SURABAYA - Surabaya semakin identik dengan bisnis emas. Setelah dikukuhkan sebagai Gold City akhir tahun lalu, Surabaya dalam waktu dekat akan memiliki pusat perdagangan logam mulia (gold center) terbesar di tanah air. Ambisi besar itu direalisasikan PT Blauran Cahayamulia dengan membangun Gold Center and Boutique Mall The Empire Palace. Bangunan 11 lantai yang berdiri di atas lahan 1 hektare itu terletak di kawasan Blauran, kawasan perdagangan emas tradisional yang dikenal berpuluh-puluh tahun di Surabaya.

Menurut Trisulowati, president director PT Blauran Cahayamulia, gold center terbesar di Indonesia memang sepantasnya dibangun di Surabaya. "Sebab Jatim adalah daerah penyumbang perdagangan terbesar di Indonesia. Dari total pasar emas nasional 45 ton, 70 persen diperdagangkan di Surabaya," ujarnya saat memperkenalkan proyeknya kemarin. Dalam The Empire Palace, ada tiga lantai sekaligus yang dikhususkan untuk perdagangan emas dan permata. Di tempat tersebut terdapat 150 stan ukuran 20 meter persegi (m2) sampai 40 m2 yang ditawarkan di harga perdana Rp 600 juta-Rp 1 miliar.

Agar pengguna lantai khusus perdagangan emas dan permata lebih nyaman, juga disediakan lift eksklusif. "Pada lift ini akan diterapkan password, dan bersifat membership," jelas Trisulowati yang akrab dipanggil Chin-chin itu. Sedangkan untuk keamanan, developer menyediakan dealing room yang digunakan negoisasi seller dan buyer untuk emas dalam jumlah besar. Investasi yang disiapkan oleh The Empire Palace yang dibangun mulai 24 Juni nanti mencapai Rp 500 miliar, dan ditargetkan serah terima akan dilakukan Desember 2005.

Selain pusat perdagangan emas, The Empire Palace juga berambisi menjadi pusat perdagangan sepatu, bridal, dan tekstil. "Produk-produk itu kami fasilitasi sebab masih terkait dengan emas dan perhiasan," jelasnya. Khusus untuk lantai lower ground (LG) akan disiapkan untuk supermarket dengan luas 3.000 m2. Sebelum diluncurkan 10-13 Juni nanti, The Empire Palace sudah mencetak penjualan 10 persen dari stan yang ditawarkan. "Kami memang memasang harga paling rendah sampai sebelum launch nanti. Dan harga terus meningkat sesuai perkembangan konstruksi," katanya. (kim)

Surabaya becomes a progressive metropolis

Surabaya has always been known as a trading city. Indian, Chinese and Arab merchants brought their goods to the city by the Kalimas River. Then some of these traders decided to form their own communities and settled in areas close to the river.

They lived in harmony with the indigenous residents and many married locals. This acculturation led to the establishment of the Arabic settlement area in Ampel and in Pecinan (Chinatown).

Today, Surabaya has developed into an industrial and trading hub. In 2003, the city's average economic growth was 4.8 percent, and this year that figure is expected to rise to 5.5 percent. Projected figures for 2005, 2006 and 2007 are 6.5 percent, 7.6 percent and 8.2 percent, respectively.

The period between 2003 and 2004 were witness to the bright prospects for trading in the city, with shopping centers and retail shops mushrooming.

Some of the new shopping centers are Maspion Square, Pakuwon Trade Center, Supermal Pakuwon Indah, Sungkono Trade Center, Darmo Trade Center (DTC) and Carrrefour Hypermarket in Golden City. Some of the older shopping centers include Tunjungan Plaza, Jembatan Merah Plaza and Surabaya Plaza.

New office buildings were also put up in 2003 and 2004, such as Graha Wonokoyo and Menara Standard Chartered. Older office compounds include Plaza Bumi Mandiri, Plaza BRI and Wisma Dharmala Surabaya.

Ray White property consultant Edy Suwanto said the large number of malls and shopping centers in Surabaya indicated that the prospects for the property business in Surabaya were bright.

"Highway facilities and the construction of the Suramadu (bridge connecting Surabaya and Madura) greatly support the retail business in Surabaya," he said.

In his opinion, the presence of a large number of shopping centers also indicates the stronger purchasing power of the community.

Eighty percent of the some 1,000 units in the six-floor DTC, which occupies 45,000 square meters of land and will be opened for operation on Oct. 31, 2004, have been sold. Each unit costs between Rp 80 million and Rp 900 million.

"This shows that the market for trade centers is still bright in Surabaya. Please note that the buyers have come from as far away as Ujung Pandang and places in Kalimantan," he said.

Unfortunately, the intensified construction of shopping centers and industrial buildings has led to the demolition of many cultural sites and increased pollution in the city.

In 1998, the number of motorized vehicles in the city stood at 923,633 and in 2000/2001 that figure was down to 909,131. However, in 2002/2003, the figure rose by some 50 percent from the previous year.

This increase in the number of motorized vehicles has led to an imbalance between the condition of the roads and the number of vehicles on these roads.

Data compiled by the Surabaya traffic and highway service shows that every day 11,370 motorized vehicles pass along Jl. A. Yani, the city's main street.

This means about 3,000 motorized vehicles each hour or 50 every minute pass along the street. However, the street was designed to accommodate no more than 10,164 motorized vehicles a day. Similarly, Jl. Wonokromo, which also can accommodate 10,164 motorized vehicles a day, sees 11,126 motorized vehicles pass along it every day.

As a result, pollution has become a major problem for Surabaya. A report on the results of air pollution measurements in the city found that the city's air can be considered good only for 27 to 51 days of the year.

This means that most of the time (83 percent of the year), Surabaya residents breathe polluted air. Most (some 70 percent) of this pollution comes from motorized vehicles. Only 30 percent of the pollution is attributed to industrial and household activities.

Despite the pollution, Surabaya residents believe the city is a good place to live, earn a living and invest. A survey of consumer expectations conducted by Bank Indonesia backs up this statement.

Between March 2003 and March 2004, the consumer confidence index was at 91 points, the consumer expectations index stood at 95 points and the economic condition index had passed 87 points.

Bahkan agar menjadi yang terbesar di Asia Tenggara, beberapa agenda kegiatan kelas dunia yang digelar WGC direncanakan digelar di bangunan 11 lantai yang peletakan batu pertamanya dilakukan 24 Juni nanti di kawasan perdagangan emas Blauran itu.

Lamicitra Bangun Pusat Elektronik dan Desain


SURABAYA - PT Lamicitra Nusantara Tbk berencana membangun dua proyek properti, yakni pusat perdagangan elektronik yang diberi nama Hi-Tech Centre Surabaya (HTC Surabaya) dan high rise building Surabaya Design Centre (SDC) mulai akhir tahun ini. Proyek itu akan melengkapi aset properti Lamicitra yang sudah beroperasi, yaitu Jembatan Merah Plaza (JMP) I, II dan III (sedang dibangun), Hotel Tunjungan, dan Darmo Hill Real Estate.

Dijelaskan oleh Priyo Setiabudi, direktur PT Lamicitra Nusantara Tbk (LAMI), HTC Surabaya akan dibangun empat lantai di lahan seluas 4.000 meter persegi. Lokasinya di bekas Toko Sarinah, Jl Tunjungan, Surabaya. Sedangkan SDC akan dibangun di Jl Basuki Rahmat, Surabaya (bekas kantor Perum Damri), menempati lahan seluas 3.780 meter persegi dan berlantai 14."Proyek ini kami publikasikan setelah disetujuinya rencana perseroan melakukan pembelian sebagian saham dua perusahaan pemilik masing-masing lahan proyek," ujarnya usai Rapat Umum Pemegang Saham (RUPS) di Hotel Tunjungan, kemarin.

Kedua perusahaan itu adalah PT Persada Alam Nusantara (PAN), pemilik lahan bekas Toko Sarinah. Lamicitra membeli 54,5 persen dari total saham PAN. Sedangkan terhadap PT Penta Persada Pertiwi (PPP) sebagai pemilik lahan eks kantor Perum Damri, Lamicitra membeli 75 persen saham. Saat ditanyakan berapa nilai investasi yang disiapkan untuk dua proyek tersebut, Priyo menolak untuk membeberkannya."Kami hanya bisa sebuta jadwalnya, HTC Surabaya akan dibangun usai Pemilu nanti, setelah itu menyusul SDC," kelitnya.

Sementara itu, RUPS juga mengesahkan hasil laporan keuangan tahun 2003 perseroan yang menunjukkan bahwa perseroan di tahun itu berhasil membukukan pendapatan Rp 58 miliar. Jumlah itu naik 73,6 persen dari capaian tahun 2002 yang hanya Rp 33,4 miliar. Kenaikan itu dipicu pendapatan di sektor real estate yang naik drastis hingga 1.134 persen menjadi Rp 27,9 miliar. Tahun 2002, pendapatan dari sektor real estate hanya sekitar Rp 2,2 miliar.

Sedangkan laba bersih kenaikannya cukup tipis, hanya 6,8 persen. Laba bersih tahun 2002 tercatat Rp 1,2 miliar, naik menjadi Rp 1,3 miliar di tahun 2003. "Untuk kinerja 2003, perseroan tidak membagi dividen. Kami akan menggunakan laba usaha untuk memperkuat struktur permodalan," imbuhnya. (ali)

SURABAYA - Setelah sempat molor dari jadual, proyek tol Surabaya-Mojokerto akhirnya jadi dimulai. Jumat, 2 Juli 2004 nanti, tol sepanjang 37,25 kilometer itu akan resmi dimulai dengan ditandai pemancangan tiang pertama oleh Presiden Megawati di Bundaran Waru.

Menurut Direktur Utama PT Jatim Marga Utama (JMU) Bambang Kusbandono, investor tol ini, semua persiapan teknis yang dilakukan JMU sejak bertahun-tahun untuk memulai proyek ini sudah tidak ada masalah. Karena itulah, ia menyatakan kesiapannya memulai proyek ini.

"Kebetulan pada hari yang sama presiden akan meresmikan pemasangan tiang tengah Suramadu. Begitu mendengar kedatangan presiden, maka sekalian kita lakukan juga pemancangan tiang pertama tol Surabaya-Mojokerto," katanya.

Pembangunan jalan tol Surabaya-Mojokerto itu nanti akan dibagi dalam empat tahap. Yakni Mojokerto-Krian 20 km, Krian-Driyorejo 5,75 km, Driyorejo-Lakarsantri 5,60 km, dan Lakarsantri-Surabaya (Waru) 5, 90 km. Secara keseluruhan tol ini akan memiliki 2 x 3 lajur, yang masing-masing lajur selebar 3,60 meter.

Jalur tol ini berada di dataran rendah yang merupakan perbatasan antara pegunungan kapur utara dengan delta sungai Brantas. Saat ini kawasan yang bakal dilalui jalur tol ini sebagian besar berupa sawah dan perumahan. Disamping itu, jalur tol ini nanti juga dipastikan akan memotong beberapa sungai, jalan raya, dan jalan desa.

Menurut Bambang, terkait proyek tol ini, nantinya akan ada lahan seluas 417,37 hektar yang akan dibebaskan. Lahan ini berada di kelurahan Kebraon, Balas Klumprik, Wiyung, dan Sumur Welut (Surabaya). Lantas Sepanjang dan Tarik (Sidoarjo).

Di Gresik ada 12 kelurahan yang lahannya akan dibebaskan untuk tol ini. Sementara di Mojokerto berada di kelurahan Parengan, Jetis, dan Ngabar. Lahan tersebut saat ini dimiliki oleh 955 KK (kepala keluarga). Sementara pembebasan lahan di sawah total luasnya mencapai 162,56 hektar. (sup)

Untuk Lanjutkan Proyek Apartemen Crystal Garden
SURABAYA - Setelah mangkrak hampir tujuh tahun, pembangunan Apartemen Crystal Garden di Jl Embong Malang Surabaya akhirnya bisa dilanjutkan. Kepastian itu didapat setelah pemilik gedung di sebelah go skate itu, yakni PT Mas Murni Indonesia Tbk sukses menggandeng pemodal asal Hongkong, PT Brentfild Investment Limited. Dengan suntikan modal Rp 225 miliar dari financial company itu, Mas Murni optimistis apartemen yang terhenti pembangunannya setelah tahap konstruksi itu akan selesai akhir 2005 nanti.

Menurut Direktur PT Mas Murni Indonesia Tbk Soedarsono, hubungan Brentfild dengan perusahaannya sudah cukup lama."Brentfild terkait dengan Mas Murni karena sejak BPPN dibubarkan, telah menangani utang pokok Mas Murni sebesar USD 25 juta dan Rp 55 miliar," jelasnya usai RUPS kemarin. Posisi utang terakhir Mas Murni yang ditangani BPPN Rp 585 miliar, yang kini dialihkan dan ditangani Brentfild.

Soedarsono menguraikan, untuk melanjutkan pembangunan proyek Apartemen Crystal Garden diperkirakan menelan tambahan dana Rp 220 miliar. Sementara, pembangunan kerangka konstruksi yang dilakukan sejak 1997 lalu telah menghabiskan dana Rp 135 miliar. Soedarsono menuturkan, konsep pembangunan kembali Crystal Garden tetap seperti rencana semula, yaitu terdiri dari 24 lantai. Dimana lantai 1 hingga 7 untuk pusat perbelanjaan, lantai 8 - 24 untuk apartemen. "Dari 138 unit yang tersedia saat ini sudah terjual 48 unit. Sisanya ditargetkan terjual akhir 2004 ini," katanya. Saat ini Mas Murni tengah melakukan settlement agreement dengan Brentfild, yang diharapkan selesai triwulan ketiga 2004

Mengenai kinerja perseroan, tahun 2003 lalu pengelola Hotel Garden Palace Surabaya itu berhasil merealisasikan kenaikan pendapatan sebesar 13 persen menjadi Rp 35,45 miliar. Mas Murni juga mencatat kenaikan laba bersih perseroan dari Rp 15 miliar menjadi Rp 95,15 miliar pada akhir tahun buku 2003. "Peningkatan disebabkan peningkatan penjualan kamar yang meningkat 9 persen dari Rp 12,3 miliar pada tahun 2002, menjadi Rp 13,4 miliar dengan tingkat okupansi rata-rata 55 persen. Selain itu, pendapatan dari divisi makanan dan minuman juga meningkat sekitar 17 persen, dari Rp 17 miliar menjadi Rp 20 miliar." (noe)

No, the tallest bldg. in Sby, I believe, is Puri Matahari Apartment or Taman Beverly Apartment, which is around 28-30 floors. They are in the western Surabaya, built in the late 1990s.

I am surprise crystal garden with 24 floor. I recalled I counted the floor was about 27 when they still underconstruction. I might be wrong !?

Maybe the reporter got it wrong, you know these days, not too many reporters are good in reporting such news, especially in aviatin and skyscrapers.
