San Lorenzo Place [2T|32F|2T|36F|mix|u/c]

Hi, I'm not sure if we already have a thread for this up coming project of Empire East Elite.

As of today, the former structure has been completely demolished. Some information about the project is already posted in the fence of the site but there's no rendering available yet.

The Empire East website is still not updated, but some property websites already have this project on their list but with no information yet.

That used to be the old depot, its a nice strategic site near MRT magallanes, good for a middle-class condo development.

How would this Empire East Elite compare to any of Ayala Land's brands?

I understand that Megaworld would equate to ALI's Ayala Land Premiere and Community Innovations, while Empire East would equate to ALI's Avida Land. But this Empire East Elite, it's the first time I've heard of it, maybe it will be equal to ALI's Community Innovations?

Wala pa palang nangyayari dito.......I took this pictures yesterday,umakyat pa ako ng MRT! nakakapagod pala,pero tama yung tip sakin ng photographer friend ko,the view from there was very nice!

Hehe, tama ba yung narinig ko, napagod ka sa pag-akyat ng MRT Magallanes? Eh mas matindi ka pa nga yatang magworkout sakin ano, mainit lang talaga siguro kaya feeling mo napagod ka agad sa taas ba naman nung station at nung overpass over the top of the station.

Hindi naman really napagod,hiningal lang

Ang layo kasi ng nilakad ko,tapos polluted pa yung lugar,hindi naman kasi ako pwedeng mag park sa Edsa so may Pasong Tamo ako nagpark,eh hindi ako marunong mag-commute dun sa area na yun,So nilakad ko yun from PSID building...tapos ang init pa!

Empire East net income grows 34.3% in Jan. to Sept. period

EMPIRE EAST Land Holdings, Inc., the middle-income arm of Andrew Tan-owned Megaworld Corp., posted a 34.26% increase in its nine-month income as a result of higher gross profits coming from completed projects.

In a financial report filed with the exchange, the company said its bottom line from January to September reached P140.7 million from P104.9 million in the same period last year.

Empire East registered a realized gross profit of P181.5 million compared with P209.6 million for the same period last year. This was attributed to the completion of certain projects. Among these projects are Laguna Bel-Air 1 & 2, Laguna Bel-Air 3, Laguna Bel-Air 4, California Garden Square, Xavier Hills and The Cambridge Village.

"For the nine months of 2007 and 2006, the other major revenue contributor was the interest income derived from accounts under in-house financing amounting to P115.26 million and P172.3 million or equivalent to 19% and 26% of total revenues," Empire East said.

Operating expenses, however, also rose slightly to P416.7 million from P402 million.

The listed firm said it expected favorable prospects in the years to come as the demand for housing continues to grow.

"The demand in housing is expected to grow considering the affordable prices of properties, the attractive payment scheme which the Company offers under in-house financing and the competitive interest rates of most banks on housing loans," it said.

Empire East said it has a land bank of P2.76 billion. The properties, it said, were acquired and kept for future development.

These properties are located in Metro Manila and in the provinces of Cavite, Laguna, Batangas, Rizal and Quezon.

For the remainder of 2007, the company has allotted P700 million, from its annual capital allotment of P1.5 billion to build three more residential projects.

Little Baguio Terraces in San Juan will have 1,800 units, while Pioneer Woodlands in Mandaluyong will have 3,800.

San Lorenzo Place in Makati, meanwhile, will have 2,000 units.

Empire East is also seeking to raise P2.7 billion in a preemptive rights offering scheduled for January next year. — Lovely Nica P. Lee

clearing up the area siguro Tyronne. pero last weekend, wala pa talagang kahit ano. will this be something like CA Garden Square? 2000 units will be too many! me 'luxury' pa naman na nakalagay sa fence.

siguro parang mas pioneer woodlands since just like it, nasa tabi rin sya ng MRT station. And this one is just 1 station away from ayala ave. kaya maganda loc nya sa mga nagtratrabaho sa makati.

mas maganda location ng pioneer woodlands because it is between the Makati and Ortigas CBDs.

yes i agree. this project will sell like hotcake imo. the possible selling points will be:

+ few minutes away from airport
+ few minutes away from Makati CBD and FBGC
+ katabi ng MRT (imagine the convenience pag sa Ortigas ka nagwowork at dito ka nakatira)
+ breathtaking view of Manila Bay and Makati Skyline. Afternoon view of the CBD will be something. so kahit side ka ng makati or manila bay, ayos lang.
