Dubai Properties launches AED 6 billion Tijara Town

Dubai Properties today announced the launch of Tijara Town, an AED 6 billion freehold master development targeting small and medium enterprises.

The new development will span 188 hectares and will be located in Dubailand on Al Ain Road, close to Emirates Road.

Tijara Town will be the first project in Dubai to offer integrated office, showroom, warehouse, and apartments as one unit. It offers 51 customizable freehold mixed-used units of 7,700 square metres each that will help businesses improve efficiency through low operational costs.

Hashim Al Dabal, CEO, Dubai Properties said: 'The launch of Tijara Town signals a first for Dubai Properties as it not only offers an integrated business model, but also targets small to medium size enterprises. Tijara Town will be the ideal location for businesses looking to increase efficiency and reduce operations' costs in a turnaround time."

'With Dubai's growing status as a major international trading hub, there is an urgent need for developments that can offer integrated logistical solutions. Tijara Town will fill this gap in the market by offering a freehold project mix to enterprises such as service centres, car showrooms, furniture dealers and other businesses.'

Tijara Town will offer world-class facilities and infrastructure to enterprises located in the development. The Tijara Town Trade Centre will be a premier consumer and trade exhibition facility where producers and retailers can permanently showcase and promote products. It will have a state-of-the-art exhibition hall, auditorium, serviced executive office suites and meeting rooms, multi-purpose viewing galleries, VIP lounges, restaurants and cafÚs.

Tijara Town's two four-star hotels will cater to the needs of business visitors with serviced apartments, a 24-hour coffee shop and fine dining restaurants.

The residential sector will feature traditional low to medium-rise buildings, and the commercial sector will house showrooms, warehouses and offices. The development will be serviced by retail outlets, schools and parks, and other community centres.

Construction has already begun on Phase I of Tijara Town, and is expected to be completed by 2008.

Dubai Properties has been instrumental in conceiving unique communities with projects such as Culture Village, Business Bay, The Villa and Jumeirah Beach Residence. With the launch of Tijara Town it aims to expand its portfolio of projects that contribute to the growth of Dubai.

This one will be a gold mine for DP, I am sure. I gather they are turning away applicants who want to locate there, such is the demand.

Here you will have show-rooms, warehouses and reasonbly priced workers' accommodation all in one area - a massive saving on time, fuel and energy for the thousands of trips done daily between such locations elsewhere in Dubai.

Local developer Dubai Properties has approached contractors for the contract to build the first phase of its AED 6,000 million ($1,635 million) business park in Dubailand. Known as Tijara Town, the development will be built on a 1.8-square-kilometre plot. The local Al-Hashemi Planners, Architects & Engineers is the consultant (MEED 22:11:06).

Dubai Properties awards contracts for Tijara business park

Local developer Dubai Properties has awarded three contracts totalling more than AED6bn ($1.6bn) on its Tijara Town business park in Dubailand.

The local Ginco Contracting will build 70 low to mid-rise buildings. Profile RH, also local, will build 25 buildings and India's Sharpooji Pallonji will build 15 buildings.

The project will be built on a 1.8-square-kilometre plot in Dubailand on the Al-Ain road, close to Emirates road. The development will offer integrated office, showroom, warehouse, and residential space in one unit. In total there are 51 freehold mixed-use units of 7,700 square metres each.

The local Wade Adams Contracting is carrying out road and infrastructure work. The local PMDC is the project manager. Al-Hashemi Planners, Architects & Engineers, also local, is the consultant (MEED 26:10:07).

This project went on hold due to crisis, but from what i heard they will continue with a small part of it for now
