Run-down Cape area turns corner

At the heart of Sea Point’s rejuvenation lies the building development known as The Firmont.
Booming property prices and a sustained effort by police and residents to stamp out crime has resulted in a marked rejuvenation of Sea Point, writes SUZANNE FROST

CONSIDERED for a long time as the poor cousins of this region, Green Point and Sea Point have undergone a significant transformation in terms of visual aesthetics, trendy amenities, a greater popularity among a wide variety of buyers and widespread development activity.

At the heart of this area’s rejuvenation lies the building development now known as The Firmont, situated on the corner of Main and Firmont Roads.

The building, which not long ago was a haven for drug dealers, criminals and prostitution, is being transformed into a desirable luxury apartment complex that is setting the tone for the rest of the area.

Louise Maranz of Vered Estates, Cape Town, notes that the building was in serious decay when the developers first approached the previous owner to purchase the residential portion of the property in 2003.

“During the late eighties and nineties, there was very little concern as to how many people were occupying the apartments in the building,” says Maranz. “Until recently, there were as many as 250 people living in a building designed for 100. The result was that the building had degenerated into a slum and was creating a very negative element on the street outside.”

She says that in September 2005, the new owners took transfer of the property.

Next, and in co-operation with the refugee association and other parties involved, an agreement was reached that the existing tenants would move out by the end of October.

“The much-needed revamping process was started and in total, R11m million was spent on renovating the upstairs portion of the building, says Maranz. “The place was completely gutted and new spaces, images and areas were created. The electrical system was replaced and modern glass lifts were installed to service the apartments.”

She says the developers also realised that something had to be done about the 650m² of retail space on the ground floor of the building, which consisted of a number of small shops which no longer harmonised with the new apartments.

The developers say that an understanding with the owners of the ground floor has been reached to ensure that the shops will be in keeping with the standard and stature of the apartments upstairs. They say that most of the tenants have been given notice to vacate the premises. The owners will then upgrade the premises to create a Parisian café atmosphere. The new shops, which will include a trendy coffee bar/deli, will be far more upmarket and will further help raise the tone of the area.

Maranz says there is an ongoing effort to rid the area of any remaining bad elements. “Cameras are being attached to the building and will cover all angles of the street outside. Should The Firmont concierge spot anything untoward, he will alert the police or armed response.

“The idea is that by continuously hassling these unsavoury people, it will simply not be viable for them to operate in the area any more.”

The Firmont will have a total of 40 luxury apartments. "There will be 10 three-bedroom apartments of 115m² excluding the large balconies, 10 two- bedroom apartments of 88m² each with Juliet balconies and 20 one-bedroom places (16 one-bed, four studios) of 48m²-50m², and they will all have small offset Juliet balconies.

“All units will have high-quality finishes with travertine floors and granite tops in the kitchens and bathrooms,” says Maranz. Parking is available for all units. “The apartments at the back have great mountain views whereas those at the front have at least partial sea views."

She says that at prices of between R14500 and R16000 per square metre, The Firmount offers great value, and the building is already 75% sold out.

Studio apartments are priced at R670000, one bedrooms at R750000, two bedrooms at R1,35m and three bedrooms at R1,65m.

yep...not too long ago many referred to sea point as mini-nigeria, its really turned into something great.
