The masterplan was designed by HOK architects

The pace of progress spreads its net far and wide with the widening of existing roads and creation of brand new arterial roadways in and around the city-side. To leverage the construction of the proposed Underground Metro Rail, important stations within GVK SkyCity have been earmarked and shall provide easy connectivity between the city, the airport and Mumbai. In addition to this, time-saving facilities such as the underground parking below the common areas, open and multi-level parking are within easy reach across the city.

This looks like where the SEAR meets the WEH (foreground)

The Skycity is definately on but there is no time limit as to when the construction will start.GVK will not just leave such prime land lie idle. They are waiting for economy to improve, improve their own balance sheets plus find the right companies to fill skycity, otherwise its no point building such grand structure and no one to lease it

6-metre-tall-shivaji-statue-to-attract-fliers-at-T2

The bronze sculpture will be part of an open-air museum dedicated to the warrior king; scriptures and historical artefacts related to him will also be put on display
Apart from being a part of the state’s first museum dedicated to the Maratha warrior king along the newly constructed Sahar elevated road, the six-metre-tall, bronze statue of Chhatrapati Shivaji would also act as a tourist attraction. The open-air museum where the statue would be installed is walking distance away from Terminal 2 (T2) of the international airport.

Pune-based artist Sharad Kapuskar is sculpting the statue. When contacted, Kapuskar refused to comment stating his contract with Mumbai International Airport Private Limited (MIAL) does not allow him to disclose details of the statue to the media.

An MIAL official requesting anonymity said, “Though the management wants to get the statue at the earliest, it will take at least three months for the sculpture to get ready. There is no chance of it getting installed any sooner.” The MIAL is the authority that is responsible for complete development of the land and the museum.

Commenting on the issue, another MIAL official said, “We will ensure that the statue poses no problem to the air funnel. Also, there is a possibility that a pit will be dug in which the statue will be placed so that it’s height does not bother flight operations.
The museum will be built on a 5,000-sq m plot and will display objects and scriptures related to Shivaji Maharaj, and history related to him.” However, the exact date of inauguration of the museum remains unknown.

Mega business district for Mumbai, courtesy MIAL
GVK Skycity's 20-million sq ft commercial space will be bigger than that in BKC; bids invited for first phase

Mumbai is getting ready for yet another business district in an area that would be bigger than Bandra-Kurla Complex, which is home to a host of marquee names in business. Known as the GVK Skycity, the area surrounding the swanky new T2 terminal in Sahar and built by the GVK group's Mumbai Airport International Ltd (MIAL), will have 20 million sq ft of commercial space that will be bid out.

The first phase, which will see the construction of hotels, three million sq ft of retail area, office blocks and conventions on 200 acres of airport-owned land, has begun and the GVK group plans to finalise the lease of 8-10 acre land parcels by March.

According to a GVK group presentation, the projected investment in GVK SkyCity will be over Rs 12,000 crore. Plans have been prepared to boost infrastructure and amenities, including sidewalks, arterial roads, a metro line and a recreation area, amongst others. The presentation talks about changing the real estate landscape of the area by creating a "vibrant 24x7 business and leisure hub and global convention and hospitality destination".

Absolute sensationalism! Not expected from a business newspaper. Hope some politician or social activist doesn't pick up this news to say how the private player is exploiting at the expense of slums.

It is just larger than the current stock of BKC ; the potential of BKC is very high at around 80 million sq feet.

I think, a calculated release of supply into the market could fetch a huge amount. Metro Line 1 will help in getting better rates for office and retail space immediately. When Line 3 comes, the rates can be far higher (which can be built into the contract right now).

swanky-hotels-malls-to-come-up-around-mumbais-terminal-2

http://www.mid-day.com/articles/swanky-hotels-malls-to-come-up-around-mumbais-terminal-2/15108072

After successfully launching a world-class airport terminal (T2), GVK now plans to construct a new business district in the vicinity of the international airport.

Armed with 200-acre of land that the energy to infrastructure giant received for constructing the new terminal, the company plans to transform the parcel of land into a massive business district, which would be bigger than the Bandra-Kurla Complex.
The ambitious project, known as the GVK Skycity, would comprise mostly of commercial establishments, hotels, malls, and theme parks, but not residential apartments. Going by the ongoing market rate of commercial office space around the swanky new airport, the 200-acre of land would fetch them nothing less than Rs 13,000 crore. According to realty experts, if GVK plans to bid out the land, they may get more than the existing market rate.
GVK plans to monetise the 1.80 million sq-feet airport land available to them and a tender for the same has been floated and bids have been invited too. The 200-acre land bank has been divided into seven parts and the bids have been invited for the first parcel of land. According to sources, the first phase will see the construction of hotels.
When GVK officials were asked about the project, they confirmed the plans to develop the area in and around the airport. “By virtue of the Operations, Maintenance and Development Agreement (OMDA) with AAI, GVK has been allowed to monetise about 10 per cent of the airport land with an objective to help the company raise resources to develop and modernize the Mumbai International airport,” said a GVK official.
No turbulence
Experts said that the since most of the 200-acre of land is slum free, it is an added advantage for the company. The company had initiated the slum redevelopment scheme for most of the slums existing near the airport years ago.
When asked what GVK plans to construct here, the official said, “GVK is getting set to transform the skyline of Mumbai with its 24x7 vibrant destination, SkyCity. It will house a range of hospitality, commercial, retail, entertainment and cultural hubs. In a phased development that will take place over 10-12 years, GVK SkyCity will feature an array of themes and unique characteristics.
Furthermore, the development planned around the airport will make it easily accessible to international visitors and city residents alike. The project will feature, amongst other things, urban design, utilities, transportation and landscape planning.”
Voices
It will be very good for the city, as it will help curb the exorbitant prices of commercial space. Reaching Andheri is easier than BKC or Nariman Point. When supply comes in, then it would put pressure on BKC and other commercial hubs to reduce rates. - Pankaj Kapoor, MD, Liases Foras
No one, including private companies, should be compensated. When people have paid taxes for infrastructure, then why are they [govt] dependent on private firms to develop everything. Where is the tax payers’ money going? - Dr Sanjay Chaturvedi, executive editor, Accommodation Times

KB, sorry if you've answered this already. Will Skycity occupants be able to use the SEAR? And will there be a metro within skycity (one on the lines of ggn rapid metro)?
There aren't any exits on the SEAR, no provision for any either, which is why I think connections to and from sky city will mostly be via a vastly improved existing surface road network, and perhaps a new direct connection even. It's all quite murky right now.

all sundays they should allow two wheelers to airport and sealink
Two wheelers are allowed at the airport 24/7... they're just not allowed to use roads meant for the more civilised.

Mumbai airport plans Rs 1,600 cr airport upgrade

Plans for metro link, terminal expansion, taxiway and an under ground tunnel

Aneesh Phadnis | Mumbai
March 8, 2014

A metro link improving access to the terminals, expansion of T2, a new taxiway and a tunnel under the runway for airside vehicular movement are being planned in the second phase of Mumbai airport modernisation project.

The total cost of these projects is pegged at Rs 1600 crore including interest cost and pre-operative expense of Rs 341 crore and will be complete between FY 2016-2019. Mumbai International Airport Ltd executives outlined the development plans last week and will form an Airport Users Consultative Committee comprising of airlines, Airport Authority of India and other stake holders for better decision making. MIAL did not respond to an email query on the topic.

Mumbai airport is the second busiest airport in the country but suffers serious issues of airside congestion thus reducing capacity. A new integrated terminal T2 opened for international operations in February and domestic operations will shift next year. Its hub potential too is limited. The second phase of construction at airport is aimed at improving both the connectivity to the terminals and boosting terminal and runway capacity. This includes expansion of the T2 by constructing the South East Pier. This will enable MIAL to add seven passenger boarding bridges (aerobridges) making it total of 29 bridges.

The proposed metro connectivity to the airport as a part of Colaba-SEEPZ line will reduce the travel time between Colaba to airport from over 60 minutes now to 40 minutes. Within airport three stations have been planned - one each at domestic and international terminals and the third in GVK SkyCity, the commercial hub being planned on airport land.

The Cost of two Metro stations at domestic terminal and international terminal will be included in airport Project Cost while cost of the Station at the airport colony shall be included as part of Sky City development. The total cost of developing metro lines within the airport area is estimated at Rs 518 crore. Totally the Colaba-Seepz line will cost around Rs 23,000 crore and is being executed by the Mumbai Metropolitan Region Development Authority.

A new taxiway will be constructed creating an additional aircraft holding area before the take off point of the main runway and this will allow flexibility to ATC to change the departure sequence at the last moment which will increase the runway capacity, MIAL said in a presentation to airlines last week.

Similarly a tunnel is being proposed to reduce connect times for transfer between existing domestic terminals and T2. This project envisages construction of a 600 metre tunnel with 100m ramps on both the sides beneath the secondary runway and will reduce distance between two terminals by two kilometres and cut travel time by 6-8 minutes.
