The city with the most important contribution to the formation of the gross domestic product second only to Bucharest, it concentrates many important shopping and industrial centers. Its main advantage that led to its economic development is the proximity to the Capital. The development of the real estate market in Ploiesti is in full swing, and the boom of the retail and industrial segments will continue to generate the same trend for the office and residential space market.

Ploiesti city, one of the biggest cities of Romania and the capital of the Prahova county, is located 60 kilometers away from Bucharest, close to the Dealul Mare - Valea Calugareasca winegrowing region and has direct access to Valea Prahovei, the most important alpine tourism area in Romania. The current surface area of the city is almost 60 square kilometers.

Economic life of one of the most important Romanian cities
The city witnessed a strong industrial and commercial development once the oil deposits were discovered in the nearby regions and started being turned into cash. One thing to be noted about Ploiesti's economy is the flaws in its services and the dominance of large and very large companies to the detriment of medium-sized and small manufacturing companies. The oil business turned the city into a strong industrial center early on; this is where the first refinery in the world was built. Romania was a pioneer in the oil industry through Ploiesti. Because the city was the biggest oil producer in Europe, it got nicknamed "Black Gold Capital". Ploiesti is the most important city in terms of industrial production, second only to the Capital. The main fields are chemical industry, textile industry, and tobacco industry. As Ploiesti is located so close to Bucharest (having access to the National Road 1, Bucharest - Ploiesti-Brasov - Sibiu-Alba-Iulia - Cluj-Napoca- Oradea - Bors) and has production facilities and skilled labor, foreign investments in the area increased. Unilever, Interbrew Efes Brewery, Timken, Coca-Cola HBC, British American Tobacco and Lukoil are just a few foreign companies that have already opened a representative office in this city.

Real estate market of Ploiesti
The homes in Ploiesti were mostly built more than 15 years ago. Local authorities are now in talks with the authorities of the surrounding towns to create the Ploiesti Metropolitan Area. The projects to improve infrastructure include rehabilitation and expansion of the sewage network for 35 streets of the city (70% of the city is already serviced by the sewage network) and starting an environment protection project, which will be carried out over seven years (2007-2013). The development of the real estate market in Ploiesti is in full swing, and the boom of the retail and industrial segments will continue to generate the same trend for the office and residential space market.

Insufficient office space
Supply of office space is very low on the market of Ploiesti compared with the growing demand, driven by the dynamism of the city. This shows in the quality of the space offered, although demand for modern offices is high, there is no Class A building yet, and important projects are yet to become available. The slow pace of delivery of office buildings in Ploiesti has caused modern space to account for less than 20% of the total office space in the city, with most of it being actually renovated or converted buildings to be used for offices. Some of the offices are even located on the ground floor of apartment buildings or in renovated apartments and villas. Modern Class B buildings are concentrated in the prime central area of the city, between the Gheorghe Doja Blvd and Republicii Blvd. Even though attempts have been made to utilize the buildings in Ploiesti as best as possible, the occupancy rate of such space is approximately 90%. The first Class A office building in Ploiesti is scheduled for delivery next year and will put about 13,000 square meters on the market in the center of the city, at the intersection of the Republicii Blvd with Maiorescu Street.

Prices on residential segment have gone through the roof
Demand for homes maintained high last year compared with the existing supply, which led to an increase in prices by an average of 40% over the past year. The development of the residential segment in Ploiesti took off once the National Housing Authority started the 9 Mai complex for young people, which comprises 72 apartments. This will be complemented by the 33 U1 apartment building (32 apartments) on the Ion Maiorescu Street. The highest growth on the residential segment was registered in the north of the city, in the Albert area, where most new projects are concentrated. In the same area, a large project is in development in the Carino district, through a public-private partnership, which will put approximately 700 homes on the market upon completion.

Retail is Ploiesti's jewel
The Ploiesti market of retail space is very well developed, with the proximity to Bucharest and the National Road 1 turning the city into an attraction for international retailers. Almost every big name is already present in Ploiesti: Metro, Praktiker, Intermarche, Billa, Carrefour, and Bricostore, most of which are concentrated around the National Road 1 towards Bucharest. Ploiesti has had Piata Victoriei, a two-level shopping complex with over 4,500 square meters of space in operation since 2004, which uses a Primavara supermarket as its anchor. The segment of shopping complexes expanded last year with the opening of Grand Center Ploiesti. The mall was created by connecting two already existing centers, Omnia and Galeriile comerciale, through a walkway on the second floor. Winmarkt invested almost 9 million euros in arranging this mall, which became the biggest shopping complex on Valea Prahovei. Located in the center of the city Grand Center has a 9 level parking lot, with more than 400 parking spots, and a lettable area of 25,000 square meters. Other significant entries on the retail market of Ploiesti last year were Kaufland (at the intersection of Soseaua Vestului and Gh. Gr Cantacuzino Street) and Selgros (West of the city at the exit to Targoviste).

Industrial is the economic foundation of the city
Being the city with the biggest contribution to the formation of the gross domestic product after Bucharest, Ploiesti is one of the highlights of the country in terms of logistic space developers, as well as for those that invest in production facilities. The industrial operations of the city are many and varied (petroleum, machinery construction, construction materials, chemical industry etc.), with the city being surrounded by industrial zones. The Beltway, which surrounds city entirely, and the easy access to the National Road 1 are the major advantages of Ploiesti. The supply of modern logistic space in Ploiesti is rich (about 150,000 square meters), in addition to an impressive stock of industrial space. Out of these, Ploiesti Industrial Park is the second largest industrial park in Romania, takes up 137 hectares and has contributed a great deal to the economic rebound of the city in its four years in operation. One of the most important clients of the park is Kaufland, which built an impressive logistic center here that takes up 100,000 square meters. The managers of the park are considering developing new projects inside it, such as a residential area that will take up 7.5 hectares and will contain a mix of public housing and luxury housing, a 3 star minihotel that can accommodate 70 people and will be located on the National Road 72, a business center and an exhibition center, Expo Prahova, which is intended to be the biggest and most modern of the region. Another industrial complex, though smaller, is the Dibo Industrial Park, located along Ploiesti's Beltway, close to the Negoiesti and Brazi communes. This park takes up 9 hectares and is a Belgian investment worth approximately 15 million euros. Its core business is to rent industrial facilities and approximately 1,200 square meters of office space.

Amplasare şi acces


Tiago Ploieşti este situat în partea de nord a oraşului, exact în prelungirea străzii Republicii în Drumul Naţional 1.

Cu maşina

Foarte uşor accesibil cu maşina:

* De pe Valea Prahovei (N), locaţia are acces chiar dinspre direcţia de condus. Din centrul oraşului (S) trebuie întotdeauna să întorci înspre Tiago Ploieşti după trecerea de Carrefour şi virarea spre careul plasat pe DN 1.

Cu autobuzul

Autobuzul Nr.1: de la intrarea sudică în oraş, tot drumul înspre nord către Metro, trecând prin principala arteră şi acoperind, astfel, o parte importantă a populaţiei Ploieştiului.

AFI Europe dărâmă Flacăra din Ploieşti şi construieşte de 100 milioane euro

AFI Europe a achiziţionat, cu 15 milioane de euro, terenul pe care este amplasată fabrica Flacăra din Ploieşti. Compania are ca ţintă un proiect imobiliar în care va investi 100 de milioane de euro. "Unitatea, amplasată în centrul oraşului, va fi relocată. În urmă cu două săptămâni am încheiat contractul de achiziţie a terenului. Intenţionăm să construim un centru comercial, o clădire înaltă de birouri şi, de asemenea, locuinţe'', a declarat Reuven Havar, country managerul pentru România al AFI Europe, citat de Mediafax.
Lucrările de construcţie vor demara la sfârşitul anului viitor sau începutul anului 2009.
800 de apartamente de lux
AFI Europe a preluat câteva terenuri cu 200 de milioane de euro. Compania vrea să construiască 800 de apartamente de lux pe terenul fabricii Inox din Bucureşti, în proprietatea căruia a intrat în acest an. "Am definitivat proiectul pentru acest ansamblu, la care vom începe construcţia la sfârşitul anului viitor. Vom aloca pentru dezvoltarea proiectului, care va avea o suprafaţă construită de 70.000 de metri pătraţi, circa 80 de milioane de euro", a arătat Havar. Locuinţele vor fi construite în şase blocuri de 15-16 etaje şi vor avea preţuri pornind de la 2.000 de euro pe metru pătrat.
AFI Europe a cumpărat şi terenul fabricii Laromet, pentru a ridica un complex format din 3.000 de locuinţe şi un centru comercial de tip mall. Investiţia este estimată la 500 de milioane de euro. Primul proiect al companiei în România este centrul comercial Cotroceni Park, cu o suprafaţă închiriabilă de 76.000 de metri pătraţi, pentru care dezvoltatorul israelian a anunţat că va investi peste 300 de milioane de euro.
Totodată, AFI Europe va aloca 50 de milioane de euro pentru construcţia unui mall la Arad.
AFI Europe, divizie a grupului imobiliar israelian Africa Israel Investments, deţine proprietăţi rezidenţiale, mall-uri şi hoteluri în România, Cehia, Serbia şi Bulgaria.
Grupul israelian Africa Israel desfăşoară operaţiuni în domeniile imobiliar, infrastructură, energetic, hotelier şi modă.

Westhill Mall, Ploiesti

Ploiesti is located approximately 60km north of the Romanian capital, Bucharest in southern Romania and is the administrative city for the County of Prahova.

The city has seen a considerable amount of inward investment from foreign companies including Yazaki, Unilever, Cameron, Lukoil, Petrom and BASF. The centre is located in the NW of the city at the junction of two major roads, the DN1 and DN1B. The DN1, which is part of the European Corridor 1, links to Bucharest and Brasov, whilst the DN1B links Buzau and East and North East Romania.

The area currently comprises a number of retail anchors including Carrefour, BricoStore, Praktiker, Metro and Baumax which is to be further enhanced with the development of new residential schemes such as Irish Town, Carino and Flora.

Evocasa Orizont brings 1000 apartments and villas to northern Ploiesti


The city of Ploiesti is historically known due to its oil industry. Although very far from the glamour of Texas oil companies, most of the extraction and refining used to take place in this area. Nowadays, things have slightly changed – the oil companies took a back seat (although business is still blooming for them) and a new wave of international companies settled at the outskirts of Ploiesti, from Coca Cola to British American Tobacco; recently InBev opened a production facility in Ploiesti (you might have not heard of the name, but surely had the pleasure of one of their products - Stella Artois). Why the interest? Because Ploiesti is well located – slightly cheaper prices than Bucharest, easier access for cargo trucks, and you can get to both the capital (55 km) and the mountain resorts (Sinaia is about 65 km away) within one hour. And, although the Otopeni/Henry Coanda airport is 45 kilometres away, due to the traffic, you might get there quicker than somebody leaving the capital. To summarise, Ploiesti is likely to become for Bucharest what Reading became for London over the past couple of decades.

After the increased interest for large commercial companies, the developers now follow suit with residential projects. One of these is Evocasa Orizont (as you might have guessed, ‘orizont’ is Romanian for ‘horizon’), currently being built on the outskirts of Ploiesti; don’t be put off by ‘outskirts’ – the city is rather small (22 square miles, with a population of 230 thousands. The project is relatively large, at least when compared to the size of the city: 120000 sqm and 1000 apartments and villas, priced at 120 million euros.

Prices are slightly on the high side too; the cheapest (studio) flat costs 84000 €, and that’s without the VAT. However, prices of larger apartments and houses are not going too far – a three-bedroom flat costs 150000€ + VAT, and the prices of villas start from 190000€ + VAT. Unfortunately, the website of the project is rather cagey about the actual details of each unit, which is why the only publicly available figures are from the media articles presenting the project.

When will Ploiesti Evocasa Orizont be ready? You might have to wait just a bit for that. The project was officially launched only a few days ago and will be completed in four years time. However, the first 118 flats and 35 villas will be sold through Coldwell Banker Meridian in two years time.

A booming area with a great perspective After 1989, Ploiesti experienced rapid economic growth due to major investments from foreign companies, including Lukoil, Unilever, Coca-Cola, Interbrew and British American Tobacco. Ploiesti, the capital city of Prahova County, is located 56 kilometers (35 miles) north of Bucharest and has a total of 232,452 inhabitants (according to the 2002 census), being the ninth-largest city in Romania. Sonae Sierra will develop two new shopping and leisure centres in Romania



Sonae Sierra has just acquired two sites in the Romanian cities of Ploiesti and Craiova, where it will develop two new shopping and leisure centres, the first the company will develop in Romania, for a total investment of more than €293 million. Ploiesti, an excellent location Built on a 16 hectares site, in the southern limit of the city of Ploiesti, the ninth most populated in Romania, 60 kilometres north of Bucharest, the future centre has a privileged location with more than 270,000 inhabitants in a 15 minute catchment area, and will benefit from excellent access, namely through the new highway connecting Bucharest to Ploiesti, currently under construction.

This innovative shopping and leisure centre will have a Gross Lettable Area (GLA) of 64,070 m2 and a parking lot for 3,200 vehicles, for a total investment of about €153.6 million, and will integrate a 100 hectares area which will be urbanized throughout the next six years, and will include housing, office and service buildings, schools, sports facilities, public gardens, among other equipments.

The development plan for this new Sonae Sierra venture projects the beginning of the construction work in 2008, and the inauguration in 2010. Craiova, a central project In Craiova, Romania's sixth largest city, located 240 kilometres west of Bucharest, the new shopping and leisure centre will have a Gross Lettable Area (GLA) of 55.537 m2, a parking lot for 1833 vehicles, and will represent an investment of €139,4 million.

To develop this project, Sonae Sierra has acquired a 6 hectare site with an excellent location, five minutes away by car from the city centre, with 300,000 inhabitants in a 30 minute catchment area. The construction of the shopping centre is already under way, and the inauguration will take place in the Fall of 2009. For this project, Sonae Sierra had attorneys Nestor Nestor Diculescu Kingston Petersen (NNDKP) and Eurisko Real Estate consultants.

Sonae Sierra reinforces this way its presence in the Romanian market, where it arrived last May with the acquisition of River Plaza Mall, a shopping centre with 12,358 m2 of GLA, located in the city of Ramnicu Valcea, in the south-western region of the country, which had been inaugurated in November 2006.

Mall-ul va fi construit pentru compania Sonae Sierra, specializata in dezvoltarea de astfel de centre comerciale.

Compania portugheză Plusvag Investimentos va investi peste 250 de milioane de euro într-un proiect care va cuprinde peste 3.000 de locuinţe şi un mall, pe un teren de 102 de hectare din localitatea Tătărani de lângă Ploieşti, a declarat agenţiei Mediafax Florin Anghel, preşedintele CJ Prahova.
"Consiliul Judeţean avea două loturi de teren în Tătărani, unul de 102 hectare şi celalalt de 113 hectare, pe care erau nişte sere dezafectate, administrate de o societate plină de datorii. Am făcut schimb de terenuri între societatea respectivă, deţinută de Consiliul Judeţean, şi AVAS, şi din lotul de 113 hectare am izolat 24 de hectare, pe care le-am vândut ca să plătim datoriile societăţii", spune Anghel.
Pentru primul lot, de 102 hectare, Consiliul Judeţean a elaborat un PUZ (Plan Urbanistic Zonal), care includea locuinţe şi spaţii comerciale.
"Am făcut o licitaţie, în urma căreia a fost desemnată drept câştigătoare compania portugheză Plusvag Investimentos, cu care am făcut un parteneriat public-privat. Lor le revin 70 de hectare din acest teren, pe care vor construi 3.000 de locuinţe şi un mall cu o suprafaţă totală de 96.000 de metri pătraţi, iar nouă ne revine restul de 32 de hectare, care vor reprezenta spaţiile verzi, drumurile şi câteva imobile pe care sunt obligaţi prin contract să le construiască: o şcoală, o grădiniţă şi o biserică. Investiţia în întregul proiect va fi făcută în totalitate de către portughezi", a adăugat Anghel.
El a precizat că firma portugheză, care va începe lucrările de construcţie în acest an, a mai trebuit să plătească către Consiliul Judeţean suma de opt milioane de euro.
În plus, conform contractului, autorităţii locale urmează să-i revină 10% din tot ce va construi şi vinde firma portugheză în cadrul acestui proiect.
"Valoarea totală a proiectului va depăşi 250 de milioane de euro. Oricum, noi am semnat să ne revină 10% din total, dar nu mai puţin de 25 de milioane de euro", a mai spus preşedintele Consiliului Judeţean Prahova.
Potrivit lui Anghel, apartamentele vor fi vândute, iar mall-ul va fi construit pentru compania Sonae Sierra, specializată în dezvoltarea de astfel de centre comerciale.
Sonae Sierra, cu acţionariat britanic şi portughez, în proporţii egale, a intrat pe piaţa românească a centrelor comerciale prin achiziţia mall-ului River Plaza din Râmnicu Vâlcea, pentru 42 de milioane de euro.
Pe site-ul companiei sunt anunţate deja următoarele două proiecte din România, la Craiova şi Ploieşti, care vor însuma investiţii de 293 de milioane de euro.
Centrul comercial din Ploieşti va fi construit pe un teren de 16 hectare, va avea o suprafaţă totală închiriabilă de 64.000 de metri pătraţi şi va necesita o investiţie de 153,6 milioane de euro. Construcţia va începe în acest an şi se va
încheia în 2010.

alte proiecte - Primavara

Din cate stiu mai sunt si alte proiecte in derulare. Irish Town (www.irishtown.ro) a terminat un ansamblu rezidential de vile la iesirea dinspre Nord in zona Spitalului Judetean si a inceput un alt ansamblu in aceeasi zona.

De asemenea, mai exista un alt ansamblu, Primavara se cheama, aflat intre Roua si Irish. Nu stiu mai multe detalii dar daca cineva are mai multe date il rog sa le adauge pe un post.
