The PR1MA (Program Perumahan 1Malaysia) project is Gadang's first job in Cyberjaya. It is learnt that the project is slated to start by year-end and will generate revenue of more than RM100 million annually for Gadang over a period of eight to nine years, sources said. The project will feature 2,500 apartment and condominium units, double-storey link houses and government quarters, and 50 shops and retail units. Prime Minister Datuk Seri Najib Razak witnessed the signing of a memorandum of understanding yesterday between Gadang and Cyberview Sdn Bhd. Gadang, which is controlled by Tan Sri Kok Onn, will develop the properties on a 43.7ha site owned by Cyberview using a special purpose vehicle (SPV) to be set up soon. While earnings are on a profit-sharing basis, it is not known how much the SPV stake will be divided between Gadang and Cyberview, a federal government company. Cyberview is the landowner while Cybercity is the manager of the 2,800ha Cyberjaya. A firm joint venture agreement is expected to be signed next month. Gadang and Cyberview are confident of the prospects for the project. Phase 1 of the project, with a gross development value of RM140.9 million and earmarked for launch early next year, will offer 325 apartment units and 125 double-storey link houses. The proposed selling price for the link houses ranges from RM500,000 to RM550,000 per unit. For the apartments, which will built-up space ranging from 850 square feet to 1,000 sq ft, they are priced at between RM220,000 and RM250,000 each. The project is targeted at the middle-income group earners in Cyberjaya.

Oleh ZUHRIN AZAM AHMAD PUTRAJAYA: Datuk Seri Najib Tun Razak melancarkan Program Perumahan Penjawat Awam 1Malaysia (PPA1M) dengan harga di antara RM150,000 dan RM300,000 di sini pada Khamis. Kira-kira 10,366 unit rumah dengan keluasan di antara 1,000 meter persegi dan 1,500 meter persegi itu akan dibina dalam beberapa fasa. Najib berkata, fasa pertama akan dibina di Presint 11 dan Presint 17 yang dijangka siap dalam tempoh 18 bulan. "Rumah tersebut bukan saja selesa tapi berkualiti baik. "Kakitangan awam perlu membayar RM2,000 sebagai deposit dan mula membuat bayaran sebaik saja berpindah masuk ke rumah itu," katanya pada majlis pelancaran program itu di sini, Khamis. |

PR1MA chief executive officer Datuk Abdul Mutalib Alias said Prasarana had agreed to build the units above the LRT in Glenmarie, Putra Heights and Jelatek, as well as their surrounding areas. “We started discussions with them late last year. It is good that they recognise the need for affordable housing on train lines so that we can help people to address problems related to the cost of living,” he told a media briefing on PR1MA Kuantan yesterday. Prime Minister Datuk Seri Najib Tun Razak will be launching PR1MA Kuantan at the Jelajah Janji Ditepati tour in Kuantan today. Abdul Mutalib said the project to provide affordable housing for middle-income earners would be done across three major areas in Kuantan Bandar Kuantan, Indera Mahkota and Paya Besar. The development would in-volve federal, state and private land, he added. “The demand for affordable housing by middle-income earners in Kuantan is among the top five areas of demand in Malaysia and on par with those in Kuching and Kota Kinabalu,” he said. Abdul Mutalib said the housing demand in the state had been rising steadily with the growth of the petrochemical industry in Gebeng, automotive industry in Pekan and the growing township of Kuantan. The project will comprise PR1MA homes, public parks, retail outlets, a shopping mall, offices and other public and communal amenities. It will be easily accessible via Jalan Gembang, Jalang Tanjung Lumpur and Jalan Pekan. PR1MA Kuantan will be a mix of double-storey and apartment homes. The starting price has yet to be confirmed but it is expected to be at least 20% lower than the prevailing market price in Kuantan. Interested buyers can register on the PR1MA website at www.pr1ma.my. Malaysians aged above 21, earning between RM2,500 and RM7,500 a month and do not own more than one home can apply for it.

Barisan candidate for Seberang Jaya state seat Datuk Mohammad Nasir Abdullah said the issue of affordable housing was very serious in Permatang Pauh and in Seberang Prai. “This is what I pledge to do should we win in Seberang Jaya, Penang and Putrajaya,” he told a press conference here yesterday. According to the latest survey by Henry Butcher Seberang Prai, a condominium in Seberang Jaya is now priced from RM300,000 onwards, about 10% more than a year ago. A double-storey terrace house in Seberang Jaya is now sold between RM350,000 and RM400,000, also about 10% more than a year ago. The property prices in Seberang Prai are expected to rise by another 10% this year. “The Pakatan Rakyat is concerned with drawing investments from foreigners for high-end homes in the island. It does not even have a blueprint to develop affordable housing for Penang,” he said. Besides high property prices, Mohammad Nasir said he also received regular complaints regarding uncollected garbage at high-rise buildings. “There are many high-rise residential buildings in Permatang Pauh which face rubbish collection problems due to poor enforcement by the Seberang Prai Municipal Council. “Should I win, we will tighten enforcement on rubbish collectors who have been given the contract in Permatang Pauh and in the state,” he said. Mohammad Nasir said he was confident of getting more than 50% of support from the 7,500 registered new voters in the constituency. He added that Seberang Jaya was a traditional Barisan stronghold and was confident that Barisan would win the seat this time. Last year, Prime Minister Datuk Seri Najib Tun Abdul Razak said the Government would launch 80,000 units of property under PR1MA for those earning between RM2,500 and RM7,500 a month. 4,000 PR1MA homes planned near LRT stops

The houses will be 20 per cent cheaper than the prevailing market prices for similar units in the respective areas, which range from RM100,000 to RM400,000. The first phase will kick off by year-end comprising 2,000 units of apartments to be built in Pandan Jaya, Pandan Indah and Taman Cempaka. It is expected to be completed within three years, PR1MA chief executive officer Datuk Abdul Mutalib Alias said at a press conference here yesterday. He said the apartment units, which measure between 750 sq ft and 1,200 sq ft, will be available in 1+1 bedroom studio-plus and 3+1 bedroom versions. Abdul Mutalib, however, declined to disclose the total gross development value of the project. He said PR1MA and Prasarana will build apartments atop and next to the LRT stations, giving residents the convenience of having direct access to the stations. “We realise that high prices of homes, cars and fuel are the major financial burden faced by middle-income earners living in urban areas, hence, this project was introduced to address this situation. “This concept may be new in Malaysia, but not in other countries. In Hong Kong, for instance, development of apartments linked to LRT and MRT (mass transit railway) stations is very common,” he said. Abdul Mutalib said PR1MA has received overwhelming response from the public for PR1MA homes, with more than 210,000 people having registered as at end-2012. “People in the Klang Valley topped the list of registered applicants, followed by Penang. We will continue our campaign to encourage more registration,” he said. Prasarana group managing director Datuk Shahril Mokhtar said the stake held by PR1MA and Prasarana will differ in each project, but assured that the partnership will benefit both parties equally. "We are still fine-tuning the joint-venture agreement. The share percentage will depend on each project. All I can say is that it will benefit both parties equally," Shahril said. PR1MA is a government initiative to promote greater home ownership, especially among middle income earners, by providing more affordable homes in major cities. Application for PR1MA homes is open to Malaysian citizens aged 21 years and above, who have individual or combined gross household income of between RM2,500 and RM7,500 a month. Preference would be given to those living or working in surrounding areas of the projects. Interested buyers can register at www.pr1ma.com.my
