Owners draw lots for new flats in Kerinchi Residency

A TOTAL of 391 former owners of Kampung Kerinchi PKNS flats, Kuala Lumpur drew lots for units at Kerinchi Residency, Kuala Lumpur, which is targetted for completion in April 2016.

The residents have been relocated to transit homes in PPR Kerinchi and PPR Seri Chempaka while waiting for the project to be completed.

Federal Territories Minister Datuk Seri Tengku Adnan Tengku Mansor helped draw lots for flat units and parking bays for two owners while deputy minister Datuk Dr J. Loga Bala Mohan drew the lot for one owner.

Tengku Adnan said each flat at Kerinchi Residency cost about RM300,000.

“But by the time the building is completed, the price may increase to RM500,000 due to its prime location. I strongly urge residents not to sell their units.

“The owners who signed the agreement will get one unit at Kerinchi Residency for free. If they do not want a new flat, they will be compensated RM143,000.

“Kampung Kerinchi flats were built by the Selangor State Development Corporation (PKNS), when the land was then under Selangor.

“Over time, the buildings became dilapidated and had piping and sewerage problems,” he said.

Malaysian Anti-Corruption Commission representatives were also present to ensure a transparent process in the drawing of lots.

Tengku Adnan said redevelopment programmes would help improve the people’s living conditions and enable them to move into a more comfortable home.

“The majority of the owners were in favour of redevelopment and improvement to their existing living conditions. But the project hit a snag for two years due to some protests by those who refused to move.

“Kuala Lumpur City Hall (DBKL) had to invoke the Land Acquisition Act as a last-minute resort to compel the remaining 34 families to move,” he said.

Tengku Adnan said he would continue efforts undertaken by his predecessor Datuk Raja Nong Chik Raja Zainal Abidin with redevelopment projects for similar housing areas in the city.

“Other areas identified for redevelopment include Taman Ikan Emas in Cheras, Razak Mansion in Sungai Besi, Kampung Baru, and the former army quarters in Jalan Ipoh.

Tengku Adnan hoped that Kerinchi Residency would be completed six months earlier than scheduled to enable residents to move in soon.

The redevelopment of Kampung Kerinchi flats involves 2.76ha. The total number of units involved in the project is 473, including 456 units, 11 shops and three halls.

Flat owners were allowed to vote for the developer they wanted for the redevelopment project.

As of Jan 31, 2012, 92.5% or 432 of the 467 property owners had signed the joint venture agreement with developer Suez Domain.

The modern 900 sq ft flats in Kerinchi Residency will each have three rooms, two bathrooms, balcony, kitchen cabinet and a clothes dryer.

Other components of the redevelopment project for that site include four blocks of serviced suites and two corporate office towers.

The area there is mostly square box buildings... this one will fit in nicely.

However, if not mistaken, directly opposite it is South View Residences which will completely block it from Federal Highway.

"We will apply the same process for redevelopment projects in the future," he said at the residents' Hari Raya open house.

Upon completion of the redevelopment project, each flat owner will receive a 85sq m unit with three bedrooms, two toilets, a balcony and a drying yard.
