Tropicana Corp launches RM6.3b Tropicana Metropark project in Subang Jaya



KUALA LUMPUR: Property developer, Tropicana Corp Bhd, is developing a 35.6ha land in Subang Jaya into a mixed development project, namely Tropicana Metropark, with a gross development value of RM6.3bil, spanning over 12 years.

Group CEO Datuk Yau Kok Seng said on Friday the project, with a net floor area of about 743,000 square metres, will be offering a fusion of residential, office space, retail, shopping mall, a four to five-star hotel, entertainment hub and learning and medical centres.

"Tropicana Metropark is the company's launch pad to build its momentum this year," he told reporters at the ground-breaking ceremony by Subang Jaya Municipal Council (MPSJ) president Datuk Asmawi Kasbi.

To enhance accessibility of its development, Yau said, the company will build a RM150mil flyover which will directly link the project to the Federal Highway. "Work on the flyover will commence next year and is expected to be completed by 2016," he said.

Meanwhile, Asmawi said MPSJ was talking to Keretapi Tanah Melayu Bhd to relocate the nearby Batu Tiga commuter station into the Metropark area to improve connectivity of the development.

In conjunction with the ground-breaking, Tropicana also launched the Pandora service residences, with a gross development value of RM360mil.

The two residential towers offered 627 apartment units with three designs studio, two and three-bedroom, with built-up areas from 600 to 1,200 square feet, priced at RM840 per square foot.

"Since the preview two months ago, over 70% of the total units were snapped up, signifying high demand and buyers' confidence for the development," Yau added.

TROPICANA Corp Bhd is considering relocating the Batu Tiga KTM commuter station to its RM6.3 billion flagship project in Subang Jaya, Selangor.

Its group chief executive officer Datuk Yau Kok Seng said the plan is to enhance its development, Tropicana Metropark.

Tropicana (formerly Dijaya Corp Bhd) is developing Tropicana Metropark over 35.6ha of freehold land at the Subang Hi-Tech Industrial Park.

Tropicana bought the land, which borders Subang Jaya and Shah Alam, from Taiwan's Chunghwa Picture Tubes (Malaysia) Sdn Bhd for RM385.5 million last year.

Tropicana Metropark, which will be developed over the next 10 to 12 years, is the company's launch pad to build its momentum this year.

The mixed development will comprise 17 high-rise towers, including a four- or five-star hotel, a 600,000 sq ft mall, hospital and education centre.

"We will consider relocating the KTM station if we can obtain the approvals. The idea is to improve connectivity of the development," he said after the groundbreaking of Tropicana Metropark yesterday.

The ceremony was also attended by Subang Jaya Municipal Council (MPSJ) president Datuk Asmawi Kasbi.

Asmawi said that MPSJ will call for a meeting with KTMB Bhd, the Transport Ministry and the National Highway Authority to get approval for the relocation plan.

The Batu Tiga KTM commuter station was built to cater to traffic in the suburban areas of Shah Alam and Klang.

Yau said to further enhance the appeal of Tropicana Metropark, the company will build a RM150 million flyover linking the project to the Federal Highway near the Batu Tiga toll.

"Work on the flyover will commence early next year and will be completed by 2016," he said.

Yau also said that 16 per cent of the project will be dedicated to open space and would include a 3.7ha central park.

Tropicana Metropark’s first phase 70% sold


The RM150mil flyover which will connect the township directly to Federal Highway.

PETALING JAYA: The first phase, Pandora Serviced Residence, of Tropicana Corp Bhd’s integrated project Tropicana Metropark in Subang Jaya has seen more than 70% take-up since its launch on May 31.

“This signifies high demand and buyers’ confidence in this award-winning development,” said Tropicana Corp group CEO Datuk Yau Kok Seng (pic). Tropicana Corp was formerly known as Dijaya Corp Bhd.

“Our main focus for the upcoming launches will be residential properties. The next phase, which we plan to launch by year-end, will include low- and high-rise residential towers,” he said.
Pandora Serviced Residence, which has a gross development value (GDV) of RM360 million, comprises two residential towers of 627 units with three design options: studio, 2- and 3-bedroom apartments. Built-up area ranges from 600 sq ft to 1,200 sq ft and prices of the units start from RM780 psf.

Tropicana Metropark is an 88-acre (35.2ha) development, which covers a gross floor area of 11 million sq ft, and has an estimated GDV of RM6.3 billion.

This integrated development will have residential units, office space, retail lots, a shopping mall, hotel, entertainment hubs as well as learning and medical centres.

For easy accessibility, the group will construct a RM150 million flyover that will link the project to the Federal Highway. Work on the flyover will commence next year and is expected to be completed by 2016, while the entire development will be fully completed in 2025.

Pandora Serviced Residence will be equipped with CCTV surveillance, built-in kitchen cabinet and air-conditioners. Facilities include a floating lap pool, jacuzzi, multi-purpose hall, barbecue area and children’s playground.

Earlier this year, brisk sales of residential units priced from RM1,100 psf in Tropicana Gardens, Kota Damansara, were seen.

The group recently disposed of two adjacent parcels of leasehold land of about 6.41 acres to Mayfair Ventures Sdn Bhd, a wholly owned subsidiary of Mulpha Land Bhd, for RM116.1 million. The land is located in Tropicana Golf & Country Resort and marked for commercial development. The sale and purchase agreement is expected to be completed in the fourth quarter of this year with a forecast net gain of RM87 million for Tropicana group.

Tropicana Corp is involved in property and resort development, property investment, manufacturing, land trading and investment holding. The group was listed on the Main Board of the Kuala Lumpur Stock Exchange in 1992.

If not mistaken, the Block A of Pandora (2nd launch) is already almost RM900 psf.
