Hi I'm looking for 3 bedroom for sale condo unit in the fort global city, our budget is 12-18M hope can someone help us, were looking for a direct owner. thanks

Ok. Like I said before I might have misunderstood your post.
It just seemed that it didn't matter to you how much the BIR charges because the investors already made enough profit from pre-selling 70k/sqm to possible selling price of 100k/sqm.

True BTO investors didn't pay VAT but now the BIR has revoked that and will make them pay (when they sell) in one form or another. Just ask the experiences of the BTO investors that have sold their units. Maybe the extra 100k to 300k possible payments is small change for you but I bet it is big for others. Like I posted before the net profit for the investors (selling their units) after waiting 3 years just got smaller.

what's "in one form or another?" pls clarify.
pag nag-sell ka cgt (6%) lang ang babayaran and doc.stamps/withholding tax (1.5%), period.
transfer taxes, registration fees, etc. buyer na ang magbabayad sa assessors/treasurer's office ng city.

one more thing, internal agreement lang ang selling ngayon, dahil wala pang CCT in the first place.
that's why buyers (my brother frinstance) are shying away from the deal kasi wala pang titulo at walang kasiguruhan kung kelan
maiisue. people from g&w are saying possibly within the year, but no definite date.
could be next year. we don't know.

If that is what those investors that have sold their units have informed you then there is no problem then. Unfortunately, other sellers had a different experience.

Titles should be ready soon.
