I was able to count 37 floors on the tallest tower. If I am an investor, will I go for an unobstructed Makati and Fort Bonifacio skyline view, or unobstructed airport and manila bay/sunset view? having both views is not possible for this project. or will the hirise units have views of both?

there will be bigtime facelift on that area of EDSA and Pasong Tamo!

the rendering actually looks like another version of Manhattan Garden City/Parklane (?). a good investment imo. i'd love to live there in a unit facing makati skyline.

as an investor, imho, you should be thinking of the price tag rather than the view. if its cheaper without the view then grab it. i am sure rental will be easier for cheaper rates. in that area, 10-20k a month is not bad. make it 15k with all these amenities. the tenant will have to pay for the condo corp dues.

for other areas near makati cbd, places such as legazpi or salcedo. they can price it as much as 40k for a 1br unit. amazing.

think of many doors = more income. maybe leisure quality (view and amenities) will come next if you have the extra money.

tapos naisip ko lang... may eton centris na sa quezon ave. may symphony, victoria station, ralston sa GMA/kamuning. may manhattan gardens sa cubao/araneta center. may malayan, discovery suites sa ortigas? may soho central, st francis, lancaster sa shaw. may GA towers, globe, robinson's cluster, pioneer woodlands sa boni. tapos san lorenzo place sa magallanes. so north ave., santolan, guadalupe, boni, ayala and taft na lang ang wala. unless isama natin yung residences sa ayala.

MRT Magallanes station has a better view of the Makati skyline IMO.

The open ground level is actually a driveway. And the podium you see is not commercial, but rather PARKING BUILDING. The connecting bridge between the podiums link only one floor and you have to pass thru the parking level to get to the other podium.

Under the Makati Zoning Ordinance, entry along EDSA side is prohibited, so all vehicular traffic will have to pass thru Pasong Tamo side. You can just imagine hundreds of cars lining up the intersection every morning causing monstrous traffic jam at the foot of the Magallanes flyover. Talk about "quality development" without intelligent planning.

There is nothing spectacular about this project. Empire East/Megaworld is not known for quality projects delivered as advertised, just hyper-publicized.

That's basically correct. Under the Makati Zoning Ordinance, there should be street widening from the EDSA-Pasong Tamo intersection by about 10 meters on both sides.

But I don't see the developer doing it.

Their property fence is built up to the sidewalk, even forcing those who alight from the MRT Magallanes to step on the street carriageway and get in danger of being swiped by passing vehicles.

Again, talk about "quality development" which this developer doesn't have.
