Quick update on the new 5th Street Apartments before I go to Asheville for the holidays! It is definitely rising fast! Judging by the elevator shaft, its either going to be 4 or 5 floors high when completed:

Some fantastic news for the ongoing revitalization and growth of downtown Lynchburg. With downtown's population approaching 1,000 (up from 367 in 2010) and with over 8,000 people in center city Lynchburg, the area is desperately in need of a grocery store. Currently one has to drive 3.5 miles to reach Food Lion or 5 miles to reach Kroger from the CBD. This will hopefully fill a need for downtown residents (myself included):

It has been over six weeks since my last post here and there have been a few big updates on the Lynchburg development front.

The biggest news is that Centra Health is planning on opening a large 20,000 square foot new medical clinic and full pharmacy in downtown on 5th Street and Federal. The clinic will include two patient care pods, imaging services, a lab, office support space, community space and a retail pharmacy:

Also located at 5th and Federal is a new Family Dollar which is currently under construction. Work began earlier this month. Here is the current site on 5th Street:



5th Street continues to revitalize with several new businesses moving in. This is just a glimpse of the progress being made on what was once a distressed corridor not five years ago:





Here are a few other random updates around the city. Progress continues on the $6 million new apartment complex on 5th Street which will include 66 new market rate apartments:





21 new units were added to the downtown market this month with the completion of the renovation of the old Arlington building:







Some other big news is that the Lynchburg Regional Airport will be getting a new $3.3 million air traffic control tower:

Work is also progressing well on Greater Lynchburg Transit Company's new $23 million headquarters and maintenance facility on Bradley Drive. When completed it will house 120 GLTC employees and a new state of the art maintenance yard for the city's bus fleet:

Not strictly development related, but the new 2015 County/Independent City Census estimates came out this morning and Lynchburg is showing some strong population growth. According to the latest estimate, the city was the third fastest growing city over 40,000 people in Virginia from 2014 - 2015 growing by 1.51% (only behind Richmond and Charlottesville). Absolute growth was 1,185 for the one year period. Growth in NOVA and Hampton Roads cities has slowed since 2010 while the growth of college towns and cities has sped up. Danville continues its long decline in population:

Major project gets underway at Liberty University. The new $20 million+ indoor football practice facility will be roughly 900,000 square feet and will have a 70 foot ceiling:

Liberty University is in the midst of a major rebuilding project with the addition of a new student center, two 1,200 bed dorms, a new library, a new science hall, a new medical school, and new ice hockey stadium all valued at about $500 million. Here are some photos:

A couple of small updates on the downtown development front. I was walking along Main Street yesterday and noticed a new restaurant which will include two new apartments above beginning renovation. I made some inquiries and it looks like this will be a Lynchburg location for the popular Benny's pizza by the slice franchise which got started in Blacksburg, Virginia and now has locations in NC and SC including in Charlotte's NODA neighborhood:

Sod is being put down on Riverfront Park bringing to a close of two years of construction and a return of events and festivals to the James River waterfront. A recent News and Advance article detailed that the park is currently in the planning stages for Phase 2 which could include several new amenities and features such as a climbing wall and new paths:

It has been over a month since my last update and boy are things getting exciting around here! Several new restaurants and bars recently announced and in the works and the progress on the downtown loft apartments and Virginian hotel is well underway. Here are some updates:

New Restaurants and bars

Fifth and Federal Bourbon Barrel House and BBQ restaurant. Will feature a large outdoor eating and drinking space. Being built in an old garage:

It has been two long months since my last post and there are numerous updates. The revitalization of downtown Lynchburg continues to gain momentum with close to $100 million in projects underway (more than the previous five years combined). Currently 170 lofts and condos are in the works along with a new hotel with rooftop bar and lounge, Family Dollar, performing arts center, and seven new bars and restaurants. This city is definitely finally realizing its potential...

First let's start off with 51 11th Street Lofts located on the new Lower Bluffwalk. This is a new construction condo about to go up with construction starting later this month. It will consist of 22 for sale one and two bedroom units (my future home too!!):

Taking a look at the latest 2016 Lynchburg City Parcel Shapefile available for download, I was able to perform a selection in ArcGIS to take a look at the number, type, and geographic location of occupied residential unit construction in Lynchburg from April 2010 (Census Date) to end of July 2016.

It appears that the greatest share of construction has been either new dorm rooms for Liberty University or rental apartments and lofts. The majority of new apartment construction has been in the Lynchburg center city with nearly half in the CBD alone.

I estimated the change in population to be about 5,400 based on city average household size for unit types so the city is on track to nearly match its 2000 - 2010 growth of about 10,000 by 2020. Interestingly, something like 95% of all residential construction activity in the center city has been apartments with 5+ units.

New downtown Centra Health Clinic

Centra Health broke ground yesterday on a brand new $7.5 million Clinic in downtown Lynchburg at Fifth Street and Federal.

The new facility will be 20,000 square feet and will serve the center city community. The facility will be able to serve 6,000+ patients.

Completion is currently scheduled for December of 2017.
