Awesome project, and awesome density. It's dependent on the HALA bonus floors of course, which will cost a mint. But that'll apparently be worth it in this phenomenal location.
When is HALA supposed to take effect anyways? Or when is the city council voting to adopt?

Last weekend there was a workshop in Capitol Hill's Optimism Brewing where there were still workshops for people to play around with zoning in their neighborhood. HALA is far from settled for most of the city, and the edge neighborhoods will most likely go kicking and screaming towards change.

...Lots of it based on total misunderstanding of how cities work. Like the people who think putting apartments near jobs means MORE traffic vs. less.

MHA residential requirements have been passed for Downtown/SLU/U District. The rezones are proposed, waiting for approval, the U District will likely be upzoned first due to a delay in downtown's rezone caused by the Downtown Residents Alliance.

The non-CBD/SLU/UD rezones and MHA requirements are just being tackled now.

Commercial MHA hasn't even been decided... so that'll take a while longer.

For now, pre-HALA, Fana Group's 8th & Pine tower will be 50 stories

Having received preliminary design approval last fall for a hotel and apartment tower at 802 Pine St., the Fana Group of Companies will submit a master use application under the current zoning, which would allow a 50-story tower.

But architect Weber Thompson said the structure could get taller if incentive zoning is approved this year under the city's Housing Affordability and Livability Agenda, as many expect. Efforts to reach the Bellevue-based Fana for comment were unsuccessful.

Under the current plan, Weber Thompson said the tower is projected to have about 539 apartments above 206 hotel rooms.



Fana Group’s preferred design for 802 Pine, dubbed “sweep,” presents a curved facade to the west.

From a political/zoning standpoint, they *should* be able to do so. DT/SLU rezone should go to council around May, I believe.

HALA allows for another 5 floors, and from the EDG plans, it looks like 9 units per floor, so HALA would probably add another 45 units.
