I believe they do have a parking deal, I don't know if it accomodates phase 2, but I'd guess that it does. There's nothing a parking management company loves more than a long term lease with a captive customer.

1st and 2nd floors are finally getting exterior walls. (pic taken last night). The bottom floor is being bricked in by the posts, so we'll soon get a better idea of how the retail will look. Windows and facade have got to be coming soon.

LOVE IT!

Such density and so urban! It brings back thoughts of pre-WWII Indianapolis in its size.

I wonder if this will bring about more dense development? This plus the Market Square development will hopefully change the parking lot waste land into a thriving, healthy, and urban neighborhood.

Don't forget the Libeskind/Arup designed transit center. It's awesome to see the various downtown wastelands finally being developed. Too bad about the 2 wasted city blocks dedicated to traffic and parking... see graphic below... I don't have much hope for them.. unless the transit center can be expanded onto them?

The areas to the East of the "wasteland" on the South side of Washington are underutilized, but are being used. I have hope that some mid to high rises will be built there too.

I disagree about your "hopeless wastelands" description. The one to the north - split by the curving Maryland Street has room on both halves for development. Those are not small lots. There is no reason that a future building or buildings could not be built there when the Market demand calls for it. The second lot - to the south - could be a location for a future intercity high speed rail station. The adjacent tracks could have a few new track segments bumped out to serve as the train boarding areas in the new station at this location. There is enough room for a cool new, modern station building - perhaps matching or complementing the design of the new transit hub a half a block away. A skywalk over Maryland would link this intercity station to the local transit hub. Perhaps some type of building on the block immediately east of the transit hub would also be built - that could be directly connected to both facilities. Sounds like a great idea to me.

I see no reason to consider this area an undevelopable wasteland. It is just waiting for the right opportunity to come along. It might not happen in the next five years -- but maybe in ten or fifteen.... How many cities would be able to say that they have their local transit hub, their intercity train station and a heliport all linked together within a two block area of downtown? I might be a little more of an optimist than your average SSC poster, but that's OK - I can deal with being criticized for something like that.

I suggested all that before, but was shot down repeatedly.. I do see that this would be a great location for a multi type transportation hub, but there are people here who disagree.. so I'd kinda given up on the area. I'm not a transportation expert, so I just have to go with what people tell me..

edit - here's a map I posted on the dev thread in January demonstrating how a light rail line(s) might come very close to the new transportation hub.. it wasn't received very well, but I'm not sure why.

I love the idea. This just illustrates how much of an impediment the Jail is being right there.

It's an impediment for sure, but it may make expanding the transportation hub in the area more possible, as the site(s) isn't all that attractive for residential. (tho I suppose that a jail IS residential...)

One day I was bored and came up with a development called "Gateway Park." I included the Artistry, 52-story tower, and the bus terminal, but other than that I made up random developments with random names. The development is centered around Gateway Park, a large park filled with athletic stuff (track, tennis courts, volleyball courts, basketball courts, baseball diamond, etc...) Also in the triangle is a large monument. It would basically be a small version of the Gateway Arch (probably close to 200') and be made of modern blue glass.

Finally! concrete has been poured on the ground floor. Other areas are being prepared for pouring too. Roof is coming along nicely.

I don't know why I love this development so much, but I do. I think the reuse, the fact that they are trying to do something with art and it's huge potential...

As square and massive as this project is as a whole -- as you are looking at its SW corner (where the pool will be) from along Washington Street (from the West), it really takes on a cool dense, layered look as you can see through past the pool area to the courtyard and the apartments on the other side. The additional "layers" give the building a lot more depth from that angle. Looking at it from a few blocks away - I think the height is pretty much just right, as it fits appropriately with the bulk of the building, running right up to the sidewalks all around. It has been great watching this project come together - and it will continue to be as work keeps moving along through the Summer and into the Fall.

Likewise - the redo of the Star buildings will be fascinating to watch over several years -- probably from about 2014 through 2016 or so.
