Sunway and Mitsui Fudosan to build RM319mil condo at Sunway Resort City

Sunway South Quay Sdn Bhd, a subsidiary of Sunway Bhd recently entered into a 67:33 joint venture with Japan’s largest property company by revenue – SEA Investment Four Pte Ltd, a subsidiary of Mitsui Fudosan Co., Ltd to develop and to sell Sunway Geo Residences at Sunway South Quay.

The development of the condominium will be undertaken by the joint venture company, Prosper Revenue Sdn. Bhd. (PRSB). Scheduled to launch in November 2013, it is targeted for completion by 2016.

SUNWAY Geo Residences Tower A, which is part of the Sunway Geo integrated RM1.5 billion development, has received encouraging response with a total of 200 units snapped up during its pre-launch recently.

Sunway Geo Residences is the third phase of the integrated development, comprising 472 units of condominiums within two 30-storey blocks with a gross development value (GDV) of RM319 million.

The condominiums come in two- to four-bedroom units with 829 to 1,496 sq ft built-up space.

Sunway Geo's previous phases has received overwhelming success, with the first phase, comprising 31 units of retail shops and 228 units of flexi suites, all sold out.

The second phase, with 46 units of retail shops and 228 flexi suites, has been 90 per cent sold out.

Sunway Geo Residences is a 9.36ha development and currently one of the hottest properties among Sunway Property's recent launches.

It comprised retail shops, flexi suites, serviced apartments and residences.

The project comes complete with an Olympic-size pool aqua gym, tennis court, squash court and basketball half court.

Sunway Geo Residences Tower B will be launched by next week, with prices starting from RM834,000 for each unit.

Sunway Property joint managing director Sarena Cheah attributed the success of the development to its strategic location.

"It is part of Sunway South Quay, an international community that derives great advantages from the surrounding amenities in the matured township Sunway Resort City, which offers seven million sq ft of world-class facilities that include education, shopping mall, healthcare, leisure, commercial, retail and residential components," she said.

A key attraction of the Sunway Geo development is the upcoming elevated bus rapid transit (BRT) - Sunway Line - that has a station in front of Sunway Geo Retail.

The 5.4km line, touted to be the game-changer for Sunway Resort City, is currently under construction and will connect to a planned light rail transit (LRT) station at USJ (Kelana Jaya LRT extension) and the existing Setia Jaya KTM station.

The elevated BRT line will reduce traffic congestion and bring more people into the city, while providing an eco-friendly, time-efficient transportation for the 500,000 population, including 50,000 students, in Bandar Sunway and its surrounding areas.

It will also benefit the 40 million visitations at the township yearly.

Strong response from public for Sunway Geo Residences 2


Bandar Sunway ~ Sunway Geo Residences 2 had received a strong response with an 80% take-up recorded at its soft launch at Menara Sunway recently, despite it being a transitional period for the property sector.


This follows the success celebrated at previous launches for Sunway Geo. The first phase has been sold out since while its second phase was 90% taken up during launch. Previous launches consist of retail shops, flexi suites, serviced apartments and residences.


The soft launch of Sunway Geo Residences 2 offers 318 residential units within the 23.4 acre, RM 2 billion GDV, integrated development. Residents and businesses will benefit from Malaysia’s first elevated Bust Rapid Transit (BRT) – Sunway Line to be completed in 2015, along with the Sunway University’s new campus and the expansion of the elevated canopy walk that connects the development to the world-class components of Sunway Resort City. The expansion of Sunway Medical Centre will be completed in 2017. Sunway Geo Retail, once completed in 2016, will have 200 retail outlets as well as over 600 units of office suites to support the lifestyles of the residents in 2016.


Sunway Geo Residences 2’s units range from 654 to 1,055 sq feet in built-up. Some units have the privilege of an unobstructed view of the Sunway South Quay lake while others overlook the 800 acre Sunway Resort City.

Mr. Ong Ghee Bin, Executive Director, Property Development Division for the Central Region, Sunway Berhad, said that the strong take-up demonstrates the market’s confidence in the Sunway brand promise as well as a strong believe in potential capital appreciation of the development.


“Many of our purchasers see Sunway Geo as a blue-chip investment. Sunway’s proven build own and manage model ensures them that their investment is backed by Sunway’s commitment to continuously evolve Sunway Resort City. Sunway Geo will also be secured by Sunway’s own security team and CCTV under its Safe City Initiative which adds to its value as a liveable community.


Earlier, Sunway Property also celebrated a 90% take up rate for its launch of its commercial and residential units in Sunway Velocity, an integrated development in KL South. V Residence 2 consists of 334 units with GDV RM382 million while it’s commercial developments, Signature Shop & Office consists of 50 units and 30 units respectively, with GDV RM250 million. The success of both launches testifies to the success of Sunway’s integrated development model with homebuyers.
