Another lease-hold condo's?

Who actually buys/lease all these condo's like in Rajdamri?

I hope the One and Only will be free hold units.

By the way who owns the land for this project (Cappela) is it the Crown Property?

the land officers couldnt care less (as long as they get a little "somethin' somethin' )...& they would be irrelevant in 30 yrs times....

[[I have heard that that branch office of the Land Dept will just stamp 30 yrs lease on back of chanote (on day 1)....come back in day 3 or 4 (and they stamp another 30 yrs) and on day 6 or 7 come back again (and the officer stamps another 30 yrs)...]]...of course 1% lease reg fee applies each time...

but I believe that's very dangerous from lessee's point of view.....the troubles way in the future may come back and bite lessee because the land has been transferred to someone else (stranger company or even affiliate company) (and new owner challenges the short-cut made above because he want to tear everything down and make something new)...

the records will be obvious that a 90 year registered lease was made by short-cut (during days 1-7 way back in 2009)....I would NOT pay for a lease unit totally in advance in that scenario...

legal 90year lease would be fantastic. no need to bother with freehold condos assles. i believ in mixed use projects, it makes perfect sense for facilities, car park management and retails -

if its the Crown Bureau, it would be a straight 30 yr lease I think...(just like all thos Rajadamri leasehold condos and hotels)....

เท่าที่ผมเห็นล่าสุด มองจากภายนอกริมถนนเจริญกรุง พื้นที่ก่อสร้างยังดูเหมือนเดิมนะครับ ไม่ค่อยแตกต่างจากรูป panorama ที่ผมถ่ายมาครั้งที่แล้ว แต่ข้างในไม่แน่ใจว่ามีอะไรคืบหน้าไปบ้าง

"บี เตชะอุบล" ยืนยัน กลุ่ม "เตชะอุบล" ไม่มีแผนลงทุนใน GOLD ตามที่มีข่าวลือ ระบุปัจจุบันมีบริษัทที่ดูแลธุรกิจอสังหาริมทรัพย์อยู่แล้ว แต่ในอนาคตยังเปิดกว้างสำหรับการลงทุนทุกรูปแบบ โดยจะดูที่ความเหมาะสมและผลตอบแทนเป็นหลัก
นายบี เตชะอุบล ประธานเจ้าหน้าที่บริหาร บริษัทหลักทรัพย์ คันทรี่ กรุ๊ป จำกัด (มหาชน) (CGS) กล่าวถึงกรณีที่มีกระแสข่าวลือว่ากลุ่มเตชะอุบลได้เดินทางไปประเทศอังกฤษเพื่อเจรจากลุ่มพันธมิตรใหม่เข้ามาร่วมลงทุนใน บริษัท แผ่นดินทอง พร็อพเพอร์ตี้ ดีเวลลอปเม้นท์ จำกัด (มหาชน) (GOLD) โดยระบุการลงทุนดังกล่าวกลุ่มเตชะอุบลได้เสนอใส่เงินร่วมลงทุนหรือถือหุ้นไม่ต่ำกว่า 25% ว่าข่าวดังกล่าวไม่เป็นความจริง และปัจจุบันยังไม่มีการเข้าไปเจรจาหรือพูดคุยกันในเรื่องดังกล่าวแต่อย่างใด
"ที่มีข่าวว่ากลุ่มเตชะอุบล จะเข้าไปลงทุนใน GOLD ไม่เป็นความจริงและไม่มีนโยบายในเรื่องดังกล่าวด้วย โดยปัจจุบันเรามีบริษัทที่ดูแลธุรกิจอสังหาริมทรัพย์อยู่แล้วเป็น บริษัทโฮลลิ้ง ภายใต้ชื่อ "คันทรี่ กรุ๊ป" ซึ่งการลงทุนจะเป็นไปตามความเหมาะสมทั้งรูปแบบการลงทุน จังหวะและเวลา ถือเป็นการเปิดกว้าง เพราะไม่ได้ตั้งเป้าว่าจะเน้นการลงทุนในรูปแบบใด ซึ่งจะพิจารณาตามความเหมาะสมเป็นหลัก"
นายบี กล่าวต่อว่าในปี 2552 นี้ กลุ่มเตชะอุบลได้ตั้งงบลงทุนไว้รวมประมาณ 10,000 ล้านบาท ในโครงการก่อสร้างโรงแรมระดับ 6-7 ดาว จำนวน 2 แห่ง บนพื้นที่เดียวกันในย่านเจริญกรุง ซึ่งคาดว่าจะเริ่มดำเนินการสร้างได้ภายในสิ้นปีนี้

อาจจะเป็นเพราะสร้างริมน้ำ ตอนนี้ก็เลยดูดน้ำใต้ดินออก เอาทรายมาถม รอให้พื้นยุบตัว จะได้แน่นๆ แบบตอนทำสนามบินสุวรรณภูมิ
ก็เลยนึกถึงตอนสร้างพระปรางค์วัดอรุณฯว่าคนสมัยก่อนสร้างได้อย่างไรหนอที่ริมน้ำ องค์พระปรางค์ไม่เห็นมีทรุดลงเลยเชียว

Capella to Open Luxury Riverfront Hotel in Bangkok

West Paces Hotel Group Asia, developer of the Capella Hotels and Resorts brand, and Bangkok-based Country Group Company, Ltd., are to open a new property along the banks of the famous Chao Phraya River, in Bangkok. The new hotel, to be known as Capella Bangkok, is scheduled for completion in 4th quarter, 2013.

Capella Bangkok will be part of a new mixed-use development along the river that features two hotels and a residential tower. The Capella hotel tower consists of 100 rooms and a series of riverfront villas, all offering views of the Chao Phraya River.

All guestrooms and suites in the hotel tower will have sky gardens and spacious outdoor salas.

Capella Bangkok will also include two gourmet restaurants, an exquisite bar, a 900sqm Auriga spa, a ballroom opening out to magnificent views of the river and an inviting outdoor pool surrounded by lush tropical landscaping.

In addition, the development will feature 350 well-appointed Capella Residences housed in a 64-storey tower.

A Residence Club will also be available to all residents and it will include a Library, Club Lounge, and spacious meeting and function rooms.

Horst Schulze, President and CEO of Capella Hotels and Resorts, said, “Bangkok is one of the world’s great cities with a rich history and vibrant culture; we are honored to partner with Country Group to bring a new level of truly personalized service to Bangkok, and to do so in such a remarkable and rare riverfront setting.”

Hamiltons International will serve as the design architect for Capella Bangkok, while project management will be led by Page Kirkland (Thailand).
