What do people think of the new VXV(Datacom, Fonterra, Bayleys) development in Wynyard Quarter? The "shared spaces" are so disappointing - complete rat runs. Courier vans racing towards you at > 30km/hr and cars behind you exiting the underground parking.

The road carriageway widens out at the intersections and that means the trees aren't planted across the full length of the street. The greyness of the road, footpath and the concrete edges of buildings completely dominate and the landscaping seems piddly. A lot of the native trees are already dead.

At street level - as is usual with the Viaduct area you are confronted with a hard grey concrete slab at eye level and to access the shops you have to climb a set of stairs. No landscaping between the footpath and the buildings edge. While walking on Halsey Street you get a wonderful gust of warm exhaust air in your face.

Quite surprised and disappointed that in 2017 we are still building the way we used to in the late 90's and early 2000's. That too in Wynyard Quarter. Sure, the architecture isn't "award winning" but the urban design is terrible.

I think its unfair to judge when there are still barriers up and the work is uncompleted. There are going to be a lot of people working in that block and there are already a few cafe's included so I wouldn't be surprised if it does see a fair bit of activation. I quite like the space between VVR and Fonterra. Works better than the "lanes" at Spark/NZME by comparison

The work is definitely completed. Fonterra, Bayleys and Datacom have all moved in and operating from the new premises. The "vibrancy" inducing workers in their thousands are already there. There are a few traffic cones on Daldy and Halsey Street but that's due to roadworks etc.
I'm sure all the shops will be leased eventually but the underlying urban design is flawed - the pedestrian on the footpath is separated from the 'ground floor' shops by one level of stairs and ramps. Instead of interesting shopfronts/people/landscaping what you get is a grey wall with a balustrade and you have to look up to see activity. This is evident in the photos above and no amount of people will change that. This is endemic right throughout the Viaduct and is being repeated in WQ. Even the flash council documents discourage this so it's surprising to see the trend continue.

The old Vodafone building is still vacant before AT moves in later in the year. NZ Bus is still operating their depot, the linear park is not yet complete, and the apartments in the area are yet to be finished.

I take your point regarding the split levels, which isn't great design. I think that there is still a lot of vibrancy to come to the area once it's fully built out though.

132 Halsey won't have a blank wall. The VR was developed for the Precinct Properties website and is mainly designed to show off what their buildings will look like (in particular, the soon to begin construction 10 Madden St) along with the laneways.
