It's been a bit of a slow week and a half on the development front here. However, one that I have had a little knowledge about for a while is now public. East Nashville apartments next to 5th and Main.

Also, billboards are coming down at the NW Mutual location. Those have to be out of the way before work can start in earnest on the two HCA buildings at the location. We should be seeing a site plane soon. I have heard it is going to be very dense and also the two HCA buildings will be 10 and 14 stories.

Several things of note.

The 18 story 1515 Demonbreun project seems to have started. Property is fenced off and equipment is on site.
The four story diner project at the corner of Demonbreun and 2nd seems also to have started.

A five story apartment building on Rolling Mill Hill. SWH is doing one there now. This one will have 1 floor of retail and four floors of apartments and will front Hermitage. I will post an rendering a little later on.

2 homes on Hayes in Midtown were demolished to make way for 7 upscale Townhomes. They will sell for $800,000.
Second crane base is in place for crane at Gulch Crossings.
I can't remember if this has been posted but the Eakin office building should start by mid year. Should be around 15 floors.

There is more coming for sure but I have been sworn to secrecy on several projects.
One should become public next week I hope.

The transformation of Demonbreun has been amazing. I cannot wait to see 1515 rise. Ron, do you know how tall the Westin will be and when we'll see a rendering?

I wish I knew. It is very hard to get or even find info on this James. I know PHofKS on Up found that there is a Weston scheduled to open in 2017. It is going to be 400 or plus rooms. A lot depends on how they do the parking and if there will be any retail with it. They can have underground parking or above ground with a pedestal. That can affect the height for sure. I think we will know something soon. Going to start digging hard on this one. They can go 30 stories without a variance at this location.

Ron N Tn - Great posts it is exciting to see all of the info and knowledge you bring. As a Realtor I am downtown/ in the surrounding areas of downtown so much and it is exciting to see all of the construction. Any news on 505 CST or Sheet Music?

No news I have heard of. Tony is really close to a start for the SoBro. The next office tower looks to be the Eakin tower at 12th & Demonbreun. Sheet music comes down to a tenant. As far as 505 goes, I think that is way down the road.

In other news, there is a 17 story mixed use tower proposed for 19th & Chet Atkins by Lennar.

The UMP site may be under contract for another hotel. Very surprising given the number that are already proposed.

909 flats on Rosa Parks has started.

Pine street flat gets LEED certified.

Old theater in Germantown to be home to as many as four restaurants.

Parking garage started at Sounds development.

Preliminary work started at the Embry site on the N side of the Sounds development.

Knoxville developer has bought more property in the N Gulch. This includes the Signs Now location.

Cooper Carry has been chosen to finalize the NW Mutual land site plan.

There is more coming. I am sitting on 2 big projects and another smaller development yet to be announced.

Thank you for such a detailed list of projects in Nashville. Nashville is certainly taking all the necessary steps to get to the next higher tier of cities! By 2020, Nashville will hardly be recognizable with all that is under-construction, approved & planned. Nashville's strong economy is definitely going to stymie the growth of Atlanta some, simply because of the benefit of cost & efficiency of Nashville. Once the tide has turned to Nashville's favor, it's hard to stop. Keep it up Nashville!

Unfortunately I've never been to Nashville. I regret that because I've heard wonderful things about the city.

Billionaire Richard Branson will be opening his third stateside Virgin Hotel in Nashville on Music Row. The 240-room luxury hotel will be is an increasingly hot Nashville neighborhood with a popular strip of bars & restaurants nearby and a couple of major projects under construction (including the 18-story 1515 Demonbreun) right across the roundabout.

While this is amazing news for Music City, it's bittersweet to many of Nashville's urban enthusiasts as an antebellum home was just demolished to make way for the hotel. No renderings have been released yet, but it sounds like this one may be a little further along than most of us anticipated. The hotel will include "multiple concept suites, food and beverage outlets, and fitting for Music City, a cutting edge recording studio."

Let's cross our fingers this one looks as cool as it sounds!
