Again. Just unit sizewise. A 24sqm unit is not the same as 36sqm unit
It is just like comparing a studio to 1br

I somehow relate that 4 bed flat unit to a longer term hotel stay
SEDA's room size is like 30sqm
The Belmont hotel near resorts works is 22 Sqm with double bed
Imagine putting 2 bunk beds in the size of a room

Also it is Ayala Land that is putting up these dorms not just Avida. But Avida is Ayala
But you are right. Since the locations of these dorms are within Bonifacio North it is Avida condo units that are reallly affected but also Veritown and Uptown condos

Which brings me back to old messages here why Ayala keeps putting up Avida projects in Bonifacuo North and not Alveo nor ALL
Now I may have a partial reason why

But then again a minimum unit size of 55sqm of Alveo is 1br whereas AVida is 2br which is equivalent to it's direct competition veririn and megaworld

As to minimum size of 36sqm in NYC. If they lower or decrease that size requirement to say 24sqm to set up studio units or microapartments in BGC I do think that's when we should all be worried

But last question. In manila or BGC. Does unit size really matter. Does that 12-14sqm make a difference to average office worker in manila. Is 12k difference per month not a big thing. If answers are all no. Then all my arguments and comments above are not valid

Even your two 2BRs will be affected. Those 4 potential roommates who otherwise would have considered YOUR rental price will just rent directly from Avida's dorm units instead. That means less overall demand for your units. Why are you not concerned about that? I can only presume you're somehow connected to Avida.

In which Avida development?

Plus, a casinoís location falls within the scope of governmental regulatory bodies and their policies. Unit size as mandated by FBDC isnít overseen or enforced by the government. They canít be compared.

The 5th Ave Flats arenít sold to end-users and are therefore not embraced by the same polices thatíre in place for real property.

I know itís getting a little technical, but you have to think of 5th Avenue Flats as being similar to a hospital or hotel where its existence will be to the benefit of the developer, unlike a residential condominium where the benefit will move to the buyer at point of sale.
