I heard from a few brokers before that Arbor Lanes sales is a bit slow.

But maybe things have changed a bit ?

hindi ba parang overpriced ang mga units d2 for undeveloped area na idedevelop plng? got an email from a broker na ang studio unit ng avida ay 3.2M at 4.5m for 1br. btw, yung mga may idea, sa ayala ba tlga d cla pumapayag ng dp for spread at 36 or 24 months? pansin ko kc 10%-10% cla or laging may spot downpayment.

im studying this project kasi plan ko mag-invest sana sa Brio Tower, when this one came napag-isip tuloy ako. hehe

Puwedeng walang spot downpayment na malaki. P50k or P100k lang na "reservation fee" to start can be accepted, tapos monthly amortization over 24, 36, or however many months you can swing with Ayala. At the end of that period, you get a bank loan for the balance of the price of the unit.

Based on my experience, it's really about how hot the project is and how you bargain with the developer. Brokers and agents will give you the standard company line, but if they can see you're serious about buying, better, customized terms can be sought from the developer.

If a project's sales are slow, you could almost bargain like in Divisoria. Make a counteroffer, walk away after they say no, then watch them pursue you just to close a sale. But be careful, there are salespeople who will tell you anything just to get your signature and initial cash. Later on they'll tell you there's been a misunderstanding and the scheme you thought you'd negotiated never was, and that withdrawing means you lose the money you'd given them to hold that well-chosen unit.

Seem the price have gone up till it is out of reach to the common OFW and not value or money for overseas investor. Bear in mind, noynoy has only a few years left in power since this project turnover is going to be after that right?

Dang! Say what? That's "Crazy Pricing" if you ask me! Don't know about you guys but at this price range, rather buy/invest in Fort Bonifacio then. Better bang for the buck! Better location too! But that's just me of course!

As far as this former FTI site which Ayala over-paid for, really just don't see any redeeming game changing factors/qualities this development has to offer prospective investors/buyers that would warrant such high unit prices that you can not already get to have in Fort Bonifacio at this point. And yet Fort Bonifacio still has a lot of upside to go! At the current Arca South asking price, would definitely rather buy/invest in Fort Bonifacio instead!
