phase of its cluster homes in Taman Nusa Duta soon.

The third phase consists of 128 units of two-storey cluster homes priced from RM518 and above.

Since its inaugural launch in July, the company has chalked up over RM65 million in sales turnover for its homes in Taman Nusa Duta

"With the new coastal highway here coming up and the cheaper toll rates at the 2nd Link since August, we expect a surge in sales of properties in the area.

"Taman Nusa Duta and the neighbouring areas are also poised to be like a duplication of Taman Molek with the sprouting of banks and other amenities in the vicinity," he said.
