The Cay Building rose above Ellis Square in a blink. The finishing touches, however, have required a more measured pace.

The opening of the six-story office building is two months behind schedule due to construction delays tied to “design details,” including facade paneling and window issues within the building and streetscape details outside.

Yet the anchor tenant — the federal government — is scheduled to move in furniture beginning Aug. 15 and the U.S. Attorneys are scheduled to be in their new digs some time in September, according to the developer and the building’s leasing agent.

“The detailing took more time then we originally envisioned,” said John Holder of Holder Properties, the project’s developer. “It’ll be open later than expected, but it’s going to be a spectacular building. It’ll be worth the wait.”

Workers were busy at the site Friday morning, pouring concrete and laying paving bricks for the sidewalk, as well as installing the final few windows.

And the ground-floor retailers have already begun to build out their spaces. Veri Berri, a frozen yogurt shop, could be open as early as Labor Day weekend. Moe’s Southwest Grill is eyeing an early October opening date. The largest retail tenant, First Citizens Bank, will move its offices from York Street to the Cay Building “sometime in the fourth quarter,” according to a company spokeswoman.

The building is 94 percent leased, according to leasing agent Jay Andrews, with room for one more office tenant on the second floor. The first floor is retail while the top four floors will be occupied by the U.S. Attorneys.

Another federal government agency is “close” to taking a large portion of the second floor space. Cay Insurance and Palmer & Cay will also have offices on the floor. A 4,000-square-foot space remains.

“The building is going to be unbelievable,” Andrews said.

Construction began last May with a ceremonial groundbreaking, and the building’s superstructure was completed within the first few months. The original timeline was for the building to be open in the “early spring,” and officials said in March the U.S. Attorneys were scheduled to move in around June 1, 2013.

Savannah Getting Whole Foods

From the company’s second quarter financial report, released moments ago:

The Company opened three stores in the second quarter. In the third quarter, the Company has opened four stores and expects to open five additional stores, including one relocation. The Company currently has 324 stores totaling approximately 12.3 million square feet.

The Company recently signed eight new leases averaging 38,600 square feet in size in North Burnaby, B.C.; Alpharetta, GA; Savannah, GA; Maple Grove, MN; Albany, NY; Brooklyn, NY; Memphis, TN; and Toronto, Ontario. These stores currently are scheduled to open in fiscal year 2013 and beyond.

Savannah to Get World Trade Center

Economic developers are pursuing a World Trade Center designation they’re calling a tool for job creation in coastal Georgia.

The Savannah Economic Development Authority board of directors voted unanimously Sept. 14 to apply to become one of more than 330 licensed centers in 98 countries. Atlanta is the only other World Trade Center city in Georgia, though there are more than 50 across the U.S.

The non-profit World Trade Centers Association, based in New York, aims to foster cross-border business and trade by linking metropolitan areas around the world. The organization’s board is expected to put SEDA’s application to a vote by mid-October, said Steve Weathers, SEDA’s president and CEO.

Buckhead Developer plans Large Savannah Riverfront Hotel

North Point Hospitality Group Inc. is seeking approval to build a mixed-use development that includes a 470-room hotel, 42,000 square feet of retail/commercial space and a 500-car garage.

The project, dubbed “East River Street,” would be built at 600 East Bay Street, a site in downtown Savannah that fronts the Savannah River.

Israeli company to build plant near Savannah

The plant, a $70 million to $100 million investment, will be built in Richmond Hill in Bryan County, which is part of the greater Savannah metropolitan area. A timetable for construction was not immediately available.

According to the governor’s office, the company will receive state incentives, including help with training employees for the new plant.

Caesarstone Chief Executive Officer Yos Shiran said Bryan County was chosen for its skilled workforce and logistics infrastructure. The company will import raw materials and export finished products through the Savannah port.

The plant will be in Belfast Commerce Centre, a 904-acre area about 20 miles southwest of Savannah. The area is being developed for manufacturing, assembly, warehousing and distribution, and as an intermodal inland port or logistics center.

Heavy duty crane adds another dimension to GPA

The Port of Savannah is now home to the “Savannah Giant,” one of the most powerful barge-based cranes on the Eastern Seaboard. If you have occasion to cross the Talmadge Bridge, you may have seen the big crane working a ship at Ocean Terminal, its construction-yellow “stick” rising high above the docks.

With the ability to lift 500 tons, the crane is designed to move outsized and heavy cargo directly from ships at Ocean Terminal to rail or heavy haul trucks, according to Stacy Watson, Georgia Ports general manager of economic and industrial development.

The Savannah Giant was purchased through a $3 million OneGeorgia state grant administered by the Savannah Economic Development Authority as part of an agreement with Mitsubishi Power Systems, whose Savannah Machinery Works is located on the Pooler megasite.

When the company was looking for a place to build its new $350 million state-of-the-art turbine plant — the first outside of Japan — it indicated one of the first requirements would be a deepwater port and the ability to lift heavy components from ship to rail.

While Georgia Ports Authority’s Ocean Terminal fit the first part of that requirement, the second part required some creative maneuvering. Ocean Terminal already had cranes capable of lifting up to 175 tons, but Mitsubishi’s heaviest components weighed in at between 400 and 500 tons.

Watson, never one to back down from a challenge, brought in engineers to make sure the terminal docks could support that much weight, then solicited the help of railroad officials to make sure Mitsubishi’s largest components would fit in railcars and clear the terminal.

Broughton Street getting $ 72 million facelift

Carter’s Broughton portfolio consists of about 150,000 square feet of retail and restaurant spaces along Broughton Street between Jefferson and Drayton streets. The firm also plans to renovate many of the upper floors into approximately 100 apartments for students, young professionals and returning military. The loft-style apartments will be a mix of studios, one- and two-bedroom units.

Since the project was announced in Feb Carter has completed the purchase of 20 properties and announced that he is buying 15 additional properties due to retailer interest.

L’Occitane, J. Crew, Palm Avenue and The Ancient Olive have all signed leases and the developer has 8 more letters of intent. Carter is known to be pursuing retailers such as H&M, Vineyard Vines, Louis Vuitton, Coach, Lululemon and Sephora.

Broughton street already has a few national retailers such as Gap, Banana Republic, Urban Outfitters and Ann Taylor.

Opening in early 2015 and will contain 162 units.


Grand Bohemian
The 160-room Grand Bohemian will be housed in the historic power plant, along with a café, a restaurant and bar, a 3,500-seat ballroom, a 3,000-square-foot art gallery and other upscale retail.

River Street Master Plan for two hotels:


The fast-growing cruise ship business is bringing more tourists into Savannah. Two new hotels are being planned to help absorb the traffic. Hotels are being designed by Gunn Meyerhoff Shay for both ends of River Street, though we may only see architectural renderings through 2014.

Cotton Sail boutique hotel

$300 million West River Street Development Update

City council got a first look of a detailed model of the planned $300 million hotel/retail development on River Streets western end (the old power plant building and surroundings). The city has committed $14 million towards extension of the River walk to the project site. Work is expected to start in the Summer of 2015:
