132 MCEVOY STREET & 9-15 Bowden Street
Alexandria

Application number D/2017/1073

Address 132-138 McEvoy Street ALEXANDRIA NSW 2015

Description Demolition of existing structures; site preparation works such as minor regrading; construction and use of a three storey self-storage development including; - six ground floor shop/food and beverage tenancies fronting McEvoy Street; - ground floor reception/showroom; - associated first floor office;- 11 car parking spaces and loading facilities; building identification signage; landscaping and public domain improvements; and services and utilities upgrades as required.

Estimated Cost $10,450,000

______History of Site

A site with history: for several years the previous owner tried to get approval for about 3 different mixed use projects, the last of which, called Studio City or similar, was a better than average design BUT ever the strict & unyielding keeper of rules and regulations, council nitpicked each plan to exhaustion. The last most promising one included commercial, studio/community spaces, retail, apartments, artworks and interesting landscaping but too imaginative for council who demanded changes that removed the interesting parts & rendered the scheme economically unviable.

Developer gave up and sold the site in 2015.

New owner is trying for something less imaginative; he knows the history.

P.S. Belatedly noticed that a part of the site facing Bowden Street is not included.

THE FINERY

Gadigal Av, Lachlan St, Lachlan Place Nth & Sth & Tung Hop St.

CONSTRUCTION UPDATE:
Pix taken 12 aug.

Architect: Mirvac

View east along Lachlan Street from Sam Sing Street.
Several metres of that lawn will go to make way for the widening of Lachlan Street as part of the Alexandria to Moore Park road project. The light pole in the middle of the lawn indicates the likely new edge.

Front to Lachlan Street viewed east from future Lachlan Place North.

The eastern front on Gadigal Avenue viewed from Murray Street just past Amelia Street North.

This is a similar view to photo 3 taken from a few metres south along Amelia Street North as seen across Dyuralya Square. Lachlan Street is just out of view to the north/right.

EMBLEM & DYURALYA* SQUARE
DYURALYA SQUARE - Gadigal Av, Archibald Av, Amelia St & Murray St.

The site of Dyuralya Square has now been cleared.
It will be a park and a transport centre for bus and - in the future - maybe a tram for the Green SQuare Light Rail Loop.

Looking south across the future square/park from Murray Street.
In the background the EMBLEM North Building with the Emblem Tower rising behind.

* dyuralya = brolga in the Sydney Language.

I remember it too. I love the Bat Cave. Can't wait to see it.
Will there be shops adjacent to it? I seem to remember earlier posts describing this.

Why can't these boring storage blocks be incorporated into high rise and be made to have interesting external design elements on the exterior instead? They are always greedy of land space and add nothing to the visual amenity of the area.

Blame council for its rigid and out-of-date regulations.
It had the opportunity to allow apartments, etc.*, up to a mere 6 or so storeys, in a better than average designed complex but it nitpicked it to a standstill and abandonment.

Yes, about 840sqm of retail, so nothing major. There will be street scale retail all along Epsom Road.
