one bedroom is around 2.2M(2.4M?). and the 2 bedroom starts from 3.3M(less than 40 sqm).

Dimensions are very small. A 40 sqm. in other condos would be a studio unit.

every condo built near the MRT or LRT is not meant to be a family home . it is meant to be the a first home for a double income(and definitely NO KIDS) or single income and spouse takes care of the baby no maid situation. Every Sunday night they come here and Friday nights they go home to Bulacan and north or cavite/batangas/laguna and south to their provincial home. and when the railways are modernised from ilocos to albay, instead of driving to their provincial home on weekends, they use the PNR. Now that is a realistic and achievable first world life with quality in the metro-manila.

very small indeed. their one bedroom unit is more or less a studio type, which is around 26 sqm. i believe their intended market are the yuppies. based on their flyers, they are depicting the night life of glorietta. so, not really a family type dwelling i suppose.

Empire East launches 3 condo projects simultaneously

Leading mid-income residential condominium developer Empire East Land Holdings Inc. has simultaneously launched its first three transit-oriented projects in San Lorenzo Place, Makati; Pioneer Woodlands, Mandaluyong; and Little Baguio Terraces, San Juan.

"We are the first developer to launch simultaneously three new projects that are not only strategically located, but more importantly, connected to mass transit systems," Empire East President Anthony Charlemagne Yu said.

San Lorenzo Place has a direct connection to the Magallanes MRT station, while Pioneer Woodlands features a concourse level that connects residents directly to the Boni MRT station. Little Baguio Terraces is easily accessible to both the Gilmore and Ruiz stops of the LRT2.

"This way, our future residents will be connected to all spokes of the metro: the workplace, shopping malls, schools, churches and hospitals," said Yu.

He added that these three projects will further bolster Empire East’s standing as the country’s top mid-income developer, noting that the unit sizes, prices, terms of payment and location are especially geared towards starting families and overseas-based Filipinos.

The three projects give Empire East the distinction of having the highest number of transit-oriented projects for any developer in the country today.

San Lorenzo Place will have four towers with 1- to 3-bedroom units while Pioneer Woodlands will consist of nine residential towers offering studio to 2-bedroom units.

Meanwhile, Empire East will construct six residential towers at Little Baguio Terraces, which offers two- and three-bedroom units.

Yu said Pioneer Woodlands boasts of a strategic location that is midway between the Makati and Ortigas business districts. Bonifacio Global City is also readily accessible.

Meanwhile, Little Baguio Terraces is a short train ride away to the emerging business hub at the Araneta Center. Of course, San Lorenzo Place residents are securely within the country’s premier business district.

Empire East is projecting to start construction of Pioneer Woodlands and Little Baguio Terraces late this year, while San Lorenzo Place will break ground next year.

2BR unit is around 38 sq m at 3.3M. that's around 86K/sqm. not bad imo. and unit price does have incremental increase as you go up.

not so sure of the names of the towers. what i'm sure about is, tower 3 will be presold first. that's the one at the corner of EDSA and Pasong Tamo. unit owners facing west of this tower will have an unobstructed view of sunset (and EDSA-SLEX interchange). i think i'd prefer a unit facing sunrise (and Makati, Global City skylines) but the preselling of which is still unknown. neither is the approx. date of groundbreaking. well at least to the agent i have talked with. the date of construction could be dependent on the unit take up as with most developers. model units inside the site will be ready within the month.

that's right. the whole structure erected is quite sizeable. this could also be their temporary sales office. investors planning to buy units here will also have Pioneer Woodlands as alternative.

just bought a 2 bedroom unit on the topmost (36th) floor... particular din ako sa view and the convenience of the mass transit. hopefully ill get stunning views of makati, BGC, NAIA T3, and MOA/Pagcor CITY/, and of course manila and laguna de bay.

Guevara firms seek return of Makati lot

Real-estate firms Guevent Industrial Development Corp. (Guevent) and Honeycomb Builders Inc., owned by the Guevara family of the Avis Rent-a-Car chain, have asked listed mining firm Omico Corp. to return 2,426 square meters of prime property in Makati City after the latter allegedly failed to comply with the terms of a joint-venture agreement involving the development of the parcel of land in 1995.

The property is located at the corner of Pasong Tamo Extension and EDSA (Epifanio delos Santos Avenue) and is only half of the total 4,959 sq. m. of land that is the subject of the joint venture for a condominium project.
Alberto Gaviola, legal counsel of Guevent and Honeycomb, alleged that Omico was supposed to construct a mixed-use condominium project on the property that should have been finished by September 1998, if not for the impact of the Asian financial crisis in 1997.

Omico bought two parcels of land from Guevent and Honeycomb for about P62 million. The remaining two parcels of land were the subject of a joint venture with Guevent and Honeycomb wherein Omico was to develop them into a condominium projects.

Guevent and Honeycomb are demanding that Omico give back the property bought from them since Omico failed to deliver the project, Gaviola said.

The lawyer also said that the Guevaras had written Omico that it was canceling the joint venture with the listed firm.

Omico president Tommy Tia said the company was still studying its next move regarding the demand of Guevent and Honeycomb that they be paid P500 million in damages and penalties for opportunity losses and the group’s letter indicating that it was rescinding the joint venture.

“The demand for damages have hampered our ability to negotiate for financial packages for the condominium project,” Tia told Inquirer.

Tia also explained that aside from the Asian financial crisis, the Makati city council has issued a resolution in 2000—-Resolution No. 2000-078—limiting the height allowed in that part of Makati to a floor area ratio of 4, which means buildings should stand only about 6 stories high to prevent any obstruction to landing aircraft.

If it pushed through with the condominium development, the project would have involved two towers, standing 18 stories each, with each tower offering 330 units. The project would have cost about P1.7 billion, Tia said.

Tia added that it could no longer pursue the project with Guevent and Honeycomb under the agreed terms due to the restriction.

Gaviola said Guevent and Honeycomb should have received condominium units worth P247.95 million or 10.9 percent equivalent to 6,612 sq. m. of the total saleable area had Omico completed the project as scheduled. Elizabeth Sanchez-Lacson

that could be the lot across San Lorenzo. SLP's lot is more sizeable than a 2K+ sqm lot. i suppose SLP's lot is affected by the Makati City rezoning of that stretch. hence the mushrooming of high rise developments lately.

must be. if you are to examine projects along chino roces, this one by Empire East is the best option in terms of accessibility. you can compromise the quality for the accessibility. but when Avida project arrived, SLP now got a stiff competition. Empire East really has to improve their quality to increase the marketability of SLP. property management and aftersales support are some areas to improve on with Empire East and MW.
