SLU streetcar barn may be rebuilt as part of new Skanska project

By BRIAN MILLER
Journal staff reporter

There are many moving pieces in Skanska USA's proposal to put a new office building at 318 Fairview Ave. N. in South Lake Union — on the site where the city's streetcar maintenance barn is now located.

The pitch, first reported in The Seattle Times, is that Skanska would acquire the half block also bounded by Harrison and Thomas streets, and the alley to the east.

Then Skanska would quickly build an 11-story building that would also contain a new streetcar barn, with underground parking below. A small city-owned building would also be removed from the block.

Blue Moon Burgers closed in SLU. Sign on door said it lost lease and is due for demo. There might be life in this project:

I looked through their documents with the city and there is life and they are not far from being able to get their MUP permit - the main thing seem that they haven't finished design review. I am surprised that they would not be renewing a lease. They have yet to have a schedule a Rec meeting or submit for BP so they are still quite a ways out from construction.

Interesting to see how many nearby projects have been built since this EDG packet was created in 2014. Is the zoning even the same today as it was when the packet was made?

When I look at Blue Moon's location, it shows something between 9th and Westlake along Republican. This appears to be the existing new Amazon building. Maybe they're moving there? It wouldn't be surprising to move to a permanent home in a coordinated fashion vs. edging along at the old place.

The Blue Moon is at the SE corner of this half block.

Capstone completes site for Dexter apartments

By BRIAN MILLER
Journal staff reporter

As part of its plan to develop a 178-unit apartment building at 1115 Dexter Ave. N., an LLC related to Capstone Partners has paid almost $5.5 million for the last 8,350 square feet it didn't already own there.

The seller was Losh Family LLC, which acquired the property for $130,000 in 1985. It currently has two small single-family houses that were constructed at an unknown date. Those and other small structures will be removed.

The 178-unit building is being designed by Weber Thompson.

Do I spy fences pulled out for demo at 403 Dexter N? The eight-story, 98-unit residential mid-block?

With the old permit map I'd have been watching this obsessively. The new one technically gets you there but projects are slipping through my radar in the building permitting phase.

Well it just picked up its shoring permit last week so I'd imagine that you're correct.

Crane news:

North crane going up this morning on the 333 Dexter Ave N. project. South crane is scheduled to go up next weekend. I think this project will move quickly!

Also, crane bump (final?) on 970 Denny Way.

35 units eyed for tiny infill site on Aurora

By BRIAN MILLER
Journal staff reporter

When the Nautica Condominiums were built in the early 1990s at 1425 Dexter Ave. N., the developers placed covenants on a tiny parcel they also owned to the south to protect views and parking-access for the condo owners.

That property, at 1402 Aurora Ave. N., is just above the dead-end of Lee Street.

The steeply sloping site measures only 4,667 square feet, and it presents many difficulties. Still, land is in such short supply along the Dexter Avenue corridor that Giang Vo, who has the property under contract, is now trying to entitle a seven-story apartment project on the parcel.

The 35-unit complex would be built on the site shown here in green, with a parking easement for the Nautica condos, which are shown in gray at the top.

Anyone know what's going on at the former private playfield that's on the same block as the SLU Discovery Center? Much of the grassy areas has been covered in gravel. I thought the project proposed for this block was still a little ways out from construction. This is south of John Street and east of 9th Ave N.
