The former Virginia School of the Arts Building will become apartments. The signature 1922 building located at 2244 Rivermont Avenue will be converted into 29 new apartments. The developer behind the project is also responsible for the creation of several new lofts in downtown Lynchburg through the adaptive reuse of historic mills and warehouses.

In other news, construction wrapped up this month on 144 new loft apartments in three separate projects and are now leasing (the most ever for a single month in downtown Lynchburg). Additionally, construction has now begun on the downtown Centra Health Clinic. Photo updates coming soon...

I attended the ribbon cutting ceremony and grand opening of downtown Lynchburg's latest apartment development Gish Flats. Totaling 66 units in a historic warehouse as well as a newly built infill apartment complex, it is the largest apartment development in downtown to date. It features a rooftop deck common area with some nice views. It is located at the intersection of Fifth and Court Streets Here are some photos of the new complex:

























Also last week was the ribbon cutting for Fifth and Federal Station bar and restaurant which will feature a selection of over 100 whiskeys and bourbons and will specialize in smoked BBQ:

Residential development is booming in downtown Lynchburg with 144 units in three developments coming online within just the past two months. Occupancy rates have been strong hovering around 94%. Newly built condos will be hitting the market next year:

Looking back as 2016 wraps up, I can honestly say this was the biggest year for growth and development in the five years I have been here. According to Census 2015 estimates, Lynchburg was the third fastest growing large city in Virginia (cities with at least 40,000 people) that year growing by 1.51% (+1,185 absolute growth).

In downtown, investment and new apartments coming online reached record highs with 168 new downtown loft apartments created in 2016 with an average occupancy rate of 94%.

Downtown public/private investment also reached record levels in 2016 totaling $92 million in projects and development (more than the previous four years combined) including four residential project completed and further a new downtown Centra Hospital branch clinic, restored Virginian Hilton Hotel, major downtown streetscaping and pedestrian improvements, and restored Academy Center of the Arts all getting started and currently under construction. Eight new dining establishments and bars were also created or started in 2016 downtown, a record high. Tourism hotel receipts also reached record high levels in the Lynchburg area, despite a downtown statewide in 2016.

Liberty University continues to grow rapidly adding on average 500 new students a year. Over $100 million in development is currently underway at Liberty University (check out all the projects and aerials of construction at LU here: http://www.liberty.edu/aboutliberty/?PID=27192)

2017 will prove to be another big year with 120 units already in the planning stages for downtown, a new hotel with rooftop bar and lounge, a restored performing arts theater, a new downtown grocery market, and more revitalization downtown. Exciting times in Lynchburg for sure!

It has been over three months since my last update all the way back in December, 2016 and felt like it was past due for an update on all the developments in Lynchburg.

Downtown and Liberty University continue to boom and with the release of the latest 2016 Census estimates, Lynchburg continues to be the fastest growing city in Southwest/West Central/Southside Virginia and one of the top 10 fastest growing cities in Virginia. The city grew to 80,212 in 2016, up from 75,568 in 2010 and 65,269 in 2000. Downtown continues to revitalize rapidly and there are currently just over 100 loft apartments and condos being constructed (168 were created last year). This will bring the number of new residential units either built or under construction to 567 (created mainly through the adaptive reuse of vacant historic buildings and mills) since 2012 with occupancy rates around 94%. Downtown is anticipated to top 1,100 residents by the end of this year compared to just 367 in 2010...

New production brewery coming to downtown Lynchburg

Lickinghole Creek Craft Brewery recently announced it will invest millions of dollars and create 28 jobs in a new production brewery in downtown Lynchburg. This will be the first production brewery in the downtown Lynchburg area.

Lynchburg 2017 Development Update

Well folks, it has been nearly four months since my last update so time for another BIG update on all the development occurring in Lynchburg this year (mainly focused in downtown). There are currently 125 residential units under development in downtown bringing the total to nearly 600 new residential units built or underway since 2012 in downtown, a 200% increase in the number of residential units in 2011 (there were 300 units in 2011). Occupancy rates remain strong at 95% so basically downtown has tripled in population in five years... New restaurants and bars are going in on every corner.

Beyond residential and commercial, the Academy Center of the Arts continues its massive $29 million restoration, a new Centra downtown hospital clinic is underway, a $25 million Hilton Curio hotel is underway and will feature a rooftop bar and lounge, and Amazement Square Children's Museum is undertaking an expansion that will double its size. Downtown Lynchburg development now exceeds $90 million, the most ever. Liberty University continues to expand with well over $100 million in projects.

The city's population continues to be the fastest growing (in absolute terms) outside of the urban crescent since 2010. Most of the downtown residential and commercial development has occurred in the river district and along the bluffwalk pedestrian zone and the city continues to enhance alternative modes with better sidewalk infrastructure, multiuse trails, and now even a free downtown bus circulator. The city is also currently undertaking a Downtown Master Plan Update which has had the most public feedback of any city planning effort to date.

Residential Projects

51 11th Street Condos: 21 units for sale. The 18 1-bedroom units were prefabricated off-site and hoisted into place over a five day period a couple of weeks ago. What a spectacle that was.













926 Commerce Street Lofts: 54 units (adaptive reuse with street level commercial)

The density on Jefferson Street is really increasing. A two block area will have a density of 50,000 per square mile when all 186 apartments are completed whereas four years ago nobody lived in this boundary:

Danville, VA Development Updates

Not only Lynchburg, but our neighbor to the south Danville has seen a substantial amount of revitalization and investment in their downtown area. Branded as the "Danville River District Reimagine That", downtown Danville has become a vibrant 24/7 live/work/play district with numerous new lofts, chic new restaurants, a new brewery, a new bike share program, and free Wi-Fi in the River District with much more planned on the horizon. The brewing scene has definitely picked up with two new breweries opening in Danville in the past three years. Most recently, Ballad Brewing opened up in June, 2017 in a 16,000 square foot warehouse space in downtown. A third brewery, Preservation Ale & Smokehouse, is currently underway in downtown with a 2018 opening date.

It is so wonderful to see these once declining tobacco cities in Southside Virginia like Danville get a breath of new life through the hard work and investment of both the city and private developers. Downtown Danville's turnaround has been amazing to witness over the past few years and I hope it is enough to rejuvenate the overall quality of life and people's desire to live in these areas in the long run!

New condos and businesses prompting parking concerns

A new condo development between the Lower Bluffwalk Pedestrian zone and Commerce Street currently under development now has plans to expand into the adjacent parking lot and would become additional condos, a restaurant, and rooftop bar.

However, with 95 units currently under development along the Bluffwalk, this would take away parking next to several bluffwalk business owners. The parking situation is definitely reaching a crisis point as downtown has boomed with a 200% increase in residents and business activity in the past five years without much in the way of new parking. I foresee a new parking deck in the near future with all the demand. The city did start a free downtown circulator bus (The Hopper) to alleviate some of the pressure and appears to be doing well.

$10 million hotel expansion planned for downtown Lynchburg in 2018

Looks like the Craddock Terry Hotel is planning a major expansion in downtown Lynchburg starting sometime in 2018 with completion in 2019. I am on the Downtown Lynchburg Association Board of Directors and know several key downtown developers and city/downtown officials and asked around, but it seems Craddock Terry is keeping a tight lid on this and I was not able to get any additional information or renderings. I will definitely provide updates as they come in.

Here are the details that we know so far from a recent article:

"Lynchburg’s Craddock Terry Hotel, for example, serves a complimentary continental breakfast in an old-fashioned, wooden shoeshine box, a tribute to the building’s original use as a Craddock-Terry Shoe Corp. factory.

Decorated with artifacts from the factory, the 44-room hotel was Creative Boutique Hotel’s first property. “It’s the first truly boutique hotel in Virginia,” Christner says.

Opened in 2007, the hotel has helped revitalize downtown Lynchburg. “It was a big risk, but that property is truly a good case study about what taking a risk can do for a community,” she says. The hotel now is undergoing a $10 million expansion, adding 56 rooms, a 3,000-square-foot rooftop bar and a biergarten. The expansion is scheduled for completion in 2019.

Cornerstone Hospitality also is developing The Virginian in Lynchburg and The Weyanoke in Farmville. Both are set to open next spring. In 2019, the company will open Sessions Hotel in Bristol, Va., the John Randolph in South Boston and the Hotel Danville in Danville."

Lynchburg College plans 91,500 square foot residence all and honors college

Not only Liberty, but all the colleges in Lynchburg are growing. Lynchburg College announced plans today to replace McWane Hall with a new honors college and residence hall. The new residence hall will include accommodation for up to 270 students and will be 91,500 square feet. Grocery store coming to downtown Lynchburg

A much needed co-op grocery store is coming to downtown Lynchburg next Summer after securing all the necessary funding to begin construction. This will help support the growing downtown residential community and fill the gap in the Lynchburg center city food desert.
