Dijaya to launch Danga Bay project by Dec

DIJAYA Corp Bhd (5401) will launch phase one of Tropicana City@ Danga Bay, its RM3.8 billion integrated waterfront flagship project in Johor by December this year, its chief said.

Phase one will feature some 700 units of upper middle serviced apartments in three blocks, worth RM600 million or more than RM600 per sq ft each, managing director Datuk Tong Kien Onn said.


"We hope to start construction by December and realise the units block by block. Piling works have been completed. We are confident of the project," Tong said in an interview with Business Times in Kuala Lumpur recently.

Dijaya is developing 14.8ha of prime waterfront land at Danga Bay in Johor Baru over the next 10-12 years with Iskandar Water Front Sdn Bhd (IWSB).
Goldhill Quest Sdn Bhd - a 60:40 joint-venture between Nagasari Cerdas Sdn Bhd (a Dijaya unit), and Global Corp Development Bhd (owned by IWSB) - bought the land from Danga Bay Sdn Bhd for RM308 million or RM190 per sq ft.

It is one of the biggest private land deals since the inception of Iskandar Malaysia in 2006, where it is located.

Goldhill plans to build a retail street mall, office towers and residences, SoHo (small office/home office) and a four and five-star hotel.

"We are still working out the components. The project will be similar to the Mid Valley development. But our mall will be different as it will focus on food and entertainment," Tong said.

Tong said Dijaya is targeting homeowners, expatriates and investors from Asia Pacific and Europe.

He said there will be spillover from Singapore with the opening of Resorts World Sentosa and The Marina Sands resort, where each have said they will employ more than 35,000 people when the projects are fully completed.

"We expect many of the staff to be relocated to Johor. Singapore expects 10 million additional tourists a year and we hope to ride on that with the opening of a four- or five-star hotel within our development.

"We may look at international operators like Starwood or Ritz Carlton Group to run the hotel. Nothing is on the cards yet as the hotel will be developed at a later stage," Tong said.

Dijaya, known for its flagship Tropicana Golf and Country Resort development in Petaling Jaya, has RM290 million cash in hand which it will partly use to start the development, Tong said.

"We will look at bank loans but we are expecting the project to be self-financing later," he said.

Property developer Dijaya Corp Bhd aims to launch four new high-end projects worth RM1.2 billion before year-end as it is bullish on the market, its chief said.

Dijaya (5401) plans to launch its Casa Tropicana condominium and Tropicana Avenue office development at Tropicana Golf and Country Resort in Petaling Jaya, Selangor, within the next one month.

Casa Tropicana has 296 units worth RM138 million or more than RM400,000 each, ranging from 986 sq ft to 1,400 sq ft.

Tropicana Avenue, worth RM336 million, comprises 442 offices. Sizes start at 885 sq ft and each office is priced at RM400,000 onwards.

Dijaya managing director Datuk Tong Kien Onn said the two projects have received overwhelming enquiries from buyers including foreigners.
"We expect the projects to do well. There are discerning buyers who want to put their money into properties as an investment," Tong said in an interview with Business Times.

Tong said the company's recent launches namely, Grand Villas and Pool Villas at Tropicana Indah Resort Homes in Petaling Jaya enjoyed good sales.

In May, Dijaya launched Grande Villas, comprising 12 bungalows worth RM61 million. One third has been sold, with each unit being priced at RM5.5 million onwards.

A month later, it launched Pool Villas, which are 54 units of semi-detached homes worth RM194 million or from RM3.6 million each. A few units have been taken up.

Tong said by December it will launch Tropics @ Sg Long in Cheras, where it has 10.7ha of land.

He said the project will comprise semi-detached homes, zero lot and link houses worth over RM200 million.

Also in December, Dijaya will launch Phase One of Tropicana City@Danga Bay, its RM3.8 billion integrated waterfront flagship project in Johor.

Phase One will feature some 700 units of upper middle serviced apartments in three blocks, worth RM600 million or more than RM600 per sq ft each.

Dijaya acquires 227 acres in Plentong

JOHOR BAHRU: Dijaya Corp Bhd is expanding its presence in Johor with the acquisition of 227 acres (90.8ha) of land in Plentong, Johor Bahru.

On Monday, Aug 15, the developer announced that Magical Heights Sdn Bhd (MHSB) will be purchasing two parcels of property with a aggregate potential gross area of 227 acres from Trident World Sdn Bhd for RM220 million, or about RM22.25 per square foot.

MHSB is a 50-50 joint venture between Accroway Sdn Bhd (a wholly-owned subsidiary of Dijaya) and Iskandar Waterfront Sdn Bhd (IWSB).

Dijaya managing director Datuk Tong Kien Onn was optimistic about the project's prospects, claiming Johor to be "three to five years behind Penang and has a good growth potential."

"We will be targeting both local and Singaporean buyers and investors. In terms of pricing, it will be somewhere between middle and middle-upper," he told The Edge Financial Daily on Monday.

The project is located close by to the Senibong Cove development, a successful joint venture between IWSB and Australia's Walker Group, and faces the coastal highway, which connects to Johor Bahru city and the Johor-Singapore causeway in 15 minutes, or 12km away.

The project, dubbed Tropicana Danga Cove, is expected to generate a gross development value of RM2.8 billion.

This marks Dijaya's second major foray in Johor.

IWSB and Dijaya previously worked together on the Danga Bay joint venture which is scheduled to be launched by the year-end. It covers 37 acres and comprises mixed commercial units, serviced apartments and even a small hotel, said Tong.

According to Tong, the first phase of development will see slightly over 11.3 acres of commercial land developed into 112 units of 3-storey shop offices measuring 24 ft by 70 ft and will likely be priced at between RM1 million and RM1.8 million.

Tong said the subsequent phases will consist primarily of residential developments which will take up most of the remaining land. Plans for the residential developments are still being drafted, he said, but will consist of landed properties, condominiums and gated communities and are expected to take eight to 10 years to complete.

Dijaya CEO Tan Sri Danny Tan said the decision to enter into the next significant venture in Johor via the purchase of the land was in line with its expansion strategy into the southern region of Peninsular Malaysia.

"This provides a balanced approach of the expansion in Johor in which the Plentong development will focus on landed residential and commercial properties while Tropicana Danga Bay will offer high-rise residential and commercial development", he said in a statement.

"The Plentong development will cater for the growing demand from purchasers who prefer to stay close to the city centre and those who commute to Singapore daily via Singapore-Malaysia causeway," he added.

With regards to the recent global economic crisis, Tong said "development is an industry that cannot slow down. Every 10 to 15 years, we have a downturn but we have to weather it and keep going. For us, it will be business as usual."

I saw another post mentioned about Golden Sands Sevices Apartment(next to Sri Samudera), I can't find their show unit or sales office, are they started selling or already sold out?

Started selling Phase 1, and mostly sold i guess. Phase 2 not yet.
The sales office is inside Sri Samudera, at their lobby. Because both belong to the same developer.

Dijaya targets foreign buyers for Tropez Residences

JOHOR BAHRU (Dec 16): Dijaya Corp Bhd is banking on the strategic location of its Tropez Residences in Tropicana Danga Bay, Iskandar Malaysia, Johor, to attract international buyers.

Tower A of the three-tower condominium was launched last Saturday. The project is part of the RM3.8 billion Tropicana Danga Bay development, a joint-venture project between Dijaya Corp and Iskandar Waterfront Sdn Bhd. The integrated project sits on 37 acres (15ha) within Iskandar Malaysia.

"Due to the strategic location of Iskandar Malaysia at the crossroads of two straits, two oceans and two continents, Tropicana Danga Bay has great potential to become an international landmark. It is driving the development of a thriving modern metropolis in the southern part of Johor," said Datuk Tong Kien Onn, Dijaya managing director.

"Our latest product, Tropez Residences, has garnered keen interest from local and foreign purchasers. Tropicana Danga Bay can capitalise on Malaysia's synergies with Singapore by offering an optional address that is conveniently linked to vibrant Singapore," he said.

The target market for the condos are young executives residing in Johor, small families, Malaysians working in Singapore, foreigners, especially Singaporeans, and investors, said Tong.

At press time, 200 of Tropez Residences's 428 units in Tower A had been sold. The RM650 million bay front condominium stands 38 storeys tall. The units have built-ups of 689 to 1,668 sq ft with prices from RM400,000. There is a range of one-bedroom plus study to three-bedroom apartments.

Facilities include a swimming pool, gym, multi-purpose hall and tennis court. There will be two open air sky lounges in Towers A and B while the entire condo project will eventually be connected by a level six walkway to the entire Tropicana Danga Bay development.

Tropez Residences's other towers will be launched next year. Tower B is 39 storeys with 424 units; Tower C is 29 storeys with 297 apartments.


Tropez Residences will have open air sky lounges in two of its three towers, while the entire condo project will be linked to the entire Tropicana Danga Bay development.

Tropicana Danga Bay is set to be an integrated community linked via a network of well-shaded sky bridges and pathways and extensive green roofs. It will also have a blend of lifestyle and commercial properties along with a hotel and a shopping centre.

Situated on the Straits of Johor, the project is accessible via a network of major highways, such as the North-South Expressway and access to Singapore is easy. It is close to the city centre and Senai International Airport as well as cargo hubs and seaports.

The developer of Tropicana Golf & Country Resort, Tropicana Indah Resort Homes and Tropicana City in the Klang Valley is also in a collaboration with Starwood Hotels & Resorts Worldwide Inc to develop a five-star W Kuala Lumpur Hotel and Residences in Kuala Lumpur city centre which is expected to commence by early 2012.

In Penang, the group has just entered into a joint venture agreement with Ivory Properties Group Bhd to build a mixed development project in Bayan Mutiara, Penang.
