Mixed used development called "The District" coming to Round Rock

Mark IV Capital Inc. announced Wednesday it will build The District, a master-planned residential and commercial development at SH 45 and North Greenlawn Boulevard in Round Rock.

A memorandum understanding between Mark IV and the City of Round Rock directs the California-based real estate firm to invest $200 million of private capital in the development, which will bring residential, retail and office space to the southern end of Round Rock.

The development will be located on 65-acres of property and will provide approximately one million-square-feet of mixed-use space.

The District will also feature an estimated 900 units of residential space.

Third Convention Hotel On The Way For Austin

The soon-to-break-ground 31-story hotel, known as either Marriott on Cesar Chavez or Marriott Downtown, pulled demolition permits last fall and is slated to open in March 2020.

The 613-room Marriott on Cesar Chavez would actually be smaller than the nearby JW Marriott, with 60K SF of meeting space, an outdoor corner bar and a Marriott M Club Lounge. The hotel will have four levels of below-grade parking.

Crews will hold a ceremonial groundbreaking for the SXSW Center, located at 1400 Lavaca Street, next week. Once completed, the 145,000-square-foot building will also have a 13th floor penthouse and rooftop deck with views of the Texas State Capitol.

While SXSW will only occupy the top three floors, three floors will be leased to other companies. The first floor will house the lobby, retail and office space and five floors will be dedicated to parking.

More high-rise homes, offices and shops set to go vertical near The Domain in Austin

It is rumored that a highly known job hunting website will be leasing 300,000 SQ foot of the new tower. The deal hasn't been finalized yet, but also speculation is that they may lease the entire tower to themselves.

IMO it's too early to know. A lot of Austin's office projects are being pre-leased. But there's no info about that happening with this project, and I think a large tenant pre-leasing space is key to adding floors. The word on Twitter is Indeed has already or will soon lease the entire 670K sq. ft. of the Block 71 tower. We need something like that to happen with 600 Guad.

Any change in the number of floor count is still possible, as of now the total height of the tower is projected to be 847ft. I'm hoping it stays that way.

Speculation I suppose. But would be a great move for indeed to sign a lease for 70 Guadalupe. I'm hoping to hear something soon.

In Georgetown, 164 acres to become Italian-style village
