#PROJECT: AL RAHA BEACH DEVELOPMENT

New city district to be builtat Al Raha in Abu Dhabi

Abu Dhabi: A new city district at Al Raha will be built at a staggering cost of Dh54 billion to serve as the new gateway to Abu Dhabi city, the developers announced yesterday.

"We are delighted to be directed by President His Highness Shaikh Khalifa Bin Zayed Al Nahyan to undertake this significant landmark development in the heart of our capital," said Ahmad Ali Al Sayegh, chairman of Aldar Properties.

"Work will start immediatelyin accordance with Aldar's masterplan and development guidelines."

The new city district will be built on 6.8 million square metres along the Abu Dhabi to Dubai highway on reclaimed land at Al Raha beach.

The total built-up area will be 12 million square metres ranging from 60-storey towers to low-rise developments at the water's edge to accommodate a resident population of 120,000.

The new city district will be integrated with Khalifa Town 'A' and the recently completed Al Raha Beach Hotel by a road and related transport links.

The underlying theme of the development will be to enhance Abu Dhabi's natural wealth of water and beach frontage. "Maximising the water frontage at Al Raha beach, the new city will provide a lifestyle destination embracing residential, commercial, cultural, entertainment and public amenities," he said.

Water taxi services will be provided to serve all parts of Abu Dhabi island as well as the outlying islands such as Saadiyat and the Abu Dhabi International Airport, thus providing a new means of urban transport for the city while also boosting tourism in the capital.

Aldar's portfolio comprises major developments and redevelopments of several projects in and around Abu Dhabi.

now we know business bay will cost around aed150bn to aed200bn!!!

what scares me, is 120.000 residents, s it will become another dubai marina i guess

So is Abu Dhabi approaching towards Dubai along Sheikh Rashid road now the way Dubai developed along SZR?? Also will Aldar be inspired by Nakheel and Emaar in future projects? This kinda development is new for Abu Dhabi..

Aldar receives nod for Dh54b city at Al Raha

9 February 2005

ABU DHABI — The President, His Highness Shaikh Khalifa bin Zayed Al Nahyan, who is also the ruler of Abu Dhabi, yesterday approved an ambitious master plan under which recently established Aldar Properties will develop a new posh city at Al Raha Beach on the outskirts of the capital with an estimated cost of Dh54 billion.

Maximising the water frontage at Al Raha Beach, the new city will provide a life-style destination embracing residential, commercial, cultural, entertainment and public amenities.

Taking inspiration from capital cities with extensive water frontage, the new city district will occupy an area of 6.8 million square metres along the Abu Dhabi-Dubai highway on reclaimed land at Al Raha Beach.

Development costs are estimated at Dh54 billion with a total built area of 12 million square metres arranged from 60 storeys high to low-rise developments at the water's edge. It will be planned for a resident population of 120,000 inhabitants.

The new city district will be integrated with Khalifa Town "A' through road and related transport links, as well as the recently completed Al Raha Beach Hotel.

The underlying theme of the development will be to enhance Abu Dhabi's natural wealth of water and beach frontage.

A unique feature will be the provision of a water taxi service, serving all parts of Abu Dhabi island as well as outlying islands such as Sadiyat and the International airport.

This will provide a new form of urban transport for the city and add to the tourism offer for the Emirate.

"We are delighted to be directed by His Highness the President to undertake this significant, landmark development in the heart of our capital", said Aldar's Chairman Ahmed Ali Al Sayegh.

Work will start immediately on the development in accordance with Aldar's master plan and development guidelines.

I think it's pretty obvious that Shaikh Khalifa is not only going to follow in the footsteps of Shaikh Mohammed Bin Rashid, I think he's also consulting him

After giving it a thought, I find Im a little disappointed by this project. Abu Dhabi already has a modern, well-planned, dense city as opposed to Dubai which looks very random. Therefore, I think Abu Dhabi should've focused more on developing its island (which has so much skyscraper potential already) rather than build new cities from scratch outside the city which dont have any location-benefits compared to the island.
