West Midlands "Big Shed" Thread

Seems like industrial/warehousing is really picking up in the region with available schemes running dry!

Up to 500 jobs will be created after supermarket chain Lidl announced plans for a new distribution centre in the West Midlands.

It will be built on land near the M6 in Wednesbury, Sandwell Council said.
The supermarket will hire managerial office workers as well as warehouse staff, with the council aiming to secure roles for local people, it said.

Lidl has conditionally acquired the site and is now working with developers.

Planning permission is in place for a 597,000 sq ft development and plans are expected to be submitted in the coming months, the authority said.

Ingo Fischer, from Lidl UK, said the new warehouse would help service the firm's stores in the West Midlands region.

PROPERTY investor Correa Savills and developer/investor Canmoor are to speculatively build two large warehouses at Hams Hall.

A corporate pension fund client of Cordea Savills has agreed to fund their development at the scheme near Coleshill.

The sites, known as Silver Bullet and Black Velvet, were purchased off market in December 2013 and August 2014 respectively. Silver Bullet has completion targeted for April 2015.

The warehouse will provide 140,000 sq ft of industrial space with a 12 metre eaves height and 50 metre self contained yard.

Planning for Black Velvet is anticipated shortly.

This second unit will provide a 170,000 sq ft of prime warehouse space with a 12 metre eaves height and 40-60 metre self contained yard.

The fund plans to speculatively develop out Black Velvet on letting Silver Bullet.

Lucy Winterburn, director of investment at Cordea Savills, said, “We have enjoyed a very successful relationship with Canmoor at Endeavour Park, Southampton.

“Given the shortage of competing stock and quality of the finished assets, we fully expect a similar outcome at Silver Bullet and Black Velvet.

“Hams Hall is recognised as a leading logistics location and takes the fund’s industrial exposure into the Premier League. We are extremely pleased with the progress made at both sites and tenant interest received to date is very encouraging.”

Savills and JLL are jointly appointed as letting agents at Hams Hall.

It looks like the rear extension to Brammer's distribution centre in Fordhouses started today.
